2. Lease Period
The lease shall commence on the Commencement date and terminate on the Termination date as set out
below. The lease is for a fixed term period without variation, cancellation, or early termination options.

3. RENTAL
The rental payable for the period of the lease is the monthly rental per month as stated below. The rental is
payable monthly in advance and clearly on the first day of every month of this lease and any extensions
thereof without any deductions, or setoff whatsoever. The rental is payable directly into the Lessors bank
account as set out below or such other bank as the Lessor may from time to time direct.
4. DEPOSIT
Tenant agrees to provide a security deposit in the amount of N$ 2 000.00 upon signing this agreement which
is payable over the first three months. Said deposit shall be refundable 21 working days (interest free) after
the last day of the contract term, provided that all rental payments are up to date and no maintenance or
repairs are required on the premises. In the case of pre-mature cancelation of your contract you will forfeit
your full deposit and maintenance related items will be invoiced separately.
5. APPLICATION FEE
All new applicants will be required to pay an application fee of N$ 1 000.00 once they’ve finalized their online
application. All renewals will have to pay a renewal fee of N$ 500. Both these fees are for the administration
and processing of your application and booking of your room etc. which is non-refundable.

6. LAUNDROMAT
There is a laundromat at the accommodation which students can use. The tokens are N$ 30.00 per token.
You will need 1 token for the washing machine and 1 token for the dryer per load. Tokens must be bought
from the finance person Mondays to Fridays during office hours.
7. PARKING
Students with own transport will be given a free parking, they will receive a disc sticker which must be put
on the inside of the front window. No visitors will be allowed to park inside of the building. T&S may apply.
8. ALL PAYMENTS
The Lessee must use their ID number or Full Names as reference when any payments are made. Incorrect
references will be penalized with a N$ 250 fine.
The Lessee shall make, or shall procure that the Payer makes all payments which it must make to the Lessor
under or pursuant to this Lease into the following bank account:
or such other bank account as the Lessor may notify the Lessee in writing by registered mail on an official
letterhead from the Lessor and signed by the Managing Director or financial director of the lessor, addressed
to the Lessee’s address for documents and notices (domicile). The authenticity of this registered letter shall,
after receipt and before the Lessee acts on such letter, be verified by the Lessee, in writing and telephonically,
as soon as possible and without causing any delay in payment of any amount on the due
date in terms of this Lease. Should the Lessee be unable to verify such registered mail prior to the due date
of any payment, payment will be affected into the old or previous bank account.

TERMS AND CONDITIONS
The Lease shall commence on the Commencement Date and shall, subject to clause 17, 18 and clause 20,
terminate on the Date of Termination.
2. RENTAL
2.1. The rental and other amounts payable by the Lessee for the Lease Period is the rental and other amounts
set out in point 2, 3 and 4 of the lease schedules and is payable in accordance as set out in point 5. The
rental is payable to the Lessor into the bank account set out in 5 of the Schedule monthly in advance.
2.2. Notwithstanding anything contained to the contrary in this Lease, all rental and other amounts payable
by the Lessee in terms of this Lease will be made without demand, free of exchange and without any
deduction or set-off whatsoever by one of the following means –
2.3. The Lessee in terms of this Lease acknowledges and accepts that he/she shall be liable for all charges
and/or costs associated with the means of payment, including but not limited to any bank charges,
commissions, levies, intermediary charges and/or costs incurred by the Lessor in respect of processing
such payment.
2.4. Should any payment due by the Lessee be returned unpaid, the Lessee acknowledges and accepts that:
2.4.1. the Lessor shall be entitled but not obliged to process such payment again; and
2.4.2. any bank charges, commissions, levies, intermediary charges and/or costs incurred by the
Lessor in respect of such attempts, as set out above, will be for the account of the Lessee.
2.5. Should your rental amount be paid after the 7th you will be charged a 10% late payment fee on the
amount due.
3.1. The Lessee shall use the Leased Premises for his or her student residential purposes only and for no other
purpose whatsoever and has satisfied himself or herself with the suitability of the Leased Premises. The
Lessee shall not cause or permit any disorderly or criminal conduct of whatsoever nature upon the Leased
Premises, nor do or permit to be done any act, matter or thing in or on the Leased Premises which shall
constitute a noise, nuisance or any inconvenience to the neighbours, Designated Occupants or any other
persons or a criminal offence (including, for example but without limitation, the Lessee being in the
Republic of Namibia illegally).

