LEASE AGREEMENT
This lease agreement is executed on this ___ day of February 2023, at Hyderabad by
and between;
Smt. GOTTUMUKKALA RADHIKA W/O GOTTUMUKKALA SRINATH aged about 39,
R/o H.No. 1-66/MB/87, Meenakshi Bamboos, Gachibowli, near Deilote, KV
Rangareddy-500032 represent himself and his legal heirs hereinafter called the
“LESSOR” which expression shall wherever so occurs in this context and unless
repugnant there to mean and include not only the said Lessor but also his heirs
executors, administrators, assignees and successors in interest are the one part

Hereinafter called the “LESSEE” which expression shall wherever so occurs in this
context and unless repugant there to, mean and include not only the said Lessee but
also his heirs, executors, administrators, assignees and successors in interest are other

Whereas the “LESSOR” is the owner of the Plot No.96 and 109, in Sy.No.204 & 205,
admeasuring 1080 Sq.yards situated at Tulasi Nagar, Kukatpally Village &Mandal, Medchal-
Malkajgiri District. And whereas at the request of the “LESSEE”, the “LESSOR has agreed to
lease out the Plot No.96 and 109 of the said land measuring about 1080 Sq.yards on the terms
and conditions herein set-out.
That he Lessor shall grant up to the Lessee the lease of the said premises described above for
a period of 5 years starting from 1st March 2023 in consideration of payment of
Rs.50,000(Rupees fifty thousand only). That the monthly rent of the said premises is exclusive
of maintenance charges, water charges, electricity charges, which will be borne by the Lessee.
That the Lessee has paid to the Lessor Rs.6,90,000/-(Rupees six lakhs ninety thousand only)
as interest free security deposit. The deposit will be refunded without interest by the Lessor to
the Lessee at the time, the Lessee vacates the lease hold premises after settling all the
accounts and after making good the loss if any towards any water and electrical consumption
dues etc.,
That the Lessee shall pay the monthly rent for the premises on or before 5 th day of every month
in advance, it shall always be obligatory for the Lessee to pay the rent regularly in advance.
In case the Lessee fails to pay the monthly rent herein stipulated on or before the due date for
two months consecutively, the Lessor is entitled to terminate the tenancy hereby granted by
giving one month’s notice, and on such termination the Lessee shall deliver vacant and peaceful
possession of the said premises to the Lessor.
That, the Lessee shall pay the electricity consumption charges, water consumption charges as
per the bills received from the concerned authority and maintenance charges.
That the Lessee shall not sublet any party or whole of the premises and shall use the same for
the purpose for which it is let out. The Lessee shall be answerable and liable for any of the

Unlawful acts that may be committed in the said premises and if any hardship is caused to the
Lessor, the Lessee shall keep the Lessor indemnified for t any hardship and / or loss that may
be caused to the Lessor on account of the acts of the Lessee.
That the Lessee will and satisfy before occupation that the sanitary and electrical fittings are in
good condition and that nothing is broken or missing and acknowledge before taking over the
land. The Lessee shall hand over all the fittings in good conditions to the Lessor at the time of
vacation of the land and acknowledgement obtained from the Lessor.
That, the Lessee shall keep the said premises in a neat and clean condition and shall be
responsible for any damage to the said premises and hereby agree to indemnify the Lessor in
case of any damage to the said premises excepting normal wear and tear and not attributable to
the Lessee. The Lessee hereby agreed to attend any minor repairs or others works that may
become necessary due to exigencies of the activities of the Lessee at this cost and in that event
the Lessor shall not be liable for any such cost.
That the day to day repairs such as replacing fuse, bulbs and setting right leakages of water
taps etc., have to be carried out by the Lessee at his own cost. Leakges in the main water pipe
line leading to overhead tank will be repaired at Lessors cost.
That, the Lessee shall not make any addition or alternations to the structure of the said
premises without the written consent of the Lesssor.
That after the expiry of the lease by, the lease is renewable by mutual negations by mutual
negations by the parties hereto on such terms and conditions as may be agreed upon.
Thereafter, if the Lessee is desirous of vacating the premises, he can do so at any time by
giving two months’ notice in writing after expiry of the agreed period of eleven months in case
the lessee vacates without two months prior notice, the advance amount shall be forfeited.
Similarly if the Lessor desires the Lessee should vacate the land, the Lessor should give two
months’ notice. The lessee is at liberty to vacate the premises at the end of eleven months
period provided two months’ notice is given.
That the Lessee shall permit the Lessor or their authorized representatives to enter upon the
premises for inspection or to carry out repairs etc., at reasonable times whenever necessary.
The Lessor shall pay the property tax upto Rs.1,50,000/-(Rupees one lakh fifty thousand only)in
respect of the said premises. If that exceeds Rs.1,50,000, Lessee shall pay the exceeded
amount.

In witnesses whereas both Lessor and Lessee herein above signed on this lease
agreement on the day, month and year aforementioned with their consent and without
coercion and undue influence.
