PROJECT : Proposed Extension of 2-Storey Residence

LOCATION : Blk3 Lot 1E & 1D Tennessee St., Greenpark Village, Brgy. San Isidro, Cainta , Rizal
OWNER : Mr. & Mrs. Lewisito Leonillo

1.0 GENERAL CONDITIONS


1.0.a All section under this division shall be subjected to the requirements of the Architect’s General Conditions –
UAP Doc. 301 and Section of these specifications.

1.0.b The Contractor shall be responsible for inspecting all drawings relating to his work and verify all governing
conditions on site prior to bidding for a complete overview of the Scope of his works.

1.0.c All work to be executed to here therein shall be done by administration under a reputable builder for each trade,
to be selected by the Owner.

1.0.d The Contractor shall take all precautions for the protection of materials, work, and property against fire. Any
injury or cause for the loss of life or any of his Workmen shall not make the Owner liable.

1.0.e Soil Investigation prior to construction: During the Bidding Period, the contractor may conduct subsurface
investigation necessary to verify the nature of soil on site.

1.0.f The Contractor shall at all times keep the premises free from the accumulation of waste materials, and the
completion of the work shall remove all rubbish, scaffolding, and shall leave the work “broom clean”.

1.0.g All necessary permits and inspection fee for the building construction such as building permit, electrical permit
and inspection permit, plumbing permit and inspection fees as well as the connection to MWSS shall be obtained by
the contract at the expense of the owner.

1.02 SITE PREPARATION


1.02.a Clearing work shall not begin until temporary fences, barricades, warning signs are installed and all necessary
permits & clearances have been obtained.

1.02.b Verify existing subsurface facilities to avoid damage to essential utilities which must remain in service.

1.02.c The Contractor shall make all necessary excavations for ground grades indicated on drawings.

1.02.d All excavation shall be backfilled as work permits after concrete structures have attained full strength;
Materials used for filling shall be approved by the Project-in-Charge of the
Owner.

1.03 SOIL TREATMENT


1.03.a Provide soil treatment for termite control for all areas and surfaces in contact with the ground.

● Materials:
- Use only concentrate termiticide for dilution with water specially formulated to prevent infestation by
termites, which is licensed and approved by the Fertilizer and Pesticide Authority of the Philippines, and DENR.

● Application (apply as per manufacturer's recommended rates):


- Apply chemical solution to soil in critical areas such as the total floor area of the building under slab prior to
concrete pouring, including perimeter of excavation, around plumbing pipes and electrical conduits penetrating slab.
- Treatment of the surrounding of the building, two meters from all sides of the building.
- Reapply soil treatment solution to areas disturbed by subsequent excavation, landscape grading or other
construction activities following application.

1.04 STRUCTURAL DESIGN CRITERIA
1.04.a CONCRETE WORKS: FC=20.68Mpa(3,000 psi) at 28 days or as specified.

1.04.b REINFORCEMENT BARS: FY=227.48 Mpa(33,000 psi) conforming to ASTM A-65.

Technical Specifications
1.04.c STRUCTURAL STEEL: FY=248.16 Mpa(36,000 psi) conforming to 1STM A-36.

*Any deviation from structural drawings should be referred to the Structural Engineer if applicable prior to
implementation

1.05 CONCRETE WORKS


1.05.a Cement
● Cement shall be Type 1 Cement conforming to the specification for Portland Cement (ASTM C-150).

1.05.b Aggregates
● Standard Aggregates shall be crushed 1" for foundations and ¾” for slabs.

1.05.c Sand
● Sand shall be washed S-1 and free from Organic materials.

1.05.d Water
● Water shall be free from impurities, amounts of oil, acids, alkalis, salt, organic matter or other substances
that may be deleterious to concrete or reinforcement.

1.05.e Reinforcing Bars


● Shall conform to the requirements of ASTM Designation A615, Grade 40 or as specified or required.

1.06 FOUNDATION
1.06.a Sub-base should be checked for line and grade prior to concrete placing

1.06.b All Footings shall be poured-in-place concrete

1.07 FORMWORKS
1.07.a Steel, wood or other suitable material of size and strength to resist movement during concrete placement and
to retain horizontal and vertical alignment until removal. Use straight forms, free of distortions, knots, protrusions and
defects. Coat forms with non-staining form release agent that will not discolor or deface surface of concrete.