3.2. The Lessee acknowledges and accepts that an administration fee of N$ 1,000.00 will be payable by the
Lessee to the Lessor, should the Lessee relocate to another block and/or exchange rooms with another
lessee without the prior written consent of the Lessor.
3.3. The Lessor does not warrant that the Leased Premises are or will be suitable for the purpose for which
they may be used in terms hereof and the unsuitability of the Leased Premises shall in no way affect the
Lessee’s obligations in terms of this Lease.
The Lessee shall not cede, delegate, assign, transfer, alienate or otherwise dispose of or encumber its or
any of its rights or obligations under this Lease, either in whole or in part, nor sublet the Leased Premises
or any portion thereof, nor permit or allow any other person or persons other than the Designated
Occupants to occupy the Leased Premises or to reside thereon or to obtain possession thereof.
5. INSURANCE PREMIUMS
The Lessee shall not bring, nor permit, to be brought, upon the Leased Premises any goods, furniture or
effects which may by their nature increase the rate of insurance premiums payable by the Lessor or vitae
any insurance policy held by the Lessor in respect of the whole or part of the building and/or the Leased
Premises.
6. BYE-LAWS
The Lessee shall strictly observe and comply with all Government, Provincial and Municipal Laws, Bye-Laws
and Regulations applicable to the Building and/or the Leased Premises and the conditions of title of the
Leased Premises and/or the Building, including the rules and regulations as set out by Studentstay.
7. RULES
7.1. The Lessor has made house rules (the “House Rules”) relating to the occupants of the building. A copy of
the House Rules is attached to this contract, and it remains each lessee’s responsibility to know the House
Rules. The House Rules form an integral part of this Lease therefore any breach of the House Rules shall
constitute a breach of the Lease. The Lessee hereby agrees to be bound by the House Rules and to ensure
that all his or her guests or invitees always obey and comply with the House Rules. The Lessor may change
the House Rules by written notice.
7.2. In addition to the House Rules and as a material term of this Lease:
7.2.1. no person other than the Lessee or a Designated Occupant is permitted to sleep over in the
Leased Premises and/or the apartment and/or the building.
7.2.2. the consumption of alcohol on the Leased Premises, and/or any Block/Unit and/or the building
is prohibited.
7.2.3. the use, possession, or sale of any illegal substance (such as without limitation dagga, cocaine,
crack-cocaine, mandrax) on the Leased Premises and/or the apartment and/or the building is
prohibited.

8. SECURITY AND SAFETY
The Lessor shall be entitled to arrange such security and safety measures in respect of the building in its
sole discretion and the Lessee shall be obliged to comply with any procedures or rules relating to such
security and safety measures. The Lessee shall procure that his or her invites or guests comply with any
procedures or rules relating to those security and safety measures.
9. INGOING INSPECTION
The management will conduct an ingoing inspection which the Lessee will be required to verify. Once
inspection has been verified it must be signed off after which the ingoing inspection report will be mailed
to the Lessee.
The Lessor shall be responsible for maintaining the main walls, roof, and other structural parts of the
building in good order and repair, fair wear and tear excepted. The Lessor shall not be responsible for any
loss or damage which the Lessee may sustain because of the main walls or other structural parts of the
building being or becoming defective or because of any act or omission on the part of the Lessor or its
employees and/or its agent except resulting from willful conduct or gross negligence.
11.1. The Lessee acknowledges that at the Commencement Date the Leased Premises and the furniture in the
Leased Premises are in good order and condition and that all glass windows, doors, door mechanisms,
electrical installations, taps, drains, sewerage lines, all appliances and electronics in communal areas and
other appurtenances therein are likewise in good order and condition.
11.2. The Lessee shall keep, maintain, and repair the Leased Premises, furniture and appurtenances referred
to in clause 10.1 above situated therein in good order and condition and in a clean, sanitary, and
tenantable condition during the currency of this Lease and any renewal thereof. At the termination of
this Lease the Lessee will return and redeliver the Leased Premises, furniture, and appurtenances
(referred to in clause 10.1 above) to the Lessor in the same condition as the Lessee received it.
11.3. Any cost for damages to the furniture and appurtenances in the communal area will be divided between
the residence in the unit.
11.4.1. shall not contravene nor permit the contravention of any law, by-law or statutory regulation
or the conditions of any licence relating to or affecting the occupation of the Leased Premises
and/or the apartment and/or the building.
11.4.2. shall keep all sewerage conduits free from blockage.
11.4.3. shall always keep the Leased Premises in a clean, tidy and sanitary condition.
11.4.4. shall not at any time do or permit anything to be done in the Leased Premises which may be
or cause a noise, nuisance, or annoyance to the occupiers of neighbouring premises.

