CONTRACT AGREEMENT

Owner: - Dr. G T SREENIVASA

577215(Presently working as an Professor in Department of Mathematics SSIT,Tumakuru)
AND
Contractors: - MANJUBHARGAV.K
KUBERA NILAYA, 5th B, 3rd Main, Maruthinagar, Tumakuru-572102.

Siddaganaga extn , Tumakuru.

And whereas owner & contractor has agreed to below condition for construction on
site no:-20, Assesment/khata/door no:-5332, revenue Sy no:- 3/3a & 3/4a,shettihalli
village, ward :-20(present election ward 31), Jayanagara south, near varadraja nursing
college, Tumakuru.

1. AGREED RATE FOR THE CONSTRUCTION OF


RESIDENTIAL BUILDING is Rs.2, 130/- per Sqft.

2. THE TOTAL AREA OF CONSTRUCTION IS


APPROXIMATELY:-
a. Ground floor = 1260 Sqft (Site area 30x42feet considered)
b. First floor = 1150 Sqft (Built up area).
c. Second floor = 1050 sqft. (Built up area).
d. Head room = 80 Sqft (subjected to final measurement).
Note:- for head room owner agreed to pay 1150 per sqft (half of 2300/- per
sqft).
3. BASICS:-
a. Design and drawing.
b. Structural detailing
c. Front elevation.
Provided by Engineer/contractor and said above has to be approved by
both Engineer and contractor before the commencement of work.
Plan has been provided by owner and Rs.10,000/- paid by owner to
Mr.Shivakumar as drafting charges and in final it will paid back to owner.

4. EXACAVATION FOR FOUNDATION:-


a. For column footing: 5 feet below existing ground level and width as per Design
recommendation.
Note:- If the Soil bearing capacity is less than 18kN/m2 and unavoidable to
go beyond 5 feet or in case presence of water table or due to any other
condition if the depth goes beyond 5 feet or other than Isolated footing the
owner has to pay the difference cost (including labor and material)
b. Sump: - Size 12 feet x 7 feet x 6.5 feet (below Existing ground level).
c. Size stone masonry: - 3 feet (width) x 2 feet (depth) - (below Existing ground
Level).
d. Size stone masonry for Compound: - 2 feet (width) x 2 feet (depth) - (below
Existing ground level).

5. BED CONCRETE:-
a. For column footing: - 4 inch concrete with using mix ratio: - 1(cement):4(M-
sand):8(40mm jelly). width and length of concrete as per design
b. Below Size stone masonry
1. Main wall: - 4 inch concrete with using mix ratio: - 1(cement):4(M-
sand):8(40mm jelly).
Width: - 3feet.
2. Compound wall: - 4 inch concrete with using mix ratio: - 1(cement):4(M-
sand):8(40mm jelly).
Width: - 2feet.

6. PLINTH BEAM

a. For main walls:-


Width: - 1 feet width 9 inches (depth) using 1:2:4 (mix ratio)
b. For compound wall:-
Width: - 8inch and depth 4 inch will be provided using 1:2:4(mix ratio).

7. EARTH FILLING FOR FOUNDATION:-

Soil will filled with excavated soil and if there is shortage, RED soil will be filled.

8. ANTI TERMITE TREATMENT:-

CHLORO-PYRIPHOS 20 % EC @ 1 percent concentration in water.


Or
Imidacloprid 30.50 % SC @ 0.075 present As per IS 8944
9. EARTH FILLING FOR FOUNDATION:-

Soil will filled with available soil and if there is shortage, RED soil will be filled

10. BRICK MASONRY:-

9 inch width for main walls and 4.5 inch width for partition walls will be provided
up to 10 feet roof.

11. CEMENT CONCRETE BLOCKS:-


a. For compound walls 6 inches sizes will be used
b. For Parapet Cement concrete blocks of 6 inches sizes will be used of height 0.9
meter

12. SILL CONCRETE:-


Sill concrete will provide below the windows.

