Member since May 2022. Mixed feelings about the experience so far.
Loan Projects (Prestamo) - I'm very happy with all of them so far. Invested in 17, with rates around 10%. Some already fully paid off and none is with missed payments at the moment (1 asked for an extension of 6 months, but should be ok).
Sales Profit (Plusvalia) - Very unhappy with all of them. Invested in 6. None has been closed so far, although the initial deadline has passed for all of them (2 already returned most of the investment, so those are good). 1 had a target completion date of January 2024 and another of May 2024. Both are still under construction.
Seems the construction companies for this kind of investment get your money and then they finish it whenever they want to. (Maybe they are the same that are building the AVE for the Corredor Mediterraneo...)
All projects have an update by Urbanitae every month, which is good. The only issue is they put the update date as the 1st of each month, but they publish the update about 20 days later, so the updates are never really up to date.

Capital Gain Projects (Plusvalía / Equity): We completely understand your frustration regarding the Equity projects that have passed their initial completion deadlines. Capital investment is inherently linked to real estate development, which is more susceptible to external variables (licensing, supply chains, market conditions).
While we are glad that a large part of the investment has already been returned in two of those projects, we recognize that the delays in the others are deeply frustrating. We take your criticism seriously and are working intensely to improve the selection of developers and enforce stricter contractual clauses to minimize these delays moving forward. Our priority remains ensuring quality and returns, even if it requires careful extensions.
Communication and Updates: Thank you for pointing out the issue with monthly updates. The delay between the date shown on the platform (the 1st of the month) and the actual publication date is a user interface error we are working to fix, ensuring that the date you see corresponds to the publication date, so the information you receive is always as current as possible.

Good experience, let´s see if the projects don't delay ... As already mentioned, one weak point is that it is now almost impossible to be able to invest due to the high demand. While at the same time there are other good investment sites around with difficulty to reach the funding targets (check Fintown.eu, for example).

Efectivamente, tenemos una demanda de inversión muy alta y puede ocasionar en algunos proyectos que la experiencia de inversión no sea la mejor. Estamos trabajando en ellos de forma constante.
Dicho eso, no es imposible invertir, ya cada proyecto tiene cientos o miles de inversores que si pudieron invertir. Y por otro lado, puede parecer que tenemos pocas inversiones disponibles por la alta demanda que tenemos, pero somos la plataforma que más producto sacamos con mucha diferencia.

I like the portal. It is very good. As i am an english user, should have an english website as well since this product really appeals to expats.
A few suggestions:
1. Having a mix of options e.g. commercial to sell, commercial to rent, personal to sell and personal to rent will give people a good mix of investment and return opportunities.
2. The current time required to transfer amount in the investment account is too long. Can it be shortened?
3. What are the tools a normal investor can utilize to assess the investment? Not everyone is well versed in the accounting principals. I had to manually go and checkout out the location. But that's not always possible to understand how the area is. Some tools and tips to evaluate the real estate would be nice.
You guys are doing a fantastic job and i am very happy to continue collaborating with you.