11.4.5. shall, to comply with amongst other things, the manufacturer’s warranties, insurance
obligations, certificates issued and to ensure conformity, not alter or interfere nor allow any
overloading, alteration, or interference with the electrical, lighting appliance or plumbing
installations on the Leased Premises, without the prior written consent of the Lessor. Damage
done to such electrical installations by the Lessee (including damage caused by "short circuits")
shall be made good by the Lessee.
11.4.6. shall not erect any signs or advertisements on the Leased Premises or any Building without the
prior written consent of the Lessor, and upon the termination of this Lease, the Lessee shall
remove all such approved signs and advertisements erected by it and make good any damage
to the Leased Premises, the apartment or the building caused by such erection and removal.
11.5. If the Lessee, after taking occupation of the Leased Premises on the Commencement Date, finds that
there are items of the Leased Premises or of the furniture that are not in good order and condition, the
Lessee shall notify the Lessor of such items in writing within 7 (seven) days of the Commencement Date
of such damage or defects, failing which the Lessor shall not be obliged to rectify such damage or defects.
12.1. The Lessee shall not drive nor permit to be driven any nails or screws into the walls or ceilings of the
Leased Premises or any portion of the building.
12.2. The Lessee shall not make or permit any alterations, additions or improvements to the Leased Premises,
the Building, or any part of either without obtaining the prior written approval of the Lessor.
13. INSURANCE
13.1. The Lessor shall insure and keep insured to the full value thereof the building against risk of damage by
fire and other risks as the Lessor may require.
13.2. The Lessee may affect in his or her own name a policy or policies to cover the Lessee’s possessions and
the other effects upon the Leased Premises and pay the premiums in respect thereof. The Lessor shall
not be responsible for any loss or damage, or any personal injury suffered by the Lessee or his or her
visitor/s or invitee/s in the building, irrespective of whether such loss or injury is caused by fire, storm,
riot, civil commotion, theft, robbery, burglary, accident, or other cause whatsoever.
The Lessor shall be entitled at all reasonable times upon reasonable notice, (and, where in the Lessor's sole
discretion, circumstances permit, at any time and without notice), to enter the Leased Premises or
apartment to inspect the condition thereof and with its workmen, House Committee, or others, to execute
repairs to the Leased Premises, both externally and internally. The Lessee shall not be entitled to a
remission of rent for the period during which the repairs are made.

