Every Realtor and business owner knows that Lead Generation is the
most important part of the business. Leads operate as oxygen to our
business, and without them, our business cannot operate.
Generating the lead is just the first step in this process, and frankly, its
also the easiest. The nurture is the achilles heal of this process, and the
process you need to have dialed in to make an online lead feel
comfortable enough to transact with you.
The real answer, is that they both work when you pair them with the
right systems, sales and conversion strategies, and content to help
nurture the prospects into clients.
We’ve had agents and teams see success on Google, but not on
Facebook, and vise versa. We’ve also worked with Agents that have seen
success by using both platforms.
However, generally speaking, the Google can work better than the other,
due to the intent of the prospect.
Google ads act as if you’re going shopping to a specific store. Because you
are going onto the Google search and typing ‘Homes for sale in Calgary’
or ‘Condos for sale in Toronto’. And because you took the initiative to go
onto the search, there is more intention behind it to make a purchasing
decision, as would be if you were going into a store to purchase
something specific.
Google also allows the ability to target nationwide, and not just specific
to your local market, which gives you the opportunity to target investors
and people looking to relocate.
In order to maximize your conversions and get the highest return on your
ads, its important to understand the systems and assets that we will need
in conjunction with our ads in order for us to succeed.
IDX Website: Your website acts as the front facing lead magnet for your
leads to land on and be captured, and includes your MLS feed, your Home
Evaluation tool, buyers & sellers guides, and other marketing material
about you, your team and your gran
CRM: Your CRM is used to manage leads and clients, create automations
and sequences for email & text communication. Can also integrate AI to
contact leads, and record sales calls.
Video Content: Your content is used to educate your database, nurture
them, and develop trust with them to make them more comfortable to
transact with you.
Inside Sales Agent: Your inside sales agent helps you maximize the
return on your ads by scaling your communication output through call,
text and email to ensure every lead is contacted, qualified and booked on
multiple fronts.
The website provider and funnel builder that you choose is critical to how
your Google ads will perform. And in order to ensure that are ads are as
profitable as they can be, its important to get it right the first time.
We have worked with over 500+ realtors and teams, spent over $1M in

If you want your IDX website to convert Google ads traffic into leads,
into sales and efficient and profitable as possible, then you need either
Realgeeks (More Affordable) or Sierra Interactive (More Robust &
Polished).
Some websites arent designed to accept and convert PPC traffic into
leads, and the reasons extend from site speed to the lead form and how
they capture the lead information.
We have tried many other website carriers and providers, and none of
them convert at the capacity that Sierra and Realgeeks produces.
Unlike most website providers, there is one clear winner when it comes
to CRM’s: Follow up Boss.
I have been on and worked with some of the best teams and highest
producing agents in North America, and they all use Follow Up Boss.
Generally speaking, most real estate IDX website providers come with an
attached CRM, but not all are created equal. Sierra Interactive definitely
the best all-in-one platform, but pairing it with FUB puts it in steroids.
Chime, Sierra Interactive and Realgeeks have a broad range of CRM
functionality and can get the job done for most agents. But as you start to
grow a team, FUB becomes more essential as your team grows with more
agents.
FUB also integrates widely with most websites, is relatively cheap, and
has no usage fees on texts and calls (HighLevel, and Chime’s fees can get
very high), and records calls for you.
Call recording is especially key when you have a team making calls for
you - you always want to have call recording when managing a sales
team.