1.07.b No used forms, frames and scaffolding should be used without the Architect's approval.

1.08 MASONRY WORKS


1.08.a Concrete Hollow Blocks
● Concrete hollow blocks shall be a standard product of recognized manufacturer or manufactured on site.

1.08.b Reinforcing Steel


● Vertical and horizontal reinforcing bars shall be 10mm dia. Deformed bar spaced at 400mm o.c. with lap
splices of 150mm minimum.
● Provide 10mm dia. Deformed bars spaced at 400mm o.c. as dowels on columns and beams adjoining the
CHB walls prior to concrete pouring.

1.08.c Lintel Beams


● Provide lintel beams at top of CHB walls with openings, extend lintel beams at least 200mm beyond the
opening unless otherwise specified.
1.08.d Plastering/Finishing
● Plastering should not be less than 12mm and not more than 20mm thick cement plaster.

1.09 STRUCTURAL FRAMING SYSTEM


1.09.a Concrete column, girder and beam system of construction
● Poured in place concrete
● Fabricated Steel Wide-Flange as per plans.

1.10 FLOOR CONSTRUCTION

1.10.a At ground floor on grade or earth fill
● 100mm thk. Reinforced concrete slab topping over Polyethylene sheets over 50mm thk gravel bed
subcourse.

1.10.b At upper floor rooms such as bedroom, dining, kitchen and utility room.
● 100mm thk. Reinforced concrete slab topping.

1.10.c At outdoor lanai laundry


● 75mm thk reinforced concrete slab topping over 50mm thk gravel bed subcourse.

1.11 ROOF FRAMING


1.11.a Rafters and purlins type system of construction
● Rafters/Trusses -50mm x 100mm Steel Channel, 75mm x 75mm x 6mm thk for top and bottom
chord; 50mm x 50mm x 6mm thk angle bar for web members as per truss details fully welded on all joints.
● Purlins -50mm x 100mm C-purlins anchor weld to truss Machine bolts and anchor bolts
shall conform to ASTM A-325 FY=60,000psi

1.11.b RC roof beams


● FC=20.68 Mpa (3000 psi) at 28 days

1.12 ROOFING CONSTRUCTION


1.12.a Gutters, Ridge, Capping - G.A. #24 Galvanized Iron or any approved material

1.17 FLOOR FINISHES


1.17.a 300mm x 300mm Ceramic tiles for Toilet & Porch. Verify approved pattern and color from Architect and/or
Owner.

1.17.b Use 200mm a 1200mm Timber pattern ceramic tiles for bedroom. Verify color from Architect and/or Owner.

1.17.c Use 600mm x 600mm Homogenous floor tiles for foyer, living room, dining room, & kitchen as specified. Verify
color and pattern from Architect and/or Owner.
*Note: Grouting should be +- 3mm in between tiles using ABC grout cement filler for all tile joints; Sample of tiles and layout to be submitted to
client for approval prior to supply and installation.

1.18 CEILING FRAME AND FINISHES


1.18.a Ground floor ceiling
● Exposed slab soffit/metal decking in painted finish.
● Suspended or recessed 6mm fiber cement board ceiling on 50mm x 75mm double metal furring spaced at
600mm o.c.

1.28 PAINT
1.28.a General
● Exterior and interior painting work shall be limited only for exposed woodwork surfaces, cement plaster
finishes, metal work sand other portion as required. Paints shall be manufactured by BOYSEN.
1.28.b Exterior-Interior Work
● Metal surfaces other than prefabricated aluminum.
* Ferrous metal, rust inhibitive primer and one coal alkyd resin or other oil base paint.

● Smooth cement plaster painted finished surface.


* Apply a wash coat of masonry neutralizer and water solutions.
*Primer plus two coats of masonry latex paint.

● Wood surfaces
- Painted surfaces - primer and two coats of exterior alkyd resin or
other oil base paint.
- Unpainted surfaces - stain natural wood finishes and apply finishing
coat of weatherproof lacquer or varnish of flat finish showing the natural grain of the wood.

