CONTRACT OF LEASE
KNOW ALL MEN BY THESE PRESENTS:
This Contract of Lease is made and entered into this March 30, 2025, at Cavite City, Philippines, by
and between:
Pendro Penduko, of legal age, Single, Filipino, and a resident of 222 Cavite City, hereinafter referred
to as the "LESSOR";
-and-
Empress Mia, of legal age, Single, Filipino, and a resident of 223 Cavite City, hereinafter referred to
as the "LESSEE".
WITNESSETH:
WHEREAS, the LESSOR is the absolute and registered owner of a property located at [225 Cavite
City], hereinafter referred to as the "Leased Premises";
WHEREAS, the LESSEE agrees to lease the said premises under the following terms and conditions:
1. LEASE PERIOD
The lease shall commence on [April 1, 2025] and shall end on [March 31, 2026], unless earlier
terminated in accordance with the provisions of this contract. The lease may be renewed upon
mutual agreement of both parties.
2. RENTAL RATE AND PAYMENT TERMS
The LESSEE shall pay the LESSOR a monthly rental fee of [Eight thousand Pesos] (PHP 8,000.00),
payable on or before the [10th] of each month. Payment shall be made in [cash/bank
transfer/check] at [payment location or bank details].
3. SECURITY DEPOSIT AND ADVANCE RENTAL
Upon signing this contract, the LESSEE shall pay:
a) Security Deposit: [number] months' rent amounting to PHP [amount], refundable upon expiration
of the lease, subject to deductions for damages or unpaid bills.
b) Advance Rental: [number] months' rent amounting to PHP [amount], which shall be credited to
the rental payments for the last months of the lease.
4. USE OF LEASED PREMISES
The LESSEE shall use the leased premises exclusively for [residential/commercial] purposes and shall
not sublease, assign, or transfer this lease without prior written consent from the LESSOR.
5. MAINTENANCE AND REPAIRS
The LESSEE shall keep the premises clean and in good condition. Repairs due to normal wear and
tear shall be shouldered by the LESSOR, while damages due to the fault or negligence of the LESSEE
shall be repaired at the LESSEE's expense.
6. UTILITIES AND ASSOCIATED EXPENSES
The LESSEE shall be responsible for paying all utility bills, including but not limited to water,
electricity, internet, and association dues.
7. TERMINATION AND BREACH OF CONTRACT
Should the LESSEE fail to pay rent for [number] consecutive months or violate any terms of this
lease, the LESSOR may terminate the contract and demand the LESSEE to vacate the premises.
8. RENEWAL AND EXTENSION
This lease may be renewed or extended upon mutual agreement, provided the LESSEE gives written
notice [number] days before the lease expires.
9. GOVERNING LAW
This contract shall be governed by the laws of the Republic of the Philippines.
