LOAN APPLICATION FORM PNB 1166 SITE VISIT REPORT INDICATING THE STAGE OF CONSTRUCTION WITH PHOTOGRAPH DULY SIGNED BY THE VISITING OFFICIAL SELF ATTESTED AND BRANCH VERIFIED COPY OF REGISTERED PARTNERSHIP DEED, PAN CARD OF PARTNERSHIP FIRM, TRADE LICENSE, GST REGISTRATION CERTIFICATE, MSME UDYAM REG CERT LAST 3 YEARS ITR, AUDITED BALANCE SHEET WITH 3CB & 3CD, P/L STATEMENT OF THE PARTNERSHIP FIRM PROVISIONAL BALANCE SHEET & P/L OF FIRM AS ON 31.03.2024 OPERATIVE ACCOUNT STATEMENT OF THE FIRM FOR LAST 12 MONTHS CA CERTIFIED NET WORTH STATEMENT OF THE FIRM SELF ATTESTED AND BRANCH VERIFIED COPY OF KYC DOCUMENTS (ADHAAR, PAN) OF ALL THE PARTNERS COPY OF INDIVIDUAL ITR, BALANCE SHEET OF ALL THE PARTNERS FOR LAST 3 YEARS CA CERTIFIED NET WORTH STATEMENT OF ALL THE PARTNERS DETAILED TERM LOAN PROJECT REPORT WITH TECHNICAL FEASIBILITY, ECONOMIC VIABILITY, FINANCIAL VIABILITY AND MANAGERIAL COMPETENCE, FINANCIAL VIABILITY ANALYSIS, SENSITIVITY ANALYSIS, STRESS TEST AND VARIOUS FINANCIAL RATIOS INCLUDING IRR, DSCR, ROCE, FACR OF THE NEW PROJECT INFORMATION SHEET TO BE OBTAINED FROM THE BORROWER WITH DETAILS OF THE PROJECT (ANNEXURE A2) RERA REGISTRATION DETAILS OF THE PROJECT PROOF SATISFYING THE BELOW MENTIONED TWO CRITERIA: i) ESTABLISHMENT SHOULD BE FOR THE LAST THREE YEARS OR MINIMUM EXPERIENCE OF ANY ONE OF THE PROMOTERS OF THE PROJECT SHOULD BE OF THREE YEARS IN THIS LINE. ii) ESTABLISHMENT/ PROMOTER SHOULD HAVE COMPLETED SUCCESSFULLY AT LEAST TWO MAJOR BUILDING PROJECTS. (PROJECT COMPLETION CERTIFICATE FOR THE ALREADY COMPLETED PROJECTS TO BE OBTAINED) A CERTIFICATE SHOULD BE OBTAINED FROM ARCHITECT (REGISTERED WITH COUNCIL OF ARCHITECTURE AND HOLDING A CERTIFICATE OF REGISTRATION WITH UP-TO-DATE RENEWALS) OR OF THE APPROPRIATE LOCAL BODIES SUCH AS MUNICIPAL CORPORATION / MUNICIPALITIES / DEVELOPMENT AUTHORITIES / VILLAGE PANCHAYAT ETC. AS THE CASE MAY BE WHO ACT AS ENFORCING AGENCIES FOR REGULATING CONSTRUCTION ACTIVITIES CERTIFYING THAT THE CONSTRUCTION PLAN HAS BEEN PREPARED AS PER BIS NORMS (I.E. NATIONAL BUILDING CODE OF INDIA (NBC) BROUGHT OUT BY BIS). COST ESTIMATION OF THE PROJECT COPY OF JOINT DEVELOPMENT AGREEMENT, POWER OF ATTORNEY TITLE DEED OF THE LAND, PORCHA, CONVERSION, TAX RECEIPT, BUILDING APPROVED PLAN, CHAIN OF TITLE LIST OF CLEARANCES (WHICHEVER IS APPLICABLE) TO BE OBTAINED- A) PERMISSION/LICENSE FROM THE RESPECTIVE GOVT. DEPARTMENT WITH REGARD TO USE OF LAND I.E. WHETHER FOR RESIDENTIAL /COMMERCIAL /COMMUNITY BUILDING ETC. B) APPROVAL OF THE RESPECTIVE GOVT. DEPARTMENT FOR SERVICE ESTIMATES /PLAN (I.E. LAYING OUT SEWERAGE, OPEN AREA, DEVELOPMENT OF ROAD/INFRASTRUCTURE WITHIN THE COMPLEX/COLONY, ETC). C) APPROVAL OF THE DEMARCATION /ZONING OF THE LAND FROM THE RESPECTIVE GOVT. DEPARTMENT TO BE USED IN THE PROJECT (I.E. DEMARCATION OF PLOTS). D) APPROVAL OF BUILDING /CONSTRUCTION PLAN I.E. INDIVIDUAL HOUSES, COMMERCIAL, COMMUNITY BUILDINGS, GROUP HOUSING SOCIETIES, ETC. E) CLEARANCE FROM FIRE /CIVIL AVIATION DEPTT., WHEREVER APPLICABLE. F) IN CASE OF LEASE HOLD PROPERTY, NOC FROM THE LESSOR /APPROPRIATE AUTHORITY. G) NOC/CLEARANCE OF STATE POLLUTION CONTROL BOARD, IF REQUIRED. H) SANCTION FOR POWER AND PERMISSION TO INSTALL DG SETS. I) WATER TEST REPORTS.
