Don’t boom with HOLT. Bad service.

During our 28-night stay in San Miguel Allende, the property suffered from persistent, compounding failures of essential utilities and major appliances that failed to meet baseline livability standards. The water heater failed completely, leaving us without hot water for days, and the replacement unit only provided hot water for six minutes before running cold. The bedroom air conditioning unit routinely blew hot air and shut off completely after 1:00 AM, making the room too hot to sleep in, while the microwave functioned only intermittently throughout the month. The drinking water pump broke, leaving our primary potable water supply non-functional for three days. We reported all these things and while host responded most of the times, the solutions provided did not fix the problems.

Laundry was another major issue, as the dryer completely failed to dry clothes across multiple cycles. The host attempted to provide an outdoor drying rack, but the gated community's management banned its use, forcing us to rely on an outside laundry service that left us without clothing for several days due to delayed and inconsistent turnarounds. Despite frequent visits from a maintenance technician who eventually admitted the appliances were unrepairable and required full replacement, the host failed to resolve these issues during our stay, leaving us to manage a highly deficient property while caring for three small children.

We tried to work with the property management company to figure out a fair solution, but they failed to acknowledge that their property was deficient or offer any kind of compensation, so we were forced to work with booking.com to resolve. This is one of the most expensive properties with its specs in the area and it's marketed as a luxury stay but it is the worst stay we've had after being in many properties in Mexico. Right now we are in the same city at a property that costs half of this one and it is much more comfortable and all appliances work great.

Don't book with Holt.

I'm very impressed

I'm very impressed. I have had so many issues as a tenant but lately they are going above and beyond and taking care of the tenant needs. Manillo and Stuart have been awesome in taking care of maintenance needs. I'm blown away but appreciate it guys!.

Nothing but threats

Nothing but threats and a confrontational manner when dealing with Louise Holt.
Would not recommend for personal or corporate travel if that’s the way she behaves.

I will not be using this vacation…

I will not be using this vacation rental service again. The quality of the accommodation, combined with their exceptionally poor customer service and lack of hospitality, falls far below acceptable standards.

I have never encountered such unprofessional behavior, particularly during my phone conversation with the owner of the business who is very rude, entitled, no costumer care at all, and also treating other people bad which was extremely disappointing.

Based on this experience, I cannot recommend this service to others.

Do not trust this company

The existing reviews already suggest a concerning pattern in how this company treats its customers, and my experience has unfortunately confirmed those concerns.

I spent several hours attempting to resolve my issue with a manager, only to have the call abruptly terminated without resolution. I was subsequently directed to the FOUNDER OF HOLT ( which I think it's very easy to Google him) whose conduct was deeply disappointing. His demeanor was dismissive, unprofessional, and indicative of a lack of respect for customers.

This experience has entirely eroded my confidence in the company. I would strongly advise others to reconsider before engaging with their services.

Holt’s rental Villa Noria an excellent choice

The Villa in Oaxaca is an easy flat 30 min walk to the center of town and local features of a close and excellent large grocery , a quiet neighborhood that facilitates sleeping at night and some real local neighborhood delights like Sabor Antigua Restaurant were a nice balance between downtown gentrification and a more authentic local Mexican experience. The physical plant is lovely and well represented in the online representations. Holt support is excellent ( truly 5 star ) , they are responsible & helpful and the cleaning and welcome staff are terrific. It would be hard to imagine a nicer or more cost effective way to have a large group experience the joys of Oaxaca.

Great stay and support at the Holt

Great stay and support at the Holt! They went out of the way to deliver extra espresso pods to us for the Nespresso coffee machine and our request for a late check out. The bed is large and comfortable. Malt Bunny is a cute and well stocked beer bar with quality foods downstairs and best of all, in busy and loud San Miguel, it sits on a quiet and charming street. Highly recommended!

Great place, great location

Stunning place

Holt - hotel de Mi independencia Oaxaca

The positive:
The hotel is very clean and has a beautiful, modern design. We stayed in a renovated room with a spacious and comfortable bathroom. The Wi-Fi worked well throughout our stay. The highlight was Elizabeth, who was incredibly kind, helpful, and attentive—she truly saved the experience.

The negative:
Unfortunately, we had a very unpleasant experience even before arriving. We were told that our payment hadn’t gone through, even though we checked with our bank and everything was fine. We attempted to pay through their online link, but their platform wasn’t working properly—it allowed us to input card information, but there was no “submit” button to complete the payment.

