WRITING OUTLINE SPECIFICATION

A. SUBSTRUCTURE

A.1 FOUNDATION
A.1.1 STANDARD FOUNDATION

 All foundation work shall be inspected by a qualified inspector to ensure compliance with
specifications and building codes.
 Footing shall be reinforced with steel rebar as per engineer's design to ensure adequate
strength and prevent cracking.
 Bituminous damproofing shall be applied to all foundation walls below finish grade.

A.1.2 SLAB ON GRADE

 Minimum slab thickness shall be [XX inches], or [XX mm] (e.g., 4 inches or 100 mm)
unless otherwise specified by the engineer.
 The subgrade shall be compacted to meet the engineer's specifications and ensure
proper load-bearing capacity.
 A minimum 6-mil thick moisture barrier shall be installed over the subgrade to
prevent moisture migration from the ground.
 The slab shall be reinforced with steel rebar as per engineer's design to ensure
structural integrity.

B. SHELL

B.1 SUPERSTRUCTURE
B. 1.1 FLOOR CONSTRUCTION
 All floor framing shall be installed plumb, level, and square according to the building code and
engineer's specifications.
 Subfloor sheathing shall be installed with proper fastener spacing and edge support according
to manufacturer's recommendations.

B. 1.2 ROOF CONSTRUCTION


 The minimal roof slope will naturally drain water towards designated scuppers or drains
located at the low points of the roof perimeter.
 Roof deck installation shall be inspected for proper alignment, levelness, and fastener
schedule.
 The roof will be a flat design with a minimal slope (1/4" to 1/2" per foot) to promote drainage
of rainwater.
 All seams between deck panels shall be tightly butted and properly fastened according to
manufacturer's recommendations.

B. 2 EXTERIOR ENCLOSURE
B. 2.1 EXTERIOR WALLS
 A wall constructed from brick, concrete block, or stone units.
 The outermost layer of the exterior wall that provides weather protection and aesthetic appeal.
 A water-resistant barrier (WRB) shall be installed over the wall sheathing to provide additional
protection against moisture intrusion. This can be a house wrap or self-adhering membrane.
 Exterior walls: 2‐½" spray foam insulation applied to interior surface of exterior sheathing with 4" batt
insulation to interior face of 6" studs at new addition.
 Insulation type, thickness, and R-value will be determined by project specifications and climate zone.

B. 2.2 EXTERIOR WINDOWS


 Glass or laminate designed to resist impact and attempted break-ins.
 Windows shall achieve a minimum Visible Light Transmission (VT) of [percentage] to provide
adequate natural light for the guard house.
 Existing windows to remain: clean, caulk and provide locking mechanisms.
 Flashing materials shall be installed around all window perimeters to prevent water infiltration.
 Window type, size, and quantity will be determined based on:
o Security requirements (level of impact resistance)
o Visibility needs for guard house operations
o Desired natural light penetration
o Ventilation requirements
o Aesthetics and compatibility with overall guard house design

B. 3.3 EXTERIOR DOORS

 All exterior door assemblies to be heavy duty aluminum doors and storefront system.
 ThermaTru or approved equivalent outswing fiberglass Doors @ 1 ¾” thick, or equivalent.
 All doors with required hardware systems and fire rated as required.
