Property Description & Ideally 5 acres (not less than 1 acre) land in a good location
Stages A total built-up area of 100,000 Sqft to 150,000 Sqft.
▪ Phase I: 50%
▪ Phase II: 50% Phase II to be handed over in 3-5 years from the handover of Phase I
Transaction Lessee to lease and operate/manage the school on an ongoing and fully operational basis. Details of facilities, amenities,
movable & immovable assets will be provided.
Tenure 30 years
Lease Rent Lease rent will be attractive, based on market and will be payable monthly.
Security Deposit 6 months’ rent
Commencement Date The Commencement Date shall be 1st April of the year in which the school will be launched.
Rent Escalation 10-12% after every 3 years
Lessor’s Responsibility Any infrastructure as required by government / statutory authorities shall be the responsibility of the Lessor.
Property Tax & Property tax, insurance of the building & equipment to be taken by the Lessor.
Insurance
Insurance for third party liability & Lessee’s equipment will be taken by Lessee.
Stamp Duty & Reg. To be borne equally by Lessor and Lessee.