● House sewerage pipes and fittings.


- All cast iron soil and waste pipes that is asphalt or tar coated shall be given 2 coats of shellac and 2 coats of
oil paint as required and directed by the ARCHITECT.

1.29 PLUMBING FIXTURES AND ACCESSORIES


1.29.a General
● All plumbing fixtures and accessories shall be provided by the Owner and installed by the PLUMBING
CONTRACTOR. Positioning of accessories where positioning is not indicated shall be as directed.
● No fixture or equipment shall be used after installation until the building has been formally turned over to
and accepted by the 'OWNER' fit for immediate occupancy.
● All installation of plumbing fixtures and equipment shall be furnished with brackets, cleats, plates and
anchors required to support fixtures rigidly in place.
● All exposed traps and waste pipes shall be brasses with polished chromium or nickel plated finish.

1.29.b Water Closets


● ‘Kohler’ or other approved equal one piece water closet.

1.29.c Lavatories
● ‘Kohler’ or other approved equal Countertop Lavatory.

1.30 ELECTRICAL DEVICES


1.30.a Use 'NATIONAL' full color wiring devices with flush mount switches, receptacles and installation frame using
convenience plates as required.

1.30.b Lighting fixtures to be submitted to client for approval.

PLUMBING WORKS: WATER SUPPLY SYSTEM

P1.01 GENERAL
P1.01.a The installation and work required shall conform to the applicable standards set forth by the latest edition of
the PHILIPPINES NATIONAL PLUMBING CODE and in accordance with the requirements of all applicable laws of
the PHILIPPINES and all codes and ordinances of
the municipality.

P1.01.b Where required the PLUMBING CONTRACTOR shall provide all necessary SHOP DRAWINGS.

P1.01.c The PLUMBING CONTRACTOR shall study all architectural, structural, mechanical, electrical plans and
specifications in relation to the conditions affecting his work so as to anticipate and provide solutions to unusual
problems that may occur during the progress of work.

P1.02 SCOPE OF WORKS:


P1.02.a Furnish and install complete the WATER SUPPLY SYSTEM for the proposed buildings as shown in the
plans including connection to the main water supply system,

P1.02. b The WATER SYSTEM for the proposed building shall consist of:
● Line from the main water supply system to underground reservoir and/or elevated water tank

● The building water distribution and supply pipes from water tank to fixtures,
equipment and hose bibbs.

● All work shall be performed by skilled plumber in a neat and first class manner supervised and directed by a
licensed 'MASTER PLUMBER' satisfactory to the ARCHITECT or his authorized representative.

P1.03 MATERIALS
P1.03.a Water Supply Lines
● Above Ground
- PHILDEX PPR Pipe
● Below Ground
- PHILDEX PPR Pipe

P1.03.b Fittings
● All fittings shall be malleable iron unless otherwise specified. All exposed final connections to fixtures shall
be chromium plated.

P1.03.c Valves
● All valves shall be gate unless otherwise specified. Provided for all supplied fixtures. Valves over 50 mm
shall be cast iron with screwed or flanged ends. 56.81 kg with non-rising stem. Valves 50 mm and smaller shall be
bronze with screwed or soldered ends, 56.81 kg. No valve shall be installed with its stem below the horizontal.

P1.03.d Hose Bibbs


● Hose Bibbs shall be brass with 12 mm mate inlet threads, hexagon shoulders and 19 mm hose connections.

P1.03.e Unions

Technical Specifications
● Unions ferrous pipe 50 mm in diameter and smaller shall be malleable iron. Unions shall not be concealed in
walls, ceilings, or partitions, unions on water piping 62mm in diameter and larger shall be flange pattern of galvanized
( zinc-coated cast iron ).

P1.03.f Air Chamber


● Provide an air chamber located inside the plumbing wall space for each pipe leading to a fixture. Air
chamber pipe shall be 300 mm long with a cap at top the size of which shall be one size larger than that of the supply.

P1.03.g Pipe Sleeves


● Pipe Sleeves shall be made of standard steel pipes of sufficient diameter to provide 6 mm minimum
clearance around the pipe.

P1.03.h Water Meter


● Provide and install locally tested and approved water meter as shown on the drawings.