15. ROOM DOOR LOCKS
The doors have been specifically designed to also operate with padlocks. The Lessee is responsible, at his
own cost and discretion, for a padlock to be used to lock the door. The Lessor shall not be held responsible
for any loss that might occur if any person, authorized or not, gains access to the leased premises.
16.1. In the event of the Lessor wishing to occupy, renovate, demolish, or reconstruct the Leased Premises in
part or in whole and/or the building of which the Leased Premises form’s part, the Lessor shall be entitled
to terminate this Lease by giving the Lessee 3 (three) months’ prior written notice to this effect.
16.2. The Lessee acknowledges and accepts that it shall be obliged to vacate the Leased Premises by no later
than the end of the notice period referred to in clause 16.1 above.
The Lessee shall be liable for any damage caused to the Leased Premises, apartment or the building or any
part thereof by moving any furniture or other things to or from the Leased Premises or by any act of the
Lessee or his or her guest/s and/or invitee/s.
If the Building is destroyed during the Leased Period in such manner to render the Leased Premises partially
or wholly un-tenantable, in the sole opinion of the Lessor, then the Lessor shall use its reasonable
endeavors to make an alternative unit available (provided that an alternative unit is available at that time)
for the Lessee’s accommodation, at the Lessee’s expense, within a reasonable period of time after such
destruction, failing which this Lease shall automatically terminate. If the Building is only damaged or
partially destroyed, but the Leased Premises remains tenantable in the sole opinion of the Lessor, then this
Lease shall not terminate, and the Lessee shall continue to pay the rent payable.
19. BREACH
19.1. If the Lessee fails to pay any amount payable to the Lessor under this Lease by the due date thereof or
otherwise commits a breach of this Lease and fails to make or procure that payment or remedy that
breach within 7 (seven) working days after the date on which the Lessor had given the 7 day written
notice/eviction to the Lessee calling upon the Lessee to make or procure that payment or remedy that
breach, the Lessor shall be entitled but not obliged, without prejudice to any other right or remedy
available to it under this Lease or otherwise at law, to cancel this Lease and obtain repossession of the
Leased Premises and for that purpose take whatever action may be necessary (including but not limited
to placing on Transunion(ITC)) for the ejectment of the Lessee without detracting from the Lessor’s
entitlement to claim from the Lessee all damages it may have suffered as a result of such breach .

19.2. For the avoidance of any doubt, a claim for specific performance by the Lessor against the Lessee shall
be made without notice or demand without detracting from the Lessor’s entitlement to claim from the
Lessee all damages it may have suffered because of such breach.
19.3. If the Lessee or his or her invitee or guest commits a breach of any of the House Rules or a provision of
clause 7.2, such breach shall constitute a breach by the Lessee of this Lease. Similarly, a failure by the
Payer to pay any amount that is due and payable to the Lessor under clause 2,3 or 4 the Schedule to this
Lease shall constitute a breach by the Lessee of this Lease.
20. COSTS
20.1. The Lessee shall pay alternatively procure that the Administration Cost set out in point 4 the Schedule
shall be borne and paid by the Payer.
20.2. If either the Lessor or the Lessee must take legal action against each other, each of them will be entitled
to claim all legal costs incurred by them from the other party, including but not limited to attorney and
own client charges, tracing fees, and collection commission as charged by the service provider and/or
attorney.
20.3. The Lessee shall pay any reasonable charges that may come about because of the late payment of rentals
and any other amounts by or on behalf of the Lessee. A 10% late payment fee will be charged if rent is
received after the 7th of the month.
21. RELOCATION
The Lessor shall be entitled in its sole discretion from time to time, to relocate the Lessee to premises
elsewhere in the building or in another building in the general area of the building, which in the opinion of
the Lessor is reasonably comparable to the Leased Premises. The Lessor shall give the Lessee 2 (two)
Weeks written notice.
22.1. This Lease contains all the terms and conditions of the contract of lease entered by the Lessee and the
Lessor, and the Lessee acknowledges and agrees that no warranties or representations were made to it
save as is expressly set out in this Lease.
22.2. This Lease may only be amended or cancelled by consent, by way of a written document to that effect
signed by each of the parties.
If any provision of this Lease is held to be invalid, void, unenforceable, defective and/or illegal for any
reason, that provision shall be severed from the remaining provisions of the Lease which shall remain valid
and enforceable.

