AGREEMENT FOR LEAVE AND LICENSE

THIS AGREEMENT FOR LEAVE AND LICENSE is made


on this 13th day of October, 2023.
BETWEEN

Rita Devi wife of Bijay Kumar Mehta, by faith Hindu by Occupation


Housewife, residing at 93/2 Satya SadhanDhar Road, P.O. and P.S. Liluah,
District Howrah-711204 hereinafter called LICENSOR (which term or
expression shall unless excluded by or repugnant to the context
be deemed to mean and include his and each of their heir,
executors respective successors-in-interest, administrators, legal
representatives and permitted assigns) of the FIRST PART;

AND

DEVILAL YADAV Son of BHUTAKU YADAV, aged about 39 years by


faith Hindu, residing at village Kunjlagadhi, post. Nimiya, thana. katoria,
tola nimia, Banka Bihar 813207 hereinafter called LICENSEE (which
term or expression shall unless excluded by or repugnant to the
context be deemed to mean and include his heir, executors
successors-in-interest, administrators, legal representatives and
assigns) of the SECOND PART;

NOW THIS AGREEMENT WITNESSETH AS FOLLOWS :

1. That the LICENSOR has let out and the LICENSEE has taken on
leave and license basis of One room with Varanda, common bath and
privy at Ground floor at holding no. 93/2 Satya SadhanDhar Road,
P.O. and P.S. Liluah, District Howrah-711204 for residential purpose
at monthly License fees of 3000 payable according to English
calendar with effect from 1/07/2023 to 1/5/2025 within 10 th day of
each succeeding months without any delay or default for a period of
22 months on condition that at expiry of the said period LICENSEE
shall quit, vacate and deliver up the vacant Khas possession of the
said room to the LICENSOR without any objection or obstruction.

2. That the LICENSEE shall use the said room for his residential
purpose and shall not sub-let or transfer or assign the same to any
third person/ party.
3. That the LICENSEE shall maintain the said room in good habitable
condition by necessary repair but not make any addition, alterations
or change in nature and character of the said room.

4. That the LICENSEE shall not commit or allow any illegal acts in the
said room and shall not allow any illegal acts in the said room and
shall not commit or any nuisance annoyance or disturbance or illegal
activity will lead to cancellation of agreement.

5. That this agreement shall not create any tenancy right in respect of
the room in favour of the LICENSEE and after expire of the said
period this agreement will automatically terminate.

6. That the LICENSEE shall pay the electric charges as per Rs. 12 Per
unit as Displayed in sub-meter installed within 10 th day of each
succeeding months without any delay or default to the LICENSOR.

7. That if the LICENSEE violates any of the clauses of the agreement or


make defaults in payments of license fee or electric charges in that
case the LICENSOR shall have right to revoke and cancel this
agreement and shall have right to take possession of the said room.

8. That the LICENSEE has kept in deposit a sum of rupees 15,000/-


(Rupees fifteen Thousand) only with the LICENSOR as interest
free security deposit which will be refunded by the LICENSOR to the
LICENSEE at the time of vacating the said rooms deducting any
arrears of license fee or electric charges or damages.

9. That any other disputes or differences shall be amicably settled


between the parties.

agreement on the day, month and year first above written.