P1.04 INSTALLATION
P1.04.a Mains and Branches
● The piping shall be extended to all specified fixtures and equipment from the gate
valves installed within the branch.

● The cold-water system shall be installed with a fall toward a main shut off valve and drains. Ends of pipes
and outlets shall be capped or plugged and left ready for future connections.

● Water piping shall not be buried in floors unless specifically indicated on the drawings. Obtain approval from
the ARCHITECT or his representative if circumstances do not warrant installation of water piping above ground. In no
case shall piping, in any location be closed up, furred, In or covered before examination, testing and approval by the
ARCHITECT or his authorized representative.

● Unless specifically indicated on the drawings all water piping above the ground shall be installed parallel
with the walls of the buildings.

● All pipes shall be cut accurately to measurements and shall be installed without springing or forcing. No
piping layout shall be Installed in a manner that it will weaken the structural support of the building.

● All changes in pipe sizes shall be made with reducing fittings.

P1.04.b Drain Cocks


● Pipe drains indicated at the drawings shall consist of one-half Inch gate valves with renewable discs and
installed at low points on the cold water piping. All horizontal piping shall slope down a minimum of 0.10m in 30.00
meters.

P1.04.c Threaded Pipe Joints


● All pipes shall be reamed before threading. All screw joints shall be made with graphite and oil with an
approval graphite compound applied to make threads only. Threads shall be full cut and not more than three threads
on the pipe shall remain exposed.

● Caulking of threaded joints to stop or prevent leaks due to faulty workmanship shall be unacceptable.

P1.04.d Unions
● Provide unions at connections to all equipment, where required or as directed for disconnection purposes.

P1.05 WATER SYSTEM TEST


P1.05.a Upon completion of the roughing-in and before setting fixtures, the entire water piping systems shall be
tested at 150 psi for a period of two hours before covering.

P1.06 STERILIZATION

Technical Specifications
P1.06.a The entire water system shall be thoroughly flushed and disinfected with Chlorine before it is placed in
operation.

P1.06.b Chlorinating materials shall be liquid chlorine or hypochlorite, as specified, and shall be introduced into the
water lines in a manner approved by the ARCHITECT or his representative.

P1.06.c The chlorine dosage shall be such as to provide no less than fifty (50) parts per millions of available chlorine.

P1.06.d Following a contact period of not less than sixteen (16) hours, the heavily chlorinated water shall be flushed
from the system with clean water until the residual chlorine content is not greater than two-tenths p.p.m.

P1.06.e All valves in water lines being sterilized shall be opened and closed several times during the 16 hours
chlorinating period.

P1.07 CLEANING AND PAINTING


P1.07.a Cleaning
● All exposed metal surfaces shall be rid of grease, dirt or other foreign materials. Chrome or nickel-plated
pipings, fittings and triirmings shall be polished upon completion. All equipment, pipes valves and fittings shall be
cleaned of grease and sludge, which may have accumulated.

● Finish or furnishing due to the CONTRACTOR'S failure to properly clean the piping system shall be repaired
by the CONTRACTOR.

P1.08 AS BUILT DRAWINGS


P1.08.a The CONTRACTOR shall submit before final acceptance of work "AS BUILT" drawings in reproducible
originals showing the changes of actual installation and condition of the water supply system in comparison with
the original drawings.

PLUMBING WORKS: DRAINAGE AND SANITARY SYSTEM

P2.01 GENERAL
P2.01.a The installation and work required shall conform to the applicable standards set forth by the latest of the
following:
● PHILIPPINE NATIONAL PLUMBING CODE
And in accordance with the requirements of all applicable laws of the PHILIPPINES and all codes and
ordinances of the municipality.

P2.01.b The PLUMBING CONTRACTOR shall provide all necessary SHOP DRAWINGS.

P2.01.c The PLUMBING CONTRACTOR shall study all architectural, structural, mechanical, electrical plans and
specifications in relation to the conditions affecting his work so as to anticipate and provide solutions to unusual
problems that may occur during progress of work.

P2.02 SCOPE OF WORK


P2.02.a Furnish and install complete the DRAINAGE, SEWAGE and VENTING SYSTEM, for the proposed
building.