24. INDEMNITY
24.1. Neither the Lessor nor its employees shall be liable for any costs, damages, injury, or loss of life caused
to the Lessee, the Lessee's property, or the Lessee's invitees, for any reason whatsoever. Notwithstanding
any provision contained in this Lease, same shall not limit or exempt liability attributable to gross
negligence.
24.2. Studentstay management reserves the right to conduct random drug searches, which may include the
involvement of law enforcement or drug squad officers. By signing this agreement, tenants consent to
these searches. The accommodation management will not be held liable for any legal consequences or
disciplinary actions resulting from violations of this policy
25. GENERAL
25.1. Unless the context clearly indicates a contrary intention, reference to this agreement or the Lease shall
include references to the Schedules and any annexes or addenda hereto; any particular gender shall
include the other genders; the singular shall include the plural and the other way around (vice versa); and
a natural person shall include a juristic person (whether a corporate or unincorporated created entity)
and the other way around (vice versa).
25.2. Any reference to an enactment is to that enactment as at the date of signature hereof and as amended
from time to time.
25.3. When any number of days is prescribed in this Lease, same shall be reckoned exclusively of the first and
inclusively of the last day unless the last day falls on a Saturday, Sunday, or Namibian public holiday, in
which case the last day shall be the next succeeding day which is not a Saturday, Sunday or Namibian
public holiday.
25.4. The use of any expression in this Lease covering a process available under Namibian law (without
limitation of the same kind (eiusdem generis)) shall, if any of the parties to this Lease is subject to the law
of any other jurisdiction, be construed as including any equivalent or analogous proceedings under the
law of such defined jurisdiction.
25.5. Where any term is defined within the context of any clause in this Lease, the term so defined, unless it is
clear from the clause in question that the term so defined has limited application to the relevant clause,
shall bear the meaning ascribed to it for all purposes in terms of this Lease, notwithstanding that that
term has not been defined in an interpretation clause.
25.6. The rule of construction that a contract shall be interpreted against the party responsible for the drafting
or preparation of the contract, shall not apply.
25.7. No relaxation, extension of time, latitude or indulgence which the Lessor may show, grant or allow to the
Lessee shall in any way constitute a waiver by the Lessor of any of the Lessor's rights in terms of this Lease
and the Lessor shall not thereby be prejudiced or estopped from exercising any of its rights against the
Lessee which may have then already arisen or which may arise thereafter.
25.8. This Lease shall be with the laws governed by and interpreted in accordance with the Republic of Namibia.

25.9. The parties hereby irrevocably consent to, insofar as it is legally permissible, the non-exclusive jurisdiction
of the Magistrate’s Court. The Lessor shall have the discretion to institute legal action in the High Court.
25.10. The Lessee irrevocably consents to the Lessor, requesting any information (including but not limited to
payment patterns, indebtedness, whereabouts) available on any credit bureau and furnishing
information (including but not limited to payment patterns, indebtedness, whereabouts) to any credit
bureau regarding the Lessee from time to time.
25.11. In the case where Lessee have made an overpayment, and a refund is due, such a refund will only be
payable in November that year and if it is a sponsored student the refund will only be payable upon
confirmation of the sponsor that the student qualifies for assistance in the new academic year.
26.1. The Lessee acknowledges the Lessor’s duty to comply with the Financial Intelligence Act No. 3 of 2007,
as amended, and agrees to provide the Lessor with the relevant documents as required by law.
26.2. If the Lessee is a foreigner the Lessee warrants that he has a valid permit granted in terms of the
Immigration Control Act No 7 of 1993 and that such permit shall remain valid for the Lease Period,
including any renewal periods. The Lessee hereby indemnifies the Lessor and holds the Lessor harmless
in respect of any claim whatsoever resulting from a breach of this warranty.
27. COUNTERPARTS
This Lease may be signed in any number of counterparts and all such counterparts taken together shall
constitute one and the same agreement.

