Annexure ‘C’

INDEMNITY BOND DULY NOTARISED

THIS INDENTURE OF INDEMNITY BOND is executed on this day of


2023
Mrs. Maitrayee Bhushan Satfale, Age 31 years, residing at Flat No. 614, Wakar
Road, Phattar Fod Darwaja, Mahal, Nagpur City, Nagpur, 440002 in favour of
City and Industrial Development Corporation of Maharashtra Ltd, having its
office at Nirmal, 2nd Floor, Nariman Point, Mumbai 400 021 (hereinafter for the
sake of brevity referred to as “ The Corporation” )
WHEREAS I am seized and possessed of Apartment No. 9/35, Artist Village, in
sector 8 of CBD Belapur Node, Navi Mumbai. (hereinafter for the sake of brevity
referred to as “The said premises” )

AND WHEREAS I am desirous of transferring the said premises, in favour of the


intending Transferee, Ms. Gargi Satish Sonawane (hereinafter for the sake of
brevity referred to as “ The said purchaser” )

AND WHEREAS I have not mortgaged / Sold / Gifted and/or created any rights
in respect of the above said premises in favour of any person except Ms.
Gargi Satish Sonawane.

AND WHEREAS with a view to safeguard the interest of the Corporation against
any contingent claim by any third person, I hereby execute this Indemnity Bond
in favour of the said Corporation.

NOW THIS BOND OF INDEMNITY WITNESSES AS FOLLOWS

1. In consideration of the transfer of the said premises and in pursuance of


the said Corporation having agreed to transfer the said premises in the
name of the said purchaser, I/my heirs, executors, administrators shall at
all time hereinafter remain liable for and shall fully and effectually
indemnify and keep indemnified the said Corporation, its successors and
assignees against all losses and damages, costs, and expenses, claims,
penalties or any other action whatsoever which may be put to or may be
incurred or suffered including the costs of litigation if any by reason of the
transfer of the said premises in the name of said purchaser by the said
Corporation.

2. I hereby further state that in case of any order passed for payment of any
amount by the Corporation in respect of the transfer of the land/premises
in favour of the purchaser, I shall make good the said amount/ loss that
may be sustained by the said Corporation.

3. I, my legal heirs/successors do, hereby indemnify the Corporation in


respect of any costs incurred by the Corporation for restoration of the
land/premises to its original permitted state due to the unauthorized
change of user/unauthorized construction, if any, carried out on the said
land/premises.
IN WITNESS WHEREOF I have set and subscribed my hands to this bond of
indemnity on this day of 2023.