P2.02.b The DRAINAGE, SEWAGE & VENTING SYSTEM shall consist of:
● Soil, waste and vent piping within the building including grease traps, drains etc., and discharge lines
terminating at the SEPTIC TANK, or connections to the Sanitary
Sewer System.

● Building storm drainage system up to disposal point as shown on plans.

● Installation of all plumbing fixtures equipment and accessories.

P2.03 MATERIALS

P2.03.f Cleanouts
● On floor shall be 'PVC' (Rigid Poly Vinyl Chloride), Sch. 40 With plug flush with
floor.

P2.03.g Flashings
● All pipes passing through the roof shall be provided with lead flashings.

P2.03.h Traps
● Provide a trap for each fixture and place of equipment requiring connections to the drainage system, except
fixtures with continuous waste. Locate each trap as near to the fixture as possible. Traps of hub and spigot pipe shall
be extra heavy cast iron pipe. Traps of threaded pipe shall be drainage pattern.

P2.04 STORM DRAINAGE


P2.04.a All drainage pipes outside the building line shall be 'PVC' (Rigid Poly Vinyl Chloride), Sch. 40 as manufacture
by MOLDEX or NELTEX unless otherwise specified.

P2.05 PIPE SLEEVES


P2.05.a General
● Unless noted on the drawings or with written approval of the SANITARY ENGINEER
or ARCHITECT or his authorized representative, no Pipes shall be permitted to pass through concrete columns,
footing or beams.

P2.05.c Pipe Sleeves


● install properly in place at all points where pipes through masonry or concrete.

● Pipe sleeves in walls and partitions shall be cast iron or steel pipe.

P2.06 PIPE HANGERS AND INSERTS


P2.06.a General
● Do not use chains, straps, perforated bars or wire hangers.

● As an alternative, submit commercial hangers having similar characteristics as specified herein for approval.

P2.06.b Pipe Hangers


● Horizontal Runs
- Use adjustable iron or malleable pipe hangers. For hub and spigot soil pipes, space hangers not over 1.50
meters apart the location of which shall be near the hub hangers shall have short turn-buckles or other approved
means of adjustment.

- Use wrought iron clamp collars.

P2.06.c Inserts
● Inserts shall be of cast steel and shall be of a type to receive a machine bolt or
nut after installation. Inserts shall permit adjustment of the bolt in on
horizontal direction and shall be installed before the concrete is poured.

P2.07 CLEANOUTS
P2.07.a Provide at base of all risers at changes of direction and at every 15.24 meters of horizontal direction of
sewer line.

P2.08 FLASHING
P2.08.a Flashings for pipes passing through roofs shall be built 13.2 kg. Sheet lead and shall extend up the
pipe at least 150 mm and along the roof not less than 300 mm.

P2.08.b Lead counter flashings of the same weight shall be turned down over the
top of pipe and shall lap over flashing to make a waterproof joint.

P2.09 DRAINS
P2.09.a Shower and floors drains shall be made of high grade, strong, tough and even grained metals.

P2.09.b Casting shall be free from blow holes, porosity, hard spots, excessive shrinkage, cracks
or other injurious defects. They shall be smooth and well cleaned both inside and outside. Casting shall not be
repaired, plugged, brazed or "burdening". The wall thickness of iron castings shall be not less than 6 mm.

P2.09.c Roof Drains - provides pre-fabricated stainless steel wire basket strainer.
Plant Box Drain - ASA 10-8.2, pipe size, 75mm diameter by ASA or approved equal.

P2.10 FIXTURE CONNECTIONS


P2.10.a Where space conditions will not permit the use or standard fittings
in conjunction with the cast-iron flange, special short-radius fittings shall be provided.

P2.10.b Connection between fixtures and flanges on soil pipe shall be made absolutely gas tight and watertight with
an approved setting compound. Rubber gaskets or Putty will not be
permitted for this connection.

P2.10.c Closet boldest shall not be less than 6 mm in diameter and shall be equipped with chromium plated nuts and
washers.

P2.10.d Fixture with outlet flanges shall be set at the proper distance from floor or wall to make a first-class joint with
the closet-setting compound or gasket and fixture used.

