CONTRACT OF LEASE
This CONTRACT OF LEASE is made and executed this _____ day of __________,
20___ in Pasig City, by and between:
JOHN CARLO O. SANTIAGO married MC ANDREW O. SANTIAGO ,
single, RAY ALEXANDER O. SANTIAGO, single, all represented by / and
THOMAS JAMES O. SANTIAGO, single, all Filipinos, all of legal age, with
residence at No. 7 Monroe St., Parkwood Greens Bend, Maybunga, Pasig City,
collectively hereafter referred to as the “LESSOR”

ANGELO MUNTA BOLONIA, of legal age, married, Filipino, with postal
address at Unit 8 M. Suarez Mercedes Ave., San Miguel, Pasig City, doing business
under the trade name and style of B-3-A Lechon Manok Station, hereafter referred to
as the “LESSEE”
WITNESSETH: That
Whereas, the LESSOR, are the registered co-owners of a commercial lot with
improvements constructed thereon located at Mercedes Ave. corner Market Ave., Brgy. San
Miguel, Pasig City;
Whereas, the LESSEE has offered , and the LESSOR has accepted the offer, to lease one
(1) unit of commercial space with a floor area of _____ (__) square meters designated as
__________ (hereafter “Leased Unit);
WHEREAS, the leased unit has a separate and existing water and electrical connections
and working lightings and in good tenantable condition;
NOW, THEREFORE, for and in consideration of the foregoing premises, the parties
hereto agree as follows:
1. Subject Matter of Lease. The subject matter of this lease agreement (“lease”) is
the property mentioned in the Second WHEREAS clause hereof;
2. Amount of Rent: The LESSEE shall pay the LESSOR a monthly rental of
PESOS: TWENTY THOUSAND (₱20,000.00) due every __15th__ day of each month without
need of demand. Payment shall be way of cash or credit to LESSOR’S designated bank account
with Security Bank – Pasig Mercedes Branch, Pasig City;
3. Upon execution of this lease, the LESSEE shall pay the LESSOR two (2) months
deposit and one (1) month advance rental;
4. During the term of the lease, the LESSEE shall pay for her account water and
electrical bills and other utilities. The LESSEE comply with the regulatory laws and rules
including environmental regulations and other applicable laws, rules and regulations
implemented by the national and local governments such as but not limited to waste water and
garbage disposal and sanitary ordinance;
12. The LESSEE hereby holds the LESSOR free and harmless from any and all suits,
actions, claims, demands or complaints from any party or parties in connection with the use or
occupancy of or for any untoward incidents or accidents occurring in the leased unit,
surrounding properties and its immediate vicinity during the term lease;
13. In case of litigation by reason of violation of any of the provisions hereof or
refusal of LESSEE to vacate the leased unit despite demand, the LESSEE shall be held liable for
cost of litigation, attorney’s fee and any and all expenses by reason of the institution of court
action. Further, the court sitting in Pasig City shall be the venue to the exclusion of other courts.
IN WITNESS WHEREOF, the parties have signed this contract of lease on the date and
place first mentioned above.
