authorities, billing and collection of charges, statutory payments, budgeting and planning,
advice on statutory requirements and upgrading works, exploration of additional revenue
generation, and conducting meetings for self-managed properties.

We are required to review a company that is in our field, which is the real estate
industry. In this context, I have chosen to do research on a company named ASF
Property Management because it will be my internship company soon. ASF Property
Management is a prominent company in the property management industry, known for
its comprehensive services and commitment to excellence. The company has
successfully managed a diverse portfolio of residential and commercial properties,
establishing itself as a trusted partner for property owners and tenants alike.

1.2 Problem statement

ASF Property Management is confronted with significant challenges that


impact on its operational effectiveness and ability to provide quality services in a highly
competitive market. ASF Property Management has experienced a decrease in the
effective use of technology across its operations. Outdated or underutilized technology
systems limit the company's ability to streamline processes, automate tasks, and
improve overall efficiency. This decrease in technology use leads to manual and time-
consuming workflows, potential errors, and a lack of real-time communication and data
analysis. It hinders ASF's ability to adapt to changing industry trends and meet evolving
client and tenant expectations for modern, technology-driven solutions.

company under The Board of Valuers, Appraisers, Estate Agents, and Property
Managers Malaysia (BOVAEP). It operates as a subsidiary company to ASF Facilities
Management. Initially established as a subcontractor, ASF Property Management has
expanded its operations and ventured into the property management sector in 2020.

ASF Property Management specializes in the management and maintenance


of strata properties, serving a diverse clientele that includes Developers, Joint
Management Bodies, Management Corporations, and Resident Associations. With a
focus on providing comprehensive property management solutions, the company is
dedicated to delivering exceptional service quality and maintaining high standards.

ASF Property Management is committed to upholding the guidelines and


regulations set forth by the BOVAEP, ensuring professionalism, integrity, and ethical
practices in its operations. As a registered company, ASF adheres to industry
standards and continuously updates its knowledge and skills to provide clients with the
best possible service.
