BRIEF SPECIFICATION

1. RCC Framed Structure


• RCC framed structure with earthquake resistance
• M25 grade concrete will be used for RCC work

• Frames for bedrooms will be of Plywood with laminate
finish.

• Main door will be flushed door with both side veneer finish
• Video door bell will be provided for main door
• Bedroom doors will be flushed doors with both side
laminate finish
• Sliding doors for terrace/balcony will be of UPVC, 3 track
with mosquito net.

10. Fire safety


Provisions will be made for fire safety by providing a
separate water tank and installing smoke detectors as well
as sprinklers throughout the buildings.

12. Vermiculture
Provisions will be made for Vermiculture for better
management of waste material.

13. Solar Energy System


Our aim is to make the energy consumption for the society
as net zero. So for that purpose we will be installing Solar panels
on the terrace of the buildings with 20Kv. energy cupacity.

14. Electricity Meter


Every existing flat owner shall be provided a electricity
meter which will be free of cost.

15. Battery Backup
Battery backup will be provided for lift and lobby areas of
the society.

16. Water Tank


Underground water tank of capacity 1,80,000 lit and
overhead water tank of capacity 1,30,000 lit above each wing
will be provided.

17. Rain Water Harvesting System


Provisions will be made for rain water harvesting system in
the society.
EXTRA FACILITIES PROVIDED FROM DEVELOPER TO EXISTING FLAT OWNERS

- Rental accommodation
Every existing flat owner will be given 20,000/- as rent
amount for their alternate accommodation till the possession
of the new flat. A 5% rise in the rent shall also be given to the
flat owners every year. Pune, Maharashtra, India

- Shifting Charges
Every existing flat owner shall be given 10,000/- as shifting
charges and 10,000/- as re-shifting charges.

- Corpus fund
Every flat owner shall be given 2 lakhs rupees as
betterment charges and additional 1 lakh rupees shall be
deposited in the name of the society as corpus fund.

- Project completion period


The estimated project completion time is 30 months from
the day the last existing flat is vacated and entire plot is INFRA PROJECTS
handed over for demolition.

- Registration and PMC charges


The charges necessary for sanctioning of the plan which
are to be paid to the PMC shall be paid by us. If there are any
dues regarding taxes that are to be paid shall be paid by the
existing flat owners.

- Defect Liability Period


The defect liability period shall be 5 years after handing
over the possession of flat. Any naturally occurring issues
relating to water leakage shall be cleared by us for free of cost
for life-time
