SECTION 14100

GENERAL CONDITIONS FOR LIFTS

GENERAL

a) These specifications are intended to cover the complete installation of the lift plant in a
first-class workmanlike manner in accordance with drawings and as specified.

b) Design, construction and installation should be in accordance with BS Standards and prevailing
Local Standards or as indicated in the specification.

c) Necessary drawings to show general arrangement of the lift equipment must be submitted and
approved by the architect before any work can begin. These drawings must include the guarantee
of hoistway sizes and confirmation of current characteristics.

d) A guarantee that the materials and workmanship of the apparatus installed under these
specifications are new and first-class in every respect, and that it is absolutely necessary to make
good any defect, not due to ordinary wear and tear or improper use or care, which may develop
within one year from date of completion.

e) After completion of the installation, maintenance service for the equipment furnished under these
specifications shall be provided for a period of one year. This service shall include regular
examinations of the installation during regular working hours by trained employees, and shall
include all necessary adjustments, greasing, oiling, cleaning, supplies and genuine standard parts to
keep the equipment in proper operations except any parts made necessary by misuse, accidents or
neglect caused by others.

f) All lifts must comply with the regulations issued by the local authorities. All necessary approvals
prior to fabrication, must be detained. Arrangements must be made for necessary checking by Civil
Defence Department or Fire Brigade in order to get a certificate of conformity which is essential for
handing over.

g) All parts of the lifts should be originally from the specified country and the contractor shall provide
the certificate of origin as well as any necessary documents required by the Employer/Architect.

h) Contractor shall be responsible to submit shop drawings for approval in due time in order
not to cause any delay to works executed by other Contractors.

GENERAL REQUIREMENTS

The Contractor shall supply all labor and material necessary and shall install, complete and ready
for use, the Lifts plants.
The contractor shall carry out the whole of the Lifts work in a workmanlike and substantial manner
and in strict conformance with the codes listed in the following clauses or approved equal.
All equipment material supplied for the Lifts plant of this project shall be manufactured in strict
compliance with the standards listed in the following clauses, or approved equal.

The Contractor’s attention is directed to the requirements of the GENERAL CONDITIONS OF
CONTRACT, AND PRELIMINARY ITEMS of the Specifications as applicable to the Lifts work.

RELATED DOCUMENTS

a. GENERAL PROVISIONS

All other general provisions of the Construction Contract, including Contract Clauses and
Condition (CC&C) and other Division 1 section (Vol. 1) the project Specifications, apply to
the requirements of this section, which, in turn, applies to the Contract Drawings and the
Division 14 sections of these Contract Specifications.

Divisions 1 & 14

General Requirements, of the specification generally specifies work and coordination that
relates to the works as a whole and shall not be interpreted to define absolutely the limits of
responsibility that must be established between the contractor and his sub-contractors by
their separate agreements.

b. CONFLICTS

Where particular requirements specified in other division of the specifications are in


conflict with Division 1, or Division 14 refer the issue to the Owner’s Authorized
Representative for directions (the more restrictive requirements govern).

c. Ensure that sub-contractors understand that the General and Special conditions, and
Division 1, General requirements, apply to sections of the Specifications governing their
work.

d. Work in the specification is divided into descriptive division and sections which are not
intended to identify absolute contractual limits between sub-contractors, nor between the
contractor and his sub-contractors.

The Contractor shall examine all sections, other documents and Drawings in order to organize
division of labor and supply of materials essential to complete the works in all its parts.

SCOPE

This specification cover the complete supply and installation of Lift plant intended to be used for
the project in accordance with the Drawings ,specifications and to the satisfaction of the
Engineer.

All electrical and other works related to the complete installation of Lifts shall comply fully with
the relevant provisional BY -laws (if any ) issued by the local Authorities and in accordance
with the applicable requirements of the National electric code (NEC).

All accessories or other items necessary to the completeness of the Lift work, though not
specifically shown on the Drawings or specified herein, shall also be provided under this
Section.

ELECTRICAL SERVICE

The system shall be not designed to accept the incoming AC power supply which is 220/380 volts,
three phase, 50 HZ, alternating current. The supply for illumination, fan and control shall be on,
220 volts, single phase alternating current.

REGULATIONS

The equipment and installation shall comply with all relevant statutory instruments and regulations.
Where the premises concerned are not subject to such statutory controls they shall for the purpose
of the application of this specification, be deemed to be subject to such statutory controls.

EQUIPMENT AND MATERIALS

The Contractor shall permit the Owner’s Authorized Representative or his representative free
access to the works at all times. Facilities are to be made available for inspection of materials,
assemblies. method of manufacture and quality control of the process should include works tests
and provision for abortive visits.

