INTRODUCTION

This guide explains how to get an apartment home rent-free. The beauty about what you’re about to discover, is that the
process is super simple to learn and execute!

I would love for you to achieve good results using this process. However, if it doesn’t work for you, keep trying or form a
partnership. In fact, a partnership is highly advised to keep you motivated and hold you accountable.

Getting an apartment through the method described in this guide is considered a service ministry that works well if you
include getting an apartment for others in addition to getting an apartment for yourself because it will greatly increase
your chances for success. Why? Because the apartment managers love donating to charity which is why this will
especially be advantageous if you choose to partner with a community church, but it can work when ministering for
yourself too.

If it doesn’t work for you the first time, try again with a new apartment complex. There are too many variables to explain
what could go wrong and I don’t have all of the answers. You need to call the IRS. Make them work for you and answer
your questions, that’s what they get paid to do.

Practice. Practice. Practice. That’s how we experience growth. If you don’t succeed, you learn. This is how I realized this
process will work best with phone calls and personal visits instead of sending an email. The personal hands on touch is
essential for this because the managers can get to know you personally. On the other hand, an email is impersonal, highly
ignored and assumed to be fake or scam.

Ready to get started? Let’s jump into the first step to getting your new apartment home for FREE! Zilch. Zero. Nada.

STEP 1: You must select your preferred tax-exempt status

In order to be a benefit to the apartment managers or owners who are your potential donors, this important step must be
completed to provide the apartment manager with a tax-exemption opportunity from your new organization. Let’s discuss
the options for non-profit tax-exempt status that are available to you.

Option 1: 501(c)(3)
You may establish your own 501(c)(3). However, a shortcut would be to partner with an existing church that already have
their 501 status. You would simply contact the church administrator to present the concept of a partnership as a private
foundation. Let them know that you will do all of the work while they can receive the recognition and free publicity for
helping the members of their congregation find a new home.

PROS AND CONS OF 501(c)(3)

501 Pros: You are borrowing the credibility of an established church by using their EIN. Your potential donors will be
extremely receptive to you because they are already familiar with the 501 entity structure.

501 Cons: A partnership with a church may take more time to build a rapport with the church for them to get to know you
and trust you. To overcome this issue, simply find a church with people who already know you or ask a friend to
recommend your foundation to their church.

Option 2: Form a 508(c)(1)(A)

Churches receive the same tax exempt status and benefits as a 501(c)(3) organization, without the partnership with the
government. You apply through the IRS, then send a copy of your Articles of Organization to the Secretary of State.

Sec. 508. — Special rules with respect to section 501c3 organizations

(a) New organizations must notify Secretary that they are applying for recognition of section 501(c)(3) status. Section
508(c)(1)(A) states that “churches, their integrated auxiliaries, and conventions or associations of churches” are a
mandatory exception to section 501(c)(3), they are already tax exempt without notifying or applying to the government
under section 501(c)(3).

PROS AND CONS FOR 508 ORGANIZATIONS

508 Pros: The entity is under your control with minimum government oversight requirements.

508 Cons: It’s a new entity without any history. Donors may resist/reject this entity because it’s not as well-known as the
501 non-profit entity.

Option 3: Form a Private Membership Association (PMA)

A PMA is a private organization without any reporting requirements to the IRS. The association simply operates under a
written document called the Articles of Association.

PROS AND CONS OF THE PMA ORGANIZATION

PMA Pros: The entity is under your control, without any government reporting requirements.

PMA Cons: This organization is an unknown entity which will require more time to educate your potential donors.
People fear what they do not understand, therefore donors may resist/reject this entity because again, it’s not as
well-known as the 501 non-profit entity.

STEP 2: Apply for an EIN for Option 2 and Option 3

I believe that Option 1 is the quickest option to execute because you are simply borrowing authority from an established
church.

For option 2 and option 3, you will need to go to IRS.gov to receive a free non-profit EIN for your organization. For the
name of your new organization, I highly recommend for you to add a word with a religious connotation such as
“Ministry”, “Divine” or “Providence”.

STEP 3: Create your donation receipt for your entity

Your donation receipt is what you need to present to your potential donors with a cover letter that explains the benefits
that will convince them to donate an apartment home to you.

You may use the following example to create your own letter and donation receipt for the donors. In this example, the
name of your foundation is Positive Vibes Foundation. You may keep the name the same or change it to a name you’d
prefer. Remember the name of the church will be different for anyone reading this guide, therefore each name will be
unique. For example: Positive Vibes Foundation, a private charter of Good Luck Church.

STEP 4: Execute your plan

Make a list of potential apartments in your area. Call to make an appointment to visit them in person. This is the preferred
method to make contact. You may follow up with an email, but try to make your first contact with a personal visit.

Ask the management team if they are willing to donate an apartment to charity in exchange for a donation receipt. Explain
to them that as a donor to a non-profit organization, they will receive 100% tax credit from the IRS when they file their
tax returns. IRS 1-800-829-4933.

You may contact owners/companies of big ticket items such as cars and homes because this method will work for cars
ownership and Home rentals too.

For Cars:
This will work best with a car dealership, not private sellers because most private owners will want their payment upfront.
For the dealership, it’s best to speak to the owner or manager. Next, ask if they have any 6-month old inventory. If they
say yes, great. Let them know they may donate their old inventory to your nonprofit organization to receive full payment
from the IRS when they file their taxes with your donation receipt.

For Home Rentals:

You need to speak to the owners. Use the same principle of finding 6-month old inventory when you search online
databases with “For Sale by Owners” or “For Rent by Owners” because the homeowner may be open to renting to you in
this manner.

CONCLUSION

This strategy is simple to execute and has worked for many people across the United States of America, but you must
plan. Make a plan, then execute it. Failing to plan is planning to fail. Please do not rely on me [Anne Smith] to plan your
life for you, there aren’t enough hours in a day, I tell ya. I highly encourage you to call the IRS, which is what I do. They
are the experts. I am not. I am simply a fellow student of life who happen to discover info and process into knowledge.
Besides, you have to do what is best for you. If you don’t completely understand or feel completely comfortable doing this
method, wait until you do. Anything less is reckless and irresponsible.

THE STARFISH