Upon arrival, we discovered there was no physical front desk—everything had to be done online or over the phone, which was extremely inefficient. We received a rather hostile message stating that if we didn’t pay immediately, our reservation would be canceled. We were more than willing to pay in person, but they didn’t accept cash and didn’t have a card terminal, which is unacceptable for a place that advertises itself as a hotel, not an Airbnb.

While already at the hotel, speaking on the phone with Fernanda, we tried to input our payment information 3 or 4 more times using their “Pago Fácil” link, and it still didn’t work. They offered no alternatives, and simply repeated the same instructions without acknowledging the fault in their system.

Frustrated and tired, my husband decided we should cancel the reservation and find a hotel where we could pay without all these complications. As we walked down the street looking for another place and a taxi, we suddenly received a text message saying the charge had miraculously gone through. Around that time, Elizabeth came running to catch up with us and kindly helped with our bags. We are very grateful for her professionalism and warmth.

My husband still felt disrespected by the way we were treated, so he spoke with Fernando from their phone support team to explain how upset he was. We were told they would do something to make it up to us—but we never heard from them again.

Conclusion:
We will never stay with HOLT again. The experience was entirely unprofessional and unethical. We travel frequently—at least 4 times a month—and have never had issues booking through Expedia. This made us feel like we didn’t know how to use a platform, when the problem was clearly theirs.

There are plenty of better hotels in the area, with better locations, better prices, and most importantly, a real front desk with real people ready to assist you in person.

Very supportive and welcoming experience throughout

This was my first time booking with HOLT

The property, I stayed at, in Bucherest, is managed securely, and efficiently by them and the staff made my stay very welcoming and I felt safe and assured as they kept in touch regularly, ensuring that I knew all the house rules.

Would definitely recommend properties they manage.

Great location BUT...

The location is perfect and the room is just awesome and specious BUT... We were staying in the hotel for six days and after our room was not cleaned for three days have called the reception. At this moment we were told that our booking doesn't include cleaning and that out of curtesy and since we are staying for six days they agree to exchange the towels.
Never heard that the 4 star hotel needs a special arrangement to clean the room after three days! And well, when they exchanged the towels the old ones were even not picked up, just the clean towels pilled up on a chair.
Very unpleasant for a whole six days stay, Not worth the 4 stars rating.

Dishonest people and thieves that don't…

Dishonest people and thieves that don't care if they take money from a customer that was deceived by their misleading marketing as 5 stars hotel on google maps that shows what they input at google business.
Requested a refund 2 months earlier of the reservation date, and these people, that are not in Romania, denied refund. They're are happy to withholding the money from customer.
They've nothing to do with 5 stars hotel. It's just apartments with nobody there, and no services at all.
I regret having to deal with these crooks.

This apartment was absolutely…

This apartment was absolutely incredible. It was spotlessly clean, beautifully designed, and incredibly spacious, offering a true sense of luxury. Every detail was thoughtfully considered, making it one of the best places I’ve ever stayed. The atmosphere was both elegant and comfortable, perfect for a relaxing getaway. I wouldn’t hesitate to stay here again and highly recommend it to anyone looking for a top-tier experience.

How I got scammed by HOLT Europe

I don’t usually write reviews, but my experience with Holt Europe/Oaxaca left me no choice. I booked an apartment in Bucharest for three weeks through Airbnb. Due to a change in my schedule, I wanted to cancel within 24 hours of booking, even though I knew their refund policy stated I wasn’t eligible for a refund.

I reached out to them hoping for a reasonable solution, and they initially told me they’d be open to refunding for any dates they managed to rebook after I canceled. They even offered a partial refund of €500. However, just 7 hours after I agreed to the offer, they withdrew it, citing Airbnb's strict policy, which made no sense given their earlier messages.

After canceling, I kept an eye on the booking calendar, and the apartment was rented for many of the dates I originally booked. Despite this, they refused to provide any refund, saying refunds were entirely at their discretion.

I followed up multiple times and was promised that management was “reviewing the case.” It’s now been weeks, and I still haven’t received a refund or a clear resolution. This experience has been incredibly frustrating, and I’m shocked that such behavior can go unchecked on Airbnb.

Luxurious apartment in a nice area

Apartment was clean and well stocked with towels, toilet paper and paper towels. They also provided laundry detergent/soap/dishwasher capsules as well.

Bonus was the supply of condiments (salt/pepper/oil/sugar) and nescafe espresso capsules to get us started.

All the appliances etc worked well. Air conditioners in every room except the kitchen. TV in every room.

Location was excellent for walking down Victoria Street. Street parking was free in the laneway where the apartment was located.

We would highly recommend staying here for families visiting Bucharest.