13. WOOD WORK:-


a. Red sal/ Neem will be provided for windows and door frames cost of wood
Rs.1200/- cubic feet
b. Shutters for doors ready shutters upto 7000/- including fixture
c. For window shutters: - Malaysian honne wood will be provided upto Rs.2800/-.
d. For main door
1. Frames of size: - Teak will be provided 6 inch by 4 inch upto Rs.4500/-.
2. Shutters of size: - 3 feet by 7 feet of thickness 2 inch upto Rs.4500/-.
e. For pooja door
1. Frames of size:- Teak will be provided 5 inch by 3 inch upto Rs.4500/-.
2. Shutters of size: - 3 feet by 7 feet of thickness one and half inches upto
Rs.4500/-
f. for toilet and bath
1. 25mm/1 inch wpvc doors of size 2 feet 6 inches x 7 feet will be provided
without frames upto Rs.5000/-
Note: - As per the discussion held the owner has agreed to provide from
their side and price of mentioned in agreement will be paid back/refund
from contractor side.
g. Labour portion for wood work will be paid by the contractor
h. carving for each main door upto Rs.7000/- 2 nos only and pooja up to 7000/- 2
nos only and total cost of all carving around Rs.28,000/- if exceeds due to design
or other thing difference of cost has to be paid by owner.

14. COLUMS SIZE:-


Will be provided as per the structural design. As per SP-16 and IS-456.
15. ROOF SLAB:-

Depth 6 inches and only for terrace slab water proof course/damp proof course of
JSW I Block will be provided.

16. BEAM DEPTH: - will be provided as per the structural design

16. STAIRS:-

a. Outside dog legged stairs will be provided.


b. Inside chain link stairs will be provided and as per discussion held difference of
cost of steel, labour , centring has to be paid by owner.
c. Stainless steel Railings will be provided upto Rs.800/- per running feet (including
labour and material, design) , rather than specified extra cost has to be paid by
owner

17. STEEL:-

a. For sump Fe550D will be provided as per design. And RCC wall
thickness 6 inches. Up-to Rs.62 if market variation in price above the
agreed price, difference of cost has to be paid by owner.
b. For Beams and columns Fe-550D of JSW will be provided up to
Rs.64/- ,if market variation in price above the agreed price, difference
of cost has to be paid by owner.

18. CEMENT:-

The cost Up to Rs.350/- per bag will be provided and if any variation due to market
difference of cost has to paid by owner
Ultra tech for PPC for plastering and for structure OPC of 43 grade (owners’
choice and market availability).

19. SAND:-
a. M-sand will be used for construction.
b. P-sand will be used for Plastering.
Note:- As per the discussion held , owner agreed to provide River sand for plastering
from their side , it is estimated the 80 tonnes of P sand is required for plastering and the
amount at the rate of Rs.800/- per tonne approximately Rs.64,000/- will be refunded to
the owner from contractor after paying all the dues. The owner has to supply river sand
till completion of plastering and wastage charges after sieving will be paid by/ will be
on owner.
20. FLOORING AND SKIRTING:-

a. Flooring and skirting with Granite/ Vitrified tiles slab, 6x4 feet upto
Rs.100/.Sq.ft will be provided by provided by contractor and due to size
variation if the labour costs difference than the normal it has to be paid by the
owner.
Note: - Inclusive of GST and all the tiles/granite will be owner choice
b. Toilet floor tiles up to Rs. 60/- Per sqft (SKID proof) inclusive of GST.
c. Parking tiles up to Rs.50/- per sqft (SKID proof) inclusive of GST. With cement
adhesive below.
d. Tile fixing adhesive will used for fixing of floor tiles.(T-01 or equivalent depend
on availability)
e. For windows frame granite and nosing charges has to be paid by owner and
laying charges labour has to be paid by contractor.

