🔥BNB Homeowner Script🔥

Below is the in-person or over-the-phone script for speaking to homeowners or property


management companies.

“So Mr. Jones, I love this house it’s perfect. It’s exactly what I’m looking for. Let me tell you a
little bit about me and see if it might be a fit because I’m not your typical tenant.

I own a corporate leasing company called [insert your company name here] and what we do is
we welcome travel nurses and professional guests into our properties. So what I’ll do is I’ll sign
a minimum of a one year lease, possibly two or three years if we can talk through a few
concessions here at the end of our call. Fair enough?

We have a maintenance person that comes and takes care of all the minor maintenance on the
property. We also have a professional cleaning company that comes in several times a week to
make sure it’s absolutely spic and span at all times.

We have professional guests that come to town for sometimes for 3 nights and sometimes for 3
months. These are people who generally don't have young children, they don't have pets, they
are nonsmokers, they've all been vetted, we know who they are, their identification, their
background, and they come into town and they stay for a little bit, and then they leave.

A lot of time they don’t create a lot of wear and tear on the property because they aren't using
the kitchen and the appliances because they go out and eat most of the time.

These are quality professionals that are not going to paint the back bedrooms blue and pink for
their kids. You’re not going to have holes in the backyard or any pets inside the property. You’re
not going to have cars jacked up on cinder blocks in the front yard.

In other words, the property stays well maintained and stays in prestige condition at all times.

That’s essentially what we do is short and mid-term rentals with property owners that we know
here locally. And so if that's something you would consider then I would love to write a check
right now and rent your property from you.”