HOUSE RULES
ANNEXURE 1
• Included in your rental is an amount allocated for the use of water. To maintain the level charged, we
request that you use only the minimum amount of water required.
• Switch off all lights and electrical appliances when not in use or when you leave the room.
• Water should be used sparingly. You are therefore required to report any leaks to the security/building
manager as soon as they are noticed.
• keep the bathrooms and kitchens in a clean state as you would like to find them.
• ensure that all stove plates and ovens are turned off when not in use.
• Should we find that the water charge for the building exceeds that which was budgeted for; we will be
obliged to increase the rental to accommodate the water and electricity shortfall.
• Serious and disorderly behavior that results in the disturbance of others may lead to immediate
termination of the lease agreement. In such cases you will be liable for the full charges set out in the lease
agreement.
• Playing music or other sounds at unreasonable levels is strictly forbidden. The Lessor reserves the right to
confiscate any music equipment if the Lessee does not adhere to this rule, and to charge a penalty fee of
N$250.00. Such equipment will be returned to the Lessee at the end of each semester.
• Shouting, calling, or talking in a raised voice is not acceptable. Running in corridors or in any other areas
of the building is not permitted.
• Netball or any other outdoor activities will be allowed from 17H00 to 19H00 during the weekdays and
from 9H00 till 20H00 over weekends.
• No victimization may take place in the residence.
• No animals may be kept in/on the residence.
• StudentStay makes no suggestion or guarantee regarding the general conditions in the residence with
regards to clean and silent accommodation.
• StudentStay is not responsible for the cleaning of any rooms in the residence.
• Bed linen should be changed and washed at least once a week.
• No washing of clothes in the bathroom or kitchen sink is allowed.
• The furniture provided in your room may not be removed from your room, or the building, without our
prior consent. The full cost of repairing any item of furniture or electrical appliance provided by us will be
charged to you with an appropriate administration charge of not less than N$250.00.
• Making fires or BBQ (braais) on the balconies is not permitted. Insects and rodents are a health hazard –
all food kept in your room must be stored in suitable containers or wrapped tightly, this prevents insects
or rodents from accessing it. Stale, unfinished or waste food must be thrown in the dustbins immediately.

• All rooms are inspected regularly. Any damage found to the room on inspection will be billed directly to
you on a month-to-month basis. Should we find that the state of your room is such that there may be a
potential health hazard, you will be formally requested to clean your room. Should you consistently keep
your room in such a state, we will arrange for the room to be cleaned, and all costs will be for your account.
• No dirty dishes or food may be left in the zinc or room or in the dustbins as this can cause worms or
cockroaches infestation. If this should happen the whole unit will be fined a N$ 1 500.00 penalty fee, which
will include cost for fumigation and cleaning.
• Shall keep all sewerage conduits free from blockage, if drain is clocked and requires external contractors
the invoice for the work done will be divided between the residence of the unit.
• You will ensure that prior to vacating the room for weekends, vacations or otherwise, the room is cleaned
and that any form of food or drink is stored away or thrown out and that pots, pans, cups and plates are
cleaned.
• Your room must always be kept clean and tidy, we reserve the right to clean your room in your absence
and hold you accountable for costs incurred (which will not be less than N$500) and we will not be held
responsible for any losses.
• Cooking food in your room is strictly forbidden. You may not remove any microwave ovens supplied from
the kitchen for cooking in your room.
• Clothes or other items may not be hung from the windows, rails, or the building.
• No posters or other items may be permanently affixed to the walls, windows or furniture of your room or
any other part of the building. This may cause damage to the property and the charges will be for your
account. It is in your best interest to keep the building in a clean state.
• Please do not soil, mark, litter or damage the common areas of the building.
• Toilets must not be used for the disposal of any foreign objects; only domestic toilet paper may be flushed
down in the toilet.
• Heaters or similar items are not allowed due to the fire risk.
• No pets are allowed.
• Any form of explosives is forbidden, and the finding of these items will lead to disciplinary consequences.
• The building is a smoke-free building. Smoking, drinking or the taking of drugs is strictly prohibited within
your room and in the common areas of the building.
• Consumption and storage of alcohol is not allowed in your room or in the building. You will not use, store
and/or sell non-prescription drugs or narcotics in the building. Should any form of drugs be found on your
person or in your room, we reserve the right to terminate the lease agreement immediately and take
whatever legal action that may be necessary against you.
• Sexual harassment, involvement in racial conflicts, the possession and/or use of alcohol in the residence,
presence in the residence when under the influence of alcohol and/or drugs, the possession/use of
firearms, and the handling of any other weapons are regarded as serious cases of misconduct, we
reserve the right to terminate the lease agreement immediately and take whatever legal action that may
be necessary against you.