INTERFERENCE
The arrangement of the electrical equipment must be such that, there is no interference with the
correct operation of sound radio or television receiving apparatus in this or other building caused
by the working of the lifts installation.

Where necessary, interference suppression components shall be fitted to ensure that the installation
complies with BS 800 (EN 55.014).

The method and equipment to be used in determining the level of radio interference shall be as
specified in BS 727.

No suppression components shall be used in any part of the circuit where their failure might cause
an unsafe condition.

HEALTH AND SAFETY AT WORK

The Contractor shall take account of all aspects of the Health and Safety at Work Act and
additionally provide all necessary guarding etc. to prevent harm coming to any responsible
individual working within the confines of the machine room and the lift well and adjacent to these
areas.

The guarding of moving parts and protection against hazards from electrical equipment shall be
provided in compliance with EN 81 (BS 5655).

COORDINATION WITH OTHER TRADES

The Contractor shall at an early stage coordinate with work to be done under other section such as
shaft dimensions .pit depth ,machine room dimensions, levels and structural requirements, doors
clearance ,power panelborad including number of circuits allocated ,circuit breaker ratings, feeders
sizes conduits and empty boxes for control wiring and signaling equipment, the space requirement
for s and their supporting beams, pit depth, power requirement and the way to introduce and
maneuver the equipment.

The Contractor shall be responsible for any future problems that might arise due to the
miscoordination with other trades and shall foresee at an early stage all necessary requirements to
be able to install the system as specified herein .

PROTECTION OF PLANT EQUIPMENT

Lifts equipment shall be protected against mechanical damage and from the weather, especially
from water dripping or splashing upon it, at all times during shipment , storage, and construction.
Equipment shall not be stored outdoors. Where equipment is installed or stored in moist areas such
as unheated buildings ,etc. ...it shall be provided with an acceptable means to prevent moisture
damage. This may be uniformly distributed source of heat to prevent condensation .

Should any equipment or material be subjected to possible damage by water. It shall be dried out
thoroughly and put through a special dielectric test as directed .At the expense of the Contractor or
shall be replaced by the contractor without additional charge.

WIRING

Only cables forming part of the lifts installation shall be run in the lift shaft. Cables fixed in the lift
shaft shall be one of the following types:

a) Armored.
b) Insulated.
c) Heat, oil and flame retardent sheathed.
d) Enclosed in metal conduit, metal duct or metal trunking , high impact rigid PVC conduit.
e) Otherwise mechanically protected.

The Contractor shall supply , install and connect all wiring from the lift panelboard adjacent to the
lift room door to the Controller and lift car , and from controller to all stations, supervisory
indicator panels and signaling devices.

SIGNAL WIRING

a) Signal wiring from the connection box installed in the lift M/C room for each system to
each lift control panel for the following systems:-

i- Emergency operation for the passenger lifts.

b) Signal wiring to connect each interphone located inside each lift with the
M/C room & the main control room located at ground floor.

c) Signal wiring for earthquake operation from each lift control panel to the seismic sensor
located at the lift pit.

d) Signal wiring to connect all lift control panels with the lift management system located at the
ground floor.
The contractor should supply, install, connect & test all signal wiring, raceways, relays, boxes and
all ancillary materials required for complete installation as specified in this documents

DISCONNECTING AND PROTECTION MEANS

The disconnecting and short circuit and ground fault protection means of the controller which will
be provided under a separate section in the from of a power panelboard will be as follows :

a) Individual triple pole circuit breakers for every lift and motor.

b) Individual single pole circuit breakers for the control circuitry of every lift and motor.

c) One single pole circuit breaker for common group system control and common signaling
lights as applicable.

In addition, lighting of each lift car, and lift car fan will be provided with a separate circuit
breaker(s).

The controller shall be electrically assembled and connected such that it shall accept separate
circuits from every breaker described above .

A warning sign both in Arabic and English shall be provided on the door of each controller with the
following inscriptions:

“WARNING - EVERY COMPARTMENT HAS THE FOLLOWING SWITCHES IN THE


PANELBOARD TO THE LIFT ADJACENT THE ROOM DOOR TO BE OPENED TO
DEENERGIZE THE COMPARTMENT COMPLETELY : MOTOR BREAKER,
CONTROL BREAKER, AND COMMON GROUP SYSTEM CONTROL BREAKER”.

A similar warning shall be provided on a board and shall be hung above the panelborad adjacent to
the door .

The contractor shall coordinate with the Electrical Works section for the appropriate breakers
ratings and quality and shall approve them if they are to his satisfaction .

CODES AND STANDARDS

The Contractor shall carry out all lifts work in accordance with BS 5655 (1986), ANSI code A
17.1, NFPA No. 70, NFPA No 101, EN 81(with certificat) and EN 115.

