BNBC 2008: Building Code Guidelines for Structural Systems

1. Setbacks

- Definition: The minimum distance between the building's outer walls and the property line or

adjacent structures.

- BNBC Guidelines:

- Setbacks vary depending on land use (residential, commercial, industrial) and building height.

- Typically:

- Residential: 1.5-2.5 meters (side and rear), 3-4 meters (front).

- Commercial/Industrial: Larger setbacks may be required to ensure safety and accessibility.

- Ensures privacy, ventilation, and fire safety.

2. Floor Area Ratio (FAR)

- Definition: The ratio of the total floor area of a building to the size of the plot.

- BNBC Guidelines:

- FAR is determined based on zoning regulations, land use, and the width of adjacent roads.

- Typical FAR ranges:

- Residential: 1.5-3.0.

- Commercial: Up to 5.0 in high-density zones.

- Larger FAR is permissible for wider roads and open surroundings.

3. Ground Coverage

- Definition: The portion of the plot area that is covered by the building at the ground level.

- BNBC Guidelines:

- Maximum allowable ground coverage:

- Residential: 50-65%.
- Commercial: 70-80%.

- Encourages open spaces for ventilation, greenery, and drainage.

4. Mandatory Open Space

- Definition: Open areas on the plot that are not covered by the building.

- BNBC Guidelines:

- Open space requirements:

- Minimum 25% of the plot area must remain open in residential zones.

- Larger open spaces are required for taller buildings.

- Open spaces enhance ventilation, natural lighting, and fire safety.

5. Relation to Road

- Definition: Building regulations based on proximity to roads and access points.

- BNBC Guidelines:

- Minimum road width for different building types:

- Residential: 6-12 meters, depending on building height.

- Commercial: 12-18 meters.

- Buildings taller than 15 meters require wider access roads for emergency vehicles.

6. Fire Safety

- Definition: Measures to prevent and mitigate fire hazards in buildings.

- BNBC Guidelines:

- Use of fire-resistant materials in construction.

- Installation of fire alarms, smoke detectors, and sprinkler systems.

- Clear evacuation routes and signage.

- Fire compartmentalization for larger buildings to limit fire spread.

7. Fire Stairs

- Definition: Staircases designed for safe evacuation during emergencies.

- BNBC Guidelines:

- Minimum of 2 fire staircases for buildings taller than 6 stories.

- Width: Minimum 1.2 meters (for buildings with high occupancy).

- Non-slip, fire-resistant materials required.

- Doors to fire staircases must be fire-rated and open outward.

8. Building Height Restrictions

- BNBC Guidelines:

- Restricted by FAR, setbacks, and adjacent road widths.

- Typical formula: Maximum height = Width of adjacent road x Permissible FAR.

- Maximum height also depends on proximity to airports and flight paths.

9. Accessibility

- BNBC Guidelines:

- Ramps and elevators for disabled persons.

- Accessible toilets on every floor.

- Railings and tactile indicators for safety.

10. Drainage and Waste Management

- BNBC Guidelines:

- Adequate drainage systems to prevent waterlogging.

- Provision for rainwater harvesting in large plots.

- Segregated waste disposal areas.