21. WALLS TILES:-

a. Toilet/Bathroom wall tiles up to Rs. 50/- Per sqft (water proof done using
Epoxy) inclusive of GST upto 7 feet.
b. Kitchen Tiles upto Rs.60/- Per sqft. Above kitchen counter slab upto 7feet
c. Dadoo tiles upto 7 feet and 4 feet wide of ground floor main door and first floor
main door only Rs.60 sq ft.( not included 3rd floor door or any other door)
d. Tile fixing adhesive cement will be used as per height.
e. Kitchen slab thickness 38-40mm will be provided upto Rs.150 per sqft.
f. Washing Sink in the kitchen will be provide 38mm to 40mm cut piece
ABOVE ALL THE RATES ARE INCLUSIVE OF GST
g. Nosing inside the building will be provided by contractor rather than specified it
has to be paid by owner.
Note: - Above 7 feet the full charges has to be paid by owner.

22. PAINTING WORK:


a) For inside walls 1 coats wall care putty t h e n 1 coat of acrylic wall
putty for inside wall with glossy finish & one- coat of premium above
than lower range (1 step above to tractor emulsion) range paint in
ASIAN.(as per discussion).
b) Exterior walls 1 coat of primer, and Asian Apex with 1 coats approved
color, if any price variation paid by owner and inner doors & windows 2
coat OT enamel paint of approved color over 1 coat of wood primer.
c) PU polish will be provided for 2 main doors and 2 puja doors only.
d) Glass fiber mesh shall be used near beam, column and masonry Wall-
junction.
e) Water proofing shall be done in the terrace slab, all washrooms and
balconies using Fosroc B rushbond./Roff/JSW or sika anistol.or
equivalents.
f) Waterproofing admixtures of Fosroc equivalent/JSW/Dr.FIXIT
brand shall be used in internal plaster, external plaster, and mortar mix
used in fixing washroom tiles.
Note:- Rather than specified everything has to be paid by owner.

23. RCC LINTEL, CHEJJA AND LOFTS:-


1. RCC lintel 9 inch wide and 5 inch thick in CC 1:2:4 with nominal steel will be
provided over all BBM walls.
2. RCC CHEJJA will be provided over all window openings where ever max
length 2feet 6-inches beyond chargeable.

24. WARD ROBE:-


For Ground floor:-
a. Ward robe of 3-feet wide and 1 foot 6 inches depth with inside 2 steps of
granite up to Rs.50 (Horizontally).(inclusive of GST)
For first floor:-
a. Ward robe of 5-feet wide and 1 feet 6 inches depth with inside 2 steps of
granite up to Rs.60 (Horizontally). (inclusive of GST)
For second floor
a. Two rooms Ward robe of 6-feet wide and 1 feet 6 inches depth with inside 2
steps of granite up to Rs.60 (Horizontally). (inclusive of GST)
b. One room Ward robe of 3-feet wide and 1 feet 6 inches depth with inside 2
steps of granite up to Rs.60 (Horizontally). (inclusive of GST)
Rather than specified other things has to be paid by owner.
25. PARAPET:
All Round parapet walls of Concrete blocks 4.5 inch thick with 9 inch thick brick
pillars regular intervals for a height of 3 feet in CM 1:6.

26. WEATHER PROOF COURSE:-

Water proofing Cement mortar finish in CM l: 4 with necessary Slope. (JSW


WPC/APOLLO/others upto Rs.4000/- paint will provided).