P2.10.e No fixture shall be set in place until the ARCHITECT or his authorized representative has examined and
approved such flange.

P2.10.f Cross-Connections and Inter-Connections.


● No plumbing fixture, devices, or piping shall be installed which will provide a cross connection or inter-
connection between a distributing supply for drinking or domestic purposes and a pollution supply such as drainage
system or a soil or waste pipe which will permit or make possible the backflow of sewage, polluted water, or waste
into the water supply system.

● Generally, all fixtures, except water closets, shall have water supply above rim. Equip any fixture with supply
discharge below rim with backflow preventers, connect to rough piping system at wall exposed.

P2.11 PLUMBING FIXTURES AND ACCESSORIES
P2.11.a General
● All plumbing fixtures and accessories shall be provided and installed by the "PLUMBING CONTRACTOR".
Positioning is not indicated shall be as directed. No fixture or equipment shall be used after installation until the
building has been formally turned over to and accepted by the ARCHITECT

● All installation of plumbing fixtures and equipment shall be furnished with brackets, cleats, plates and
anchors required to support the fixtures rigidly in place.

● All exposed traps and waste pipes shall be brass with polished chromium or nickels plated finish.

P2.12 PERMITS
P2.12.a All construction permits, inspection fees, licenses and taxes due to local and/or national government
necessary for the execution of the work shall be secured and Paid by the "CONTRACTOR". The CONTRACTOR
shall solely be responsible should there be any delay reason of his failure to comply with the provision of this clause.

P2.12.b The CONTRACTOR shall submit the above official records to the ARCHITECT or its authorized
representative before final acceptance.

P2.13 TESTING AND OPERATION


P2.13.a The entire drainage and venting system shall have necessary openings plugged to permit the entire system
to be filled with water to the level of the highest vent stack above the roof. The system shall hold the water for
30 minutes with drop not greater than 100mm.

P2.14 AS BUILT DRAWINGS


P2.14.a The CONTRACTOR shall submit before final acceptance of the work "AS BUILT" drawings in reproduce
originals showing changes of actual installation and condition of the drainage and venting system in comparison with
the original drawings.

ELECTRICAL WORKS

E1.01 GENERAL

E1.01.a The work shall include the furnishing and installing of the following each complete and in proper operating
condition unless otherwise stated in these specification as follows:
● Furnishing and installing complete underground service entrance facilities, complete with concrete pedestal,
conduits, conductors and necessary accessories for a 230 Volts A.C. single-phase, 2-wire system and service
conductors and accessories for the telephone system.

● Furnishing and installing the necessary air circuit breakers and panel boards at the load center, as indicated
in the drawings.

● Furnishing and installing the necessary feeder and branch circuit conductors and conduits as indicated in
the drawings.

● Furnishing and installing various wiring devices such as wall switches and utilization outlets complete with
their proper accessories and bakelite cover plates.

● Furnishing and installing conduits and conductors of the telephone system as indicated in the drawings.

● Installing of all lighting fixtures. Lighting fixtures to be furnished by the owner. Installing of other conduits and
conductors required for any other auxiliary system as indicated in the drawings.

E1.02 CODES AND REGULATIONS


E1.02.a All work hereunder shall comply with the Philippine Electrical Code, the rules,

regulations & electrical ordinances in city or municipal area & the rules & regulations of the local Electrical Power and
Telephone Companies.

E1.02.b The Electrical Contractor shall require and verify from both the power and telephone companies the
necessary requirements with which he has to comply with in order to facilitate connection of both services for the
said residence.

E1.03 DRAWINGS AND SPECIFICATIONS


E1.03.a Drawing and Specifications are meant to be complementary to each other and what is called for by
one shall be binding as if called for by both.

E1.03.b Any apparent conflict between the Drawings and Specifications and any controversial and /or unclear points
in either shall be referred to the Architect.

E1.03.c Upon completion of the work as described herein, the Electrical contractor shall at his own expenses,
furnished the Owner six (6) sets of "AS BUILT" plans for future reference and maintenance purposes.

E1,04 PERMITS AND INSPECTION


E1.04.a The Electrical Contractors shall obtain from the proper governing authorities, at his own expenses, all the
necessary permits and Certificate of inspection for both the performance of the work involved and operation and use
of the electrical system upon completion of work.

