BNBC 2008: Building Code Guidelines for Structural Systems

1. Setbacks

- Definition: The minimum distance between the building's outer walls and the property line or

adjacent structures.

- BNBC Guidelines:

- Setbacks vary depending on land use (residential, commercial, industrial) and building height.

- Typically:

- Residential: 1.5-2.5 meters (side and rear), 3-4 meters (front).

- Commercial/Industrial: Larger setbacks may be required to ensure safety and accessibility.

2. Floor Area Ratio (FAR)

- Definition: The ratio of the total floor area of a building to the size of the plot.

- BNBC Guidelines:

- FAR is determined based on zoning regulations, land use, and the width of adjacent roads.

- Typical FAR ranges:

- Residential: 1.5-3.0.

- Commercial: Up to 5.0 in high-density zones.

- Larger FAR is permissible for wider roads and open surroundings.

3. Ground Coverage

- Definition: The portion of the plot area that is covered by the building at the ground level.

- Maximum allowable ground coverage:

- Residential: 50-65%.

4. Mandatory Open Space

10. Drainage and Waste Management
