INTRODUCTION TO BUILDING AUTOMATION

A Building Automation System (BAS), is a combination of

software and electronic, electric and mechanical devices, meant
to automate the operation of a building.
At a very high level, it can be described
as a system that collects information
about the building status and the factors
that affect it (like the weather), processes
it, stores it, informs the operators, makes
decisions (based on current, historical
and forecasted information, plus the
operators input), and acts to control the
building electromechanical equipment.
INTRODUCTION TO BUILDING AUTOMATION
The system controls:
• HVAC Automation –Maintains healthy and comfortable
indoor temperature, humidity and air quality.
• Lighting Controls –Maintains the illumination levels
required for the activities and occupation level of each
area.
• Fire Detection and Suppression – Detects, reports and
suppresses unwanted combustion events in the building.
• Access Controls – Limits access to different areas of the
building only to authorized people, as well as detects and
reports intrusions.
• CCTV controls – Responsible for identifying the relevant
video feeds, then showing them to security staff as well
as storing them.
• Blind & Shading
INTRODUCTION TO BUILDING AUTOMATION
Building Automation Benefits:
• Lowers utility costs
• Maintains measured comfort
• Enhances property value
• Increased Productivity
• Simplifies building operation
• Reduces maintenance costs
• Avoids business interruptions
TYPES OF BUS SYSTEMS
There are few BUS systems which commonly installed in a
building. There are:

• LonWorks
• EnOcean
• ZigBee
• LCN
• C-BUS
• KNX

KNX system is the most popular installed due to the

implementation of international standard and manufacturer
independent.

GROUP ADDRESS
• Default is 3 level structure (main group / middle group / group address).
• Group address example
1 / 3 / 12 - Living Room LED 1
• 0/0/0 is reserved for communication broadcast.
• Group address common structure

Main group Floor number (control loads location)

Middle group Functional domain (e.g. 1 = lighting, 2 = dimming, 3 = shutter, …)

Group Address Function of load or group of loads

(e.g. Light 1 R424 on/off, Window bedroom open/close, Ceiling living room
on/off, Ceiling living room dimming, Blinds room 424 up/down,…)

• Group addresses are assigned to the GROUP OBJECT of the respective bus

INTRODUCTION
• A functioning bus device (e.g. dimming/shutter actuator,
multi-functional push button, fire detection sensor…)
consists of three interconnecting parts:
 bus coupling unit (BCU)
 application module (AM)
 application program (AP)
• BCU and AM are
offered on the market
either separated or
built into one housing
• however they must
always from the same
manufacturer
KNX – WORLDWIDE HOME & BUILDING CONTROL

INTRODUCTION
When separated, the application module can be connected
to the BCU via a standardised or a manufacturer-specific
Physical External Interface (PEI). This PEI serves as:
• an interface to exchange messages between both parts
• the power supply of the application module