E1.04.b The Electrical Contractor, shall at his own expenses, redraw the accompanying electrical Plans to the scale
required by the Local approving authorities and complete them with all other information and requirements as
required in case a different type and set of Plans for those furnished by the Owner is required by the Local approving
authorities.

E1.05 MATERIALS AND WORKMANSHIP


E1.05.a All materials to be installed in this work shall be unused, brand new and shall conform with U.S.
Underwriters' Laboratories, Incorporated Standard and Product Standard Agency; in cases where such a standard
has been established for the particular type of materials to be used.

E1.05.b Only skilled workmen using proper tools and equipment shall be employed during the entire course of this
installation work, all workmanship shall be of the best quality, and all work shall be done in accordance with the best
practice of the trade involved.

E1.06 LOAD CENTERS


E1.06.a The Electrical Contractor shall furnish and install all equipment and materials (excluding motor controllers
and motor control wiring) as indicated in the drawings for the load centers.

E1.06.b The Electrical Contractor shall furnish and install as indicated in the drawings the necessary panel board of
the multi-breaker type including the air circuit breakers. Although the panel board maybe locally fabricated, no local
made circuit breakers shall be allowed in this work.

E1.06.c Circuit breakers shall be of the magnetic common trip thermal type with the ratings and number of poles as
indicated in the load schedules. No local made air circuit breakers shall allowed in this work.

E1.06.d Panel board to be used shall be installed flush our semi-flush mounted and set plumb and symmetrical with
the surrounding objects.

E1.06.e Panel board shall be installed in a perfectly fit cabinet of appropriate size, provided with a stop indoor trim,
and good quality locks.

E1.07 WIRING METHODS


E1.07.a All wiring running through concrete slabs, wall or hollow block, maybe done by using Type TW , THHN or
THW wire in rigid G.I. conduits or Electrical Metallic Tubing (E.M.T.) Underground installations may be used I.M.C. or
but shall be properly envelope in at least 15 mm. Or concrete all around.

E1.07.b Branch circuit wiring installation through wooden double wall partitions shall be done using I.M.C. or E.M.T.
or flexible metal conduits. No ACI (BX) cables shall be allowed in any part for this work.

E1.07.c Exposed conduit work shall be done using only I.M.C. or Electrical Metallic Tubing (E.M.T.)

E1.07.d In all cases, all wiring installation shall be concealed for the general view.

E1.07.e Conduits to be used shall have minimum diameter of 12mm (1/2' 0 nominal) sizes other than 12 mm shall be
indicated in the Drawings and where so indicated, sized shown shall be minimum.

E1.07.f All conduit installation work shall be done during construction. Installation shall be concealed by imbedding in
concrete walls, slabs, hollow block partitions, or maybe exposed when installed above drooped ceiling if there is
space for such. All parts shall be installed at proper at such stages to permit cabinets, outlet, boxes and other device
boxes to be properly installed for flush mounting, rigid G.I. conduits or E.M.T. running underground shall be properly
enveloped in at least 75 mm of concrete all around.

E1.07.g All splices, taps, and junctions except those for feeder and service conductors shall be soldered or provided
with spring lock type connectors, with rubber tape and protected with friction tape.

E1.07.h For service and feeder conductors, tape shall be made with heavy-duty, all brass or copper solderless
connectors. Solder type lugs or soldered tap shall be permitted. After solderless connectors are tightened for
maximum mechanical and electrical bond, they shall be served with sufficient rubber and friction tapes to ensure an
insulation strength equal to at least that of the Insulators of the conductors they join.

E1.08 FEEDERS
E1.08.a Feeders shall be laid out in accordance with single-line diagrams as shown in the Drawings.

E1.08.b Unless otherwise specified, Type TW wires as manufactured by PHELPS DODGE or AMERICAN WIRES
shall be used in this work. All sizes of conductors and conduits as indicated in the Drawings shall be minimum when
no sized are indicated in the Drawings, the minimum conductor sizes shall be No. 12 AWG, Type TW and the
minimum size of conduit to be shall be 12 mm nominal diameter inside. Other sizes shall be as directed in the
Drawings Feeders shall be continuous and without splices from load center to load center, or from the main
distribution center to panel board.

