part 4 ( fire and life safety )
- By Ramaswamy
Scope of application :
This Code (Part 4) covers the requirements for fire prevention, life
safety in relation to fire and fire protection of buildings. This Code
(Part 4) specifies occupancy-wise classification, constructional
aspects, requirements and protection features that are necessary
to minimize danger to life and property from fire.
The provisions of this Part are
applicable to
• All high rise buildings
• Special buildings, those are,
1) hotel, educational, institutional, business, mercantile, industrial, storage, hazardous and
mixed occupancies, where any of these buildings have floor area more than 500 m2 on any
one or more floors
2) educational buildings having height 9 m and above
3) institutional buildings having height 9 m and above
4) all assembly buildings
5) buildings, having area more than 300 m2 of incidental assembly occupancy on any floor
6) buildings with two basements or more, or with one basement of area more than 500
m2 .
Life Safety Requirements :
•Improved means of egress with clear connections between occupant load, exit width, and
travel distances.
•Occupancy load display requirement for assembly buildings and call centers.
•Introduction of firefighting shafts for firefighter access and occupant evacuation, integrated
with refuge areas (especially in high-rises).
•Detailed fire compartmentation with specific fire resistance requirements.
•Updated pressurization, smoke control methods for various areas (including car parking).
•Comprehensive updates to gas supply regulations and fire detection & alarm systems.
Fire safety Requirements :
•Upgraded table outlining minimum requirements for firefighting installations (covering water
storage, pump rooms, sprinkler systems, and alternative suppression systems).
•Specific fire safety provisions for:
•Hospitals: detailed plans for progressive evacuation to ensure patient safety.
•High-rise apartments (above 60m): mandatory refuge areas.
•Atriums: separate fire safety regulations.
•Commercial kitchens: dedicated fire safety requirements (Annex G).
•Car parking facilities: comprehensive fire safety measures (Annex H).
•Metro stations and trainways: specific fire and life safety regulations (Annexes J & K).

Enhanced Fire Suppression
Systems :
•Upgraded requirements for fire hydrant systems.
•Introduction of various automatic fire suppression systems:
•Automatic sprinkler systems: Water pipes with sprinkler heads that activate
automatically to control and extinguish fires.
•Automatic water spray systems (high & medium velocity): Special fixed pipe systems with nozzles
that discharge water over a specific area upon automatic detection.
•Water mist systems: Nozzles that deliver a fine water mist to control, suppress, or extinguish fires.
•Foam protection systems: Systems that use mechanically mixed foam to blanket and extinguish
fires, particularly effective on flammable liquids.
