Dear Sirs/Madam,
This is to confinn tliat we have agreed to sell the flat no. TYPE lE apartment together
with the fixtures & fittings thereon existing & future on the 1st floor, in H.I.G-III in the
Pines admeasuring more or less 1163 sq ft (SBU) along with and one open parking space
situated at/within the, at the Pines at Greenwood Sonata at Action Area II D at New
Town Kolkata together with the undivided proportionate share of land, to Mr. Satish G
Pillai & Ms. Saritha Satish for a total consideration of Rs. 18,79,390/- out of which Rs.
88,970/ has been paid earlier & the balance is to be paid in accordance with tenns and
conditions of the allotment letter dated. 02.09.2005.
We hereby state that the said 5 acres of property of which the said proposed flat is a part
of, is mortgaged and that charge has been created by us with respect of the said property.
We further assure and state that the flat as well as the said building situated at
Greenwood Sonata at Action Area II D of New Town, Kolkata along with its
undivided proportionate share of land is free from any other encumbrances except for the
charge created by us.
We further state that the said flat along with the undivided proportionate share of property
shall be released from the purview of the security created., at the time of transfer and /or
conveyance to be executed
We also undertake & confinn that we shall not raise any further loan from any Bank,
Institution, Finn, Corporate Body or anywhere and create any further
charge/encumbrances on the said property other than that has been already created in,
without your written consent.
We further undertake & confinn that we shall not allow the purchaser/s to transfer or
exchange the said flat without your written consent.
We have no objection to your giving a loan Mr. Satish G Pillai & Ms. Saritha Satish
purchaser/s of the said flat together with the undivided proportionate share of plot of land
referred to in paragraph 1 of this letter and his/her/their mortgaging the same with you by
way of security for repayment of the loan notwithstanding anything to the contrary
contained in our allotment letter dated.02.09 .. 2005 executed with the purchaser/s.
We also undertake to infonn you and give proper notice to the Co-operative
Society/Apartment Owners Associations, as and when fanned, about the flat being so
mortgaged.

In response to your application, we are pleased to provisionally allot to you an Apartment of Type
1E, admeasuring more or less 1163 sq ft (SBU) on 1st Floor, in HIG Ill in The Pines,
(hereinafter called the Apartment) and One Open Parking Space(s) (herein after called Parking
Space) at the Greenwood Sonata at Action Area IID at New Town Kolkata.
You have already paid Rs.88970.00 towards application money. You have further opted for
installment payment plan. Hence, the following amount towards allotment money is be payable by
you within 60 (sixty) days from the date of this letter.
Therefore total amount to be paid towards allotment money of Apartment and Parking Space:

The Tenth Installment is inclusive of the balance 50% of the cost of the Parking Space and
50% of Club membership fees.
We shall, from lime to time, send demand notice for future installment payments, which are to be
paid in terms of the above schedule within fourteen days of the date of the demand notice.
We shall, from time to lime, send demand notice for other payments and the same shall be payable
by you as per the terms and conditions for p,ayment contained in the Terms and Conditions
attached to this letter and which shall form part of the Allotment letter.
The Total Cost mentioned above is firm and non escalable and includes cost of proportionate land,
development, infrastructure, construction of Apartment, common portions, Parking Spaces, if any
and installations.
This allotment is provisional and subject to strict compliance of the terms and conditions contained
herein:
a) Fulfillment of Terms and Conditions annexed hereto and those of the General Terms and
Conditions provided to the Allotee along with the Brochure.
b) Your paying extra charges towards rates, taxes, electricity connection charges, generator
charges, maintenance security deposit and charges on account of formation of Association
of Owners.
c) Your paying the allotment money and the installment payments in terms of the above
payment schedule and all other dues as per the terms and conditions reserved therefor
including stamp duty, registration fees, legal fees and other costs.
d) Your executing the documents as required by Bengal Shrachi as per their standard format
before delivery of possession of the Apartment and Parking Space.

Please note that the allottees have to form an Association for maintenance of the common areas,
facilities and amenities of the complex.
This offer of provisional allotment shall be final upon your fulfilling all the terms and conditions as
envisaged herein.
Please send your remittance by Pay Order I Demand Draft / Cheque in favour of Bengal Shrachi
Housing Development Limited payable at Kolkata.
Your Customer Identity No. is SOU, 3 /6 and- henceforth, please use your Customer Identity
No. as reference for your future payments and correspondence.
This letter along with the Terms & Conditions annexed, are send to you in duplicate. Please sign
the confirmation clause written below and also the Confirmation Clause in the Terms &Conditions,
