DHSUD Department of Human Settlement and Urban Development is where you will
apply for certificate of registration, performance bond and License to Sell.
Registry of Deeds – issuance of individual titles
Assessor’s Office- tax declaration
Physical development:
Site clearing- Cut and fill, earth moving works, road tracing, and monumenting of lots
(muhon)
Entrance and Exit – Guard house & perimeter fence
Drainage sewerage system
Construction of roads, curbs and gutters, sidewalks, planting strips
Water and electric supply and distribution system
Amenities – clubhouse, parks etc
Other utilities
There is no term PRESELLING you only sell when papers are complete and
developer has the License to Sell.
Real estate laws:
BP220 (1982) Batas Pambansa covers economic and socialized housing
project
PD 957 (1976) The Subdivision and Condominium Buyer’s protective decree
PD 1216 “Open space” in residential subdivisions. Developer’s are required to
develop at least 30% of the gross area of the project inclusive of road, alleys and
other service areas for park and recreation.
PD 1752 Home Development Mutual Fund Law of 1980 PAGIBIG
RA 7279 UDHA or LINA Law requires developer to develop socialized
housing an area equivalent to 20% of the gross area or project cost of the main
subdivision project.
