Construction Specifications

This set of Specifications shall administer the methods of construction


as well as the kinds of materials to be used for the proposed building
shown in the plans and detailed drawings.
The plans, detailed drawings and these Specifications shall be
complementing each other so that what is shown in one, although not
shown in the other, shall be considered as appearing on both.

All parts of the construction shall be finished with first class


workmanship to the fullest extent of the meaning of plans and
specification. These specifications are intended to cover the construction
of the proposed Two-Storey Residential Building as shown on the plans
and described in these specifications.
The construction shall conform to all the requirements of the National
Building Code, as well as the local rules and regulations of the Municipality
of Babatngon, Leyte, Philippines.

Scope

The scope of the project involves constructing a two-storey residential


building with a total floor area of 145 square meters, located in Barangay
Dist. II, Babatngon, Leyte. The ground floor will include a porch, garage,
living room, dining room, kitchen, laundry area, and a space for a water
tank. The second floor will consist of two bedrooms, a master bedroom,
two toilets, a study room, and a balcony. The project also includes the
preparation of essential plans, such as architectural, structural, plumbing,
and electrical drawings, ensuring the structure’s functionality and safety.

It covers the foundation, structural framework, roofing, and finishing


works, including interior and exterior wall finishes, flooring, painting, and
installation of utilities like water and electrical systems. Landscaping and
final site cleanup are also part of the project’s deliverables.

Materials

The materials for the project are selected for durability, cost-
effectiveness, and suitability to the local environment:

Structural Materials: Reinforced concrete for beams, columns, and slabs;


structural steel for roof framing.

Walls and Partitions: Concrete hollow blocks for external walls; gypsum
boards for interior partitions.
Roofing: Galvanized steel sheets with insulation to provide durability and
heat resistance.

Flooring: Ceramic tiles for living areas, bathrooms, and kitchens; concrete
finish for the garage.

Windows and Doors: Aluminum-framed sliding windows and solid wood


doors for durability and security.

Plumbing Fixtures: PVC pipes for water supply and drainage systems;
ceramic fixtures for toilets and sinks.

Electrical Components: Standard-grade electrical wires, outlets, and circuit


breakers in compliance with the Philippine Electrical Code.

Paints and Finishes: Weather-resistant paint for external walls and eco-
friendly, washable paint for interiors.

Methods

The construction will follow standard building procedures and practices,


ensuring compliance with relevant building codes and standards.

Site Preparation: Clearing and leveling the site, followed by marking the
layout as per the design.

Foundation Work: Excavating and pouring reinforced concrete for the


foundation to ensure stability.

Structural Construction: Erecting columns and beams using reinforced


concrete and steel to form the frame.

Wall Construction: Laying hollow blocks with cement mortar for walls,
followed by plastering for a smooth finish.

Roof Construction: Installing trusses and purlins, followed by the roofing


material and waterproofing layers.

Utility Installations: Installing plumbing systems, electrical wiring, and


HVAC ducts according to approved plans.

Finishing Work: Applying interior and exterior finishes, including painting,


tiling, and fixture installations.

Final Touches: Ensuring all components, such as doors, windows, and


railings, are securely installed.
Quality

The project will adhere to the highest standards of workmanship to ensure


the safety, durability, and aesthetics of the building. Regular inspections
will be conducted during key stages of construction to maintain quality
control. Only skilled laborers and certified professionals will handle critical
tasks such as electrical wiring, plumbing, and structural works. Materials
will be sourced from trusted suppliers to guarantee quality and
compliance with standards.

Timeline

The project is expected to be completed within six months, following a


detailed construction schedule. The timeline is broken down into key
phases:

1. Month 1: Site preparation, excavation, and foundation work.


2. Month 2-3: Construction of the structural framework, including
columns, beams, and walls.
3. Month 4: Roofing installation, rough plumbing, and electrical works.
4. Month 5: Interior and exterior finishes, including painting, tiling,
and carpentry.
5. Month 6: Installation of fixtures, landscaping, and final site cleanup.

Staying on schedule will require efficient coordination among workers,


suppliers, and project managers. Any delays will be addressed promptly to
prevent setbacks.

Site Requirements

The project site must meet specific requirements to facilitate smooth


construction. Adequate space for storage of materials and equipment will
be allocated, and the site will be secured with fencing to ensure safety.
Proper waste disposal measures will be implemented to maintain
cleanliness and avoid environmental issues.

The site will also need access to utilities such as water and electricity to
support construction activities. Safety measures, including the use of
personal protective equipment (PPE), will be enforced to protect workers.
A designated area for temporary facilities, such as restrooms and a site
office, will be set up to ensure comfort and organization during the
construction process.
