    It's great to see one of our buildings featured alongside other iconic structures. For Wave One, we brought a strong understanding of both Indian and international design codes, coupled with a highly collaborative design process involving the contractor and local and international consultants. Together, we developed a structural system that met the project's performance requirements while remaining economical and practical to build within the realities of India's construction industry.

    Alia 888 Ala Moana is taking shape beautifully and is on track for completion in Spring 2027. Beyond its striking design, the project is setting a new standard for sustainability as home to Hawaii's first on-site gray water collection and treatment system in a residential building.     #ThrowbackThursday Constructed in two phases, The Ritz-Carlton Residences Waikiki is a 900,000 SF development featuring two complementary 38 story luxury residential towers rising above an eight-story podium that integrates parking, multiple swimming pools, a café, and an elevated sky lobby. The project presented a unique set of challenges, including strict height limits, easements, an existing large wastewater pump station, and required truck maneuvering areas beneath the structure. To accommodate these constraints, the design incorporated long structural spans with maximized clear heights, over 100 offset foundations and columns, and 28 transfer girders to shift tower loads onto a separate podium column grid. Two major transfer trusses—each spanning over 100 feet—were also required: one at Level 3 in the first tower and another at Level 27 in the second. Additionally, 7-inch post-tensioned slabs throughout the parking and tower levels helped maximize the total number of floors while staying within Waikiki’s 350-foot height limit.