E1.09 OUTLET AND SWITCH BOXES


E1.09.a All boxes shall be galvanized metal gauge #16 and approved products of reputable manufactures. Enamel
coating shall not be used in lieu of zinc coating.

E1.09.b All ceiling outlet boxes intended for lighting outlets shall be of the 100 mm x 100 mm. Gauge #16 octagonal
box, or larger when required with a depth of at least 63.5 mm minimum.

E1.09.c Convenience and wall switch boxes shall be 50 mm x 100 mm gauge #16 utility boxes except in cases where
a switch of larger ratings when installed in gang, and therefore the
proper size of a box shall be used.

E1.09.d All boxes including junction boxes shall be of sufficient size to provide adequate and free space for all
conductors enclosed in the box, in addition to the fittings and other parts of
the wiring devices such as mechanisms, that may be contained in the box.

E1.09.e All junction boxes shall be fitted with proper blank covers, this shall be true also with pull boxes.

E1.09.f Care should be taken to mount all boxes level and true.

E1.10 WALL SWITCHES AND RECEPTACLES


E1.10.a Suitable single-pole and three-way switches of the flush tumble type, with appropriate stainless-steel covers
shall be furnished and installed as indicated in the drawings. Cover plates may be however, as per ARCHITECT'S
direction.

E1.10.b Wall switches intended to control beyond eleven (11) but not more than twenty-two (22) 40-watt fluorescent
lamps using high power factor ballast shall be controlled 10-amp., 250 V.A.C. wall switches. Five amperes,
250V.A.C. wall switches may be used to control up to eleven (11) 40-watt fluorescent lamps using high power factor
ballasts. All lighting shall be on the 220 volts A.C. source.

E1.10.c All receptacles shall be of the combination wounding type. No inter-changeable type shall be used in this
work. Ratings shall be 15-Amp., 250 V.A.C. with random slots and 15-Amp., 125 V.A.C. with parallel slots. One
grounding slot shall be provided for each of the high and low voltage slots. Circuits for receptacles shall be 220
V.A.C, 110 V.A.0 single-phase 3-wire.

E1.11 LIGHTING FIXTURES


E1.11.a All lighting fixtures shall be furnished by the Owner but shall be installed by the Electrical Contractor.
Detailed location of fixtures and their positioning shall be first referred both to the Architect or his representative
before their installation.

E1.11.b Where no definite type of fixture is to be installed, the Electrical Contractor, shall install a keyless porcelain
socket of good quality adaptable to a 100 mm octagonal box.

E1.12 TELEPHONE SYSTEM


E1.12.a Complete conductors and conduits shall be furnished and installed for the telephone system. Conduit system
for the telephone shall be as indicated in the Drawings'

E1.12.b Proper sized boxes of the 50 x 100 mm utility type shall be installed telephone outlets. Proper stainless steel
cover plates shall be provided for each outlets. All telephone
outlets shall be mounted.

E1.12.c Conductors for the telephone system shall be 3-conductor No 22,plastic jacketed with
the number of sets as indicated in the drawings.

E1.13 INTERCOM SYSTEM


E1.13.a The contractor shall furnish and install conduits for the intercom system located at the entrance gate,
intercom equipment shell be furnished by the Owner and installed by the Contractor.

E1.14 MISCELLANEOUS
E1.14.e Although the location of the panel hoard, wall switches, convenience outlets, telephone outlets, etc, are
indicated in the Drawings, the Architect however, shall be consulted for the exact point as to where they shall be
installed and how exactly they shall be positioned.

E1.14.b Location of wall switches, or convenience outlets may change to suit partitioning when such information is
available from the Architect.

E1.14.c All defects arising due to the fault of the Electrical Contractor during the construction period shall be
corrected by the Electrical Contractor,

E1.15 GUARANTEE
E1.15.a The Electrical Contractor shall guarantee that his work shall be free from alt defects for a period of one year
after acceptance of the project. And shall agree to repair and make good at his own expense any or all defects which
may arise In his work during that time if said defects are found due to poor workmanship and materials furnished by
the Electrical contractor.
