AGREEMENT OF LEAVE AND LICENSE
This agreement of leave and license is made and executed at
Pune on this day of 24th March 2025.
Between
Mrs. Ruchi Jala (Age.41 Years, Occupation:Service) Residing
At: Flat No-A3/404, Belcastel Society , Manjari Road,
Keshavnagar, Near Orbis School Mundhwa,Pune:-411036.
Hereinafter called the “Licensor” (which expression unless repugnant
to the context or meaning thereof shall mean and include his heirs,
successors, administrators, executors and assigns) party of the First
Part
AND
Mr. Telaprolu Ramakotaiah (Age.35 Years, Occupation:Service)
Residing At: 2-133, Kambhampadu, Guntur,Andhra Pradesh,
522660
Hereinafter called the “Licensee” (which expression unless repugnant
to the context or meaning thereof shall mean and include his heirs,
successors, administrators, executors and assigns) party of the Second
Part
Whereas the Licensor is the absolute and lawful owner of the Said
Flat situated at:- Belcastel, Flat No-A3/404,4th Floor, Sr.No-31,
Keshavnagar, Mundhwa, Pune, Maharashtra-411036. Pune
Municipal Corporation, Maharashtra, and is hereinafter referred
as Said flat.
1. The Licensor, hereby agrees to rent out the said to the
Licensee and the Licensee accepts the said premises to hold for
a period of 22 months from 1st April 2025 to 31th January 2027
on leave and license basis, i.e., from the day of Licensee has been
allowed the residential use of the said Flat.
2. During the tenure of the license, the Licensee should pay to the
licensor Licensee fee of Rent Rs 20,500- (Rs. Twenty Thousand
Five Hundred Rupees Only) exclusive of electricity charges .and
This amount shall be paid by Licensee to the licensor by 5th of every
month The Licensee would pay to licensor via on-line fund transfer
to the respective bank account.
3. Licensee will pay the refundable security deposit of Rs. 70,000/-
(Rupees Seventy Thousand only) Paid by Online 35000, UPI ID

Bank Name ICICI Bank to the Licensor and if any license fees are
pending or any damage is caused to the said flat, such cost of damages,
pending rent will be deducted from the deposit and after deductions the
remaining amount of deposit will be paid to the Licensee.
4. In case of any loss or damage to the Said flat features, fittings, paint
on wall, etc. appropriated charges for the loss and damages and all
pending bills which are due to be paid by the Licensee as on date
would be deducted from the security deposit held by licensor and only
the balance amount shall be refundable.
5. The Licensee in addition to the monthly compensation shall pay
the charges electricity bill, cable bill, telephone bill, etc. as per every
month during the period of which the Licensee shall continue to be in the
said premises.
6. Nothing contained in the deed shall, under any circumstances
whomsoever be construed to the tenancy agreement lease or otherwise
shall create other rights or interest in the said premises in the favor of
the Licensee (occupier)
7. The Licensee shall not share the possession of the said premises
in part or full to anybody else. Any such act will be treated as breach of
the deed.
8. It is hereby agreed by the Licensee in case of default in the
payment of the monthly compensation by the period more than 30 days
from due date or in case of breach of any condition contained in this
agreement. The agreement shall automatically stand terminated and
occupation of said premises by the Licensee shall be deemed to be
unauthorized.
9. It is agreed between all the parties that all times the possession
of said premises shall be of the licensor and the Licensee is merely
granted the Licensee to make use of the said premises for the limited
period only.
10. The original agreement shall always remain with the licensor
and another true copy shall be retained by the Licensee.
11. The Licensee shall not do anything which may cause nuisance
to neighbors or which may damage the premises or part thereof.
12. Not with standing anything to contrary herein contained or
implies thelicensor or Licensee will be entitled to revoke the Licensee
hereby granted at any time prior to the expiration of period of 22 months
by giving the other party one month’s notice in writing if the licensor
requires the said premises for his own personal use or if the Licensee does
not want the same.
13. At the end of tenure of this agreement, the Licensee in case of
any loss or damage to the premises, features, fittings, paint on wall, etc.
appropriated charges for the loss and damages and all pending bills which
are due to be paid by the Licensee as on date would bededucted from the
security deposit held by licensor and only the balance amount shall be
refundable.
The licensor confirms handing over and the Licensee has confirmed the
receipt of following in good condition.