MEDICAL CONDITIONS AND DISABILITIES
• Should you suffer from any medical illness or disability, we would appreciate you notifying us so that we
are able to be of assistance in the event of a medical emergency.
• We cannot be held responsible for any losses that you may incur whilst residing in our buildings.
• Considering this, please keep your room always locked and ensure that the windows are fully closed when
you are not present in your room. The key to your room must never be given to or lent to any other person.
• You should ensure that there are no key tags or identification that would make it easy to identify the room
or building that the key belongs to.
• It is vital that you take good care to ensure that you never leave your keys in a place where they could be
stolen or lost.
• We will not be held responsible for any theft or burglary involving your possessions. Lost keys lead to the
replacement of the complete door locks and keys and the cost thereof.
• Tampering with any security, fire-fighting equipment and electrical metering boxes is a serious offence
and is strictly forbidden. Should you tamper with the fire equipment in any way, we reserve the right not
only to have you arrested but to lay criminal charges against you and cancel the lease agreement. The cost
of restoring such equipment will be for your account (minimum charge of N$1,000 for tampering with
equipment).
• The use of candles, oil lamps, incense or anything that produces a naked flame is a potential fire hazard
and is strictly forbidden from being used in your room or any other part of the building.
• We reserve the right to search the bags (yours or your visitors’) at any time and to refuse entrance to the
building if found with unlawful and above-mentioned items in your possession. Repeated attempts to
access the building will result in the termination of your lease.
VISITORS
• Residents are fully responsible for the conduct and actions of their visitors. Should a visitor cause any
damage or violate accommodation rules, the resident they are visiting will be held accountable for all
related consequences, including repairs, fines, or other disciplinary measures.
• Only female visitors are welcome provided they observe these house rules and the lease agreement.
• No student may have more than two visitors at any given time.
• All visitors will be required to register with their ID at the security officer. All visitors are required to
report to security and are not allowed direct access to your room. You will be required to fetch all
visitors from the foyer.
• No visitors may remain in the building without your presence. Should you leave the building, your
visitors must also leave the building.
• You will be wholly responsible and financially liable for any damages caused by your visitor.
• Visitors have access to the building Weekdays from 12H00 to 20H00 and Saturday/Sunday from 9H00
to 22H00.
• Sleeping overnight is not permitted. Should we find that you have granted a visitor the right to sleep
over, we will charge you an amount of N$1 000.00 per visitor per night for the room.
• Management reserves the right to place further restrictions on the access of visitors if utility
consumption increases dramatically, a visitor’s behaviour is inappropriate, or the people-carrying
capacity of the building is compromised in any way.

GENERAL
• All equipment, facilities, and resources provided within the accommodation are exclusively for the use of
residents. Visitors are strictly prohibited from accessing or using these amenities.
• No swapping of rooms without prior consent, failing to do so will lead to N$ 500 fine.
• No sleeping in other rooms, failing to do so will lead to N$ 500 fine.
• No sub-letting your room, failing to do so will lead to N$ 500 fine.
• Firearms or any form of weapon, e.g. knives, batons etc. are strictly forbidden.
• Pamphlets of any nature may not be placed or handed out in the building without our prior consent.
• Should there be any outbreak the lessor will be entitled to put safety measures in compliance with the
national regulations and the lessee and their visitors should comply with these rules.
• Failure to observe these House Rules will constitute a breach of the Lease Agreement and may lead to
termination of the Lease.
STUDENT STAY, ITS MANAGEMENT AND EMPLOYEES, SHALL NOT BE HELD LIABLE FOR ANY INJURY, LOSS, OR
DAMAGE OF ANY DESCRIPTION WHICH ANY PERSON MAY SUSTAIN PHYSICALLY OR TO THEIR PROPERTY, BY
REASON OF ANY NEGLECT OR FAILURE TO EXERCISE THE NECESSARY CARE WHEN OCCUPYING THESE PREMISES
OR USING ANY OF ITS AMENITIES. STUDENT STAY ALSO RESERVE THE RIGHT TO CHANGE THE HOUSE RULLES AT
ANY TIME SHOULD THE NEED ARRISE.