INSPECTION AND TESTING DURING MANUFACTURE

Unless otherwise agreed in the contract , the Engineer, or his representative shall be entitled ,
during manufacture to inspect, examine and test on the contractor’s premises during
working hours, the materials and workmanship and check the progress of manufacture of
all equipment to be supplied under the contract. Such inspection, examination or testing if
made, shall not release the contractor from any obligation under the contract.

ACCEPTANCE TESTS

Any work which is not in accordance with the specifications shall be removed and repaid at the
Contractor’s expense.

All material must be factory finished and/or painted to the approval of the Engineer.

SHOP/CONSTRUCTION DRAWINGS

The Contractor shall submit all necessary drawings for the general layout of the lifts equipment to
the Engineer for approval prior to order . These drawings, when approved by the Engineer
shall include the guarantee of hoistway sizes and confirmation of power supply
characteristics

SUBMITTALS

- Shop drawings of all shop fabricated items described herein shall be submitted for approval.
The drawings shall show in detail ,the size and arrangements of all parts, the location of all
equipment, loads, design ,dimensions, section gauges , hardware, fastening system ,inserts
and relation to the work of other trades and all other details required for the proper
construction and installation of the work.
- Two complete sets of “as-built “ wiring diagrams and single diagrams shall be submitted,
showing the electrical connections, functions and sequence of operations of all apparatus
connected with the work.

- Qty. (2) of field operating and maintenance manual for each unit to be submitted

- All data and information necessary for the proper maintenance and repair of all equipment
shall be provided .

- A comprehensive list of recommended spare parts, lubricants, and other consumable and
tools for two years consumption shall be provided. This list must include the make, type,
part number and the price of each item and any special ordering requirements.
- The names and addresses of manufacturers and suppliers must be provided.

- Samples of interior car finish including ceiling and flooring shall be submitted for approval
of the Engineer.

SEQUENCING/SCHEDULING

The manufacture and delivery of hoistway door frames shall be scheduled so that they maybe
“built- in“ into the shaft walls without delay to the construction sequence and schedule.

A complete schedule of all equipment fitted shall provided giving full description and part numbers
to ensure that each type can be positively identified.

Cross reference to other sections of the manual must be provided (i.e. the location of the relevant
manufacturers leaflets) to enable all the information on any particular item to be easily located.

Details of recommended routine maintenance and statutory inspection shall be included.

MAINTENANCE WORK

The Contractor shall provide a quality maintenance service of the lifts equipment for twelve
months after the plant has been turned over to the client. This service shall not be subcontracted but
shall performed by the contractor.

Work shall performed by competent employees during regular working hours of regular working
days and shall include emergency 24 hours call back service. This will lead to providing resident
mechanics for the site. This service shall not cover adjustments or replacement of parts due to
negligence, misuse, abuse or accidents caused by persons other than the Lift Contractor. Only
genuine part are supplied as used in the manufacture and installation of the original equipment shall
be provided .

Maintenance work shall consist of and not limited to the following :

Provide regular and systematic examination , adjustments, cleaning and lubrication. Lubricants,
cleaning materials, paint, cotton waste etc... shall be supplied by the Lift Contractor .Lubricants
shall be of the proper grade for the purpose used.

Supply, repair and replace all part of every description made necessary by wear and tear at no

additional cost . Only parts that are correctly designed and suitable in all respects shall be used.
Maintain on hand locally a supply of spare parts sufficient for the normal maintenance and repair
of the lifts.

Repair or replace all electrical wiring and conductors extending to the lift from main disconnecting
switch in the Machine Room and outlets in the hoistway as often as necessary. The main
disconnecting switch is excluded.

Keep the guide rails clean and lubricated , except when roller type guides are involved no rail
lubrication shall be used . when necessary renew guide shoe gibes or rollers as required to insure
smooth and quiet operation .All oil reservoirs shall be kept properly sealed to prevent leakage.

Keep the exterior of the machinery and other parts of equipment subject to rust, properly painted
and presentable at all times .The motor windings and controller coils shall be periodically treated
with proper insulating compound.

Perform periodic test of safeties and surveys.

Perform the preventive maintenance strictly and submitting regular reports for performed
maintenance to the site Engineer .

GUARANTEE

The Contractor shall guarantee every piece of equipment from any manufacturing or installation
defects for a period of one year , starting from the date of issue of the completion certificate .

MODIFICATIONS

If during the work , the Contractor , wishes to make changes or modification , these modifications
shall be submitted to the Engineer for approval . If these changes result in extra expenses in design
and/or material, these expenses shall be born by the Contractor .