27. WATER SUPPLY AND SANITARY:-


a. Ashirvad CPVC pipes and bents at necessary
b. Finolex PVC pipes and bents at necessary
c. Ashirawd tank 3 layer 1000 litres 3 numbers will be provided
d. Rain water piping provided as per IS recommendation, and PVC pipe
will be used.
28. GROUND FLOOR TOILET AND BATH:-

a. Indian W/c up-to Rs.5000/- including flush tank.


b. Western commode up-to Rs.6000/- Single piece commode including
flush tank beyond bourne by owner and floor mount.
c. Wash basing up to Rs. 2000/-.
d. Wall mixture Jaguar up to Rs.4000/-
e. Show rod and shower up to Rs.2500/-
f. Sink mixture up to Rs.3000/-

29. FIRST FLOOR TOILET AND BATH:-

a. Western commode up-to Rs.15,000/- mount commode including flush


tankand flusing decore Jaguar beyond bourne by owner
b. Wash basing upto Rs. 4000/-.
c. Wall mixture Jaguar upto Rs.6000/-
d. Show rod and shower up to Rs.2000/-
e. Sink mixture up to Rs.3000/- for kitchen
f. Show area partition glass up to Rs.6000/-(beyond paid by owner)
g. Western commode up-to Rs.15,000/- mount commode including flush tank
Jaguar beyond bourne by owner(includes all fixture )

30. SECOND FLOOR TOILET AND BATH :-( only for TWO rooms
& third room one as replica like ground floor)

a. Western commode up-to Rs.15, 000/- wall mount commode including


flush tank Jaguar beyond bourne by owner.
b. Wash basing upto Rs. 2000/-. beyond bourne by owner.
c. Wall mixture Jaguar upto Rs.6000/- beyond bourne by owner
d. Show rod and shower up to Rs.2000/- beyond bourne by owner
e. Sink mixture up to Rs.3000/- beyond bourne by owner
f. Show area partition glass up to Rs.5000/- (beyond bourne by owner)

31. KITCHEN:-

a. Provision shall me made for exhaust fan in the ground floor and first floor.
b. Water inlet and outlet will be provided in the utility area
c. Sink mixer upto Rs.4000/- will be provided.
d. Sink cut piece of granite will be upto Rs.5000/-

32. ELECTRICAL WORKS: -


a. Required electric points and telephone points will be provided for entire
building, using FINOLEX as per discussion, GM switches only white
colour and modular switch box.
b. As per domestic standards. If Ac point required material has to be
provided by owner, conduces/piping by contractor.
33. OTHER CONDITION
a. Watchman and curing shall be provided by contractor as discussed.
b. Electricity temporary connection and bill up to completion of work will be paid
by owner.
c. Water and UGD connection bills will be on owner.
d. NOC by competent authorities at owners risk
e. Meter connections connection at owners risk
f. Electric UG cable connection at owners risk
g. Towel hanging in bathroom will be paid by owner
h. Window and door screening will be paid by owner
i. Name plate will be paid by owner
j. UPS point will be provided and battery with UPS price has to be paid by owner
k. Lighting fixtures has to provide by owner.
l. Grilling for ground floor up to 7 feet height and gate (parking coverage)
30-feet frontage (which includes gate also), 16-feet at east side and 16feet at
west side Square/ rectangular pipe at 4 inches spacing of TATA/APOLLO rate
upto Rs.60+40(labour) and According to elevation.

p. Time period required for construction is about 16 months depending up on
mode of payment and if in case delay of payment work will not get progress and
immediate revision of agreement for that day market rate per sq.ft.
q. No legal sanction if delay of work due to COVID or any other unprecented
condition.
r. All the transaction has to be done in cash only and in case account it attracts
GST of 18% and for cement 28%.
s. Owner paid advance of Rs. 5000/- on 23/01/2025 as a ritual and same will be
utilized for site cleaning charges.
t. Painting work will start after the completion of interior work only.
u. If required smart care membrane for water proof for bath and toilet, it has to be
provided by owner.
v. And for compound wall if beam and column is required, it has to be paid by
owner.
w. Extra wall cladding stone or other any other decorative cladding in the front
elevation if require has to be pay by owner.
x. If any dispensaries with neighbor it has to be resolve by owner
y. All the measurement are done once building is completed
z. Every stage before payment to next stage requires satisfactory affidavit.
Note: - Rather than specified if any other extra has to be paid by owner.
