Project Objective:
The objective is to Design a residential building– with sensitivity yet creativity,
enhancing each space while coming up with an original idea and design.
With respect to the architecture, as we strongly believe that a residential space is a
critical component of high quality design. Used appropriately with the right balance
and blend, colors, features and textures influence the relationship and impact between
the atmosphere and the occupants. Our focus is along contemporary lines, adding not
only design features to enhance the ambiance but also the quality of finesse.

Overview
The effort will involve the development of the design and its consultancy. In addition;
this effort will be split into two logical phases:

Phase I: Functional Specifications

This phase will first involve requirement gathering.
The client shall give us input on his functional and spatial requirements, preferably in
written form. Once the feedback from the Client has been provided, then can the
planning phase be initiated.

Phase II: Design, Development & Scope of Work

Once the content is handed over, Phase II will begin. Phase II will involve the
conceptualization, development and finalization of design. This phase shall be
initiated once the Advance Fees has been submitted.

Layout and Design Concepts

A series of intense study and sketches will take place, which will result in an initial
design proposal. After discussions with the client the design proposal will be
finalized.
Scope of Work:

Description: The scope of work and service provided by the consultant are as
follows:
1. Geo-technical investigations if and when needed
The Client shall hire services of appropriate company to carry out
geotechnical investigations required for the purpose of designing of the
project.

2. Architecture design of the main residential block.

• 3d visualization of the façade

3. Structure Design by a DHA-authorized structure engineer

4. Submission Drawings Architecture Construction Drawings
• Architectural working plans
• Sectional and Elevation Drawings
• Furniture layout plans
• Kitchen details
• Flooring designs
• Staircase details
• Washroom design layouts and tile/fixture consultation.
• Window designs
• Skylight Details(if any)
• Detail and Selection of finishes
• Water tank details
5. Services Design Work
• Internal Electrification
• Telephone
• Internal Water Supply
• Internal Sewerage system
• Rain Water Drainage

The Charges for design consultancy with above scope of work are calculated at
550,000 Lump Sum.
Fee Structure

Advance Rs.100,000/-

After Approval of Design Plans Rs.150,000/-

(Architecture)

After Approval of 3d Elevations Rs.250,000/-

Submission of All working drawings Rs.50,000/-

(After the approval from DHA)

Total Rs.550,000/-

Additional Expenses Chargeable to Client

1. Supervision Charges: A total of 6 site visits of architect are included in the

above-mentioned charges including selection of tiles with the client. Any
visits after that will be charged an amount of Rs. 2000/- per visit. Structure
engineer visits are not included in this contract and are charged separately on
client’s request.

2. Major Adjustments in Design: If the consultant has finalized the Design and
Plans with the client, the design is to be signed by both parties. Later any
major adjustments in design or requirements such as electrical, mechanical
and related engineering designs are to be charged separately.
Conditions of Services

▪ The CONSULTANTS shall commence the services immediately after signing of

this agreement and receipt of Mobilization advance payment.
▪ All designs, drawings, specifications and copies thereof prepared and furnished by
the CONSULTANTS in connection with this project whether the work for which
they are made is executed or not, they are deemed the CONSULTANTS property
and are not to be reproduced or used on other work.
▪ Should the execution of any work designed or specified by the Consultant or any
part of work be abandoned or suspended, the Consultant is to be paid in
accordance with or in proportion to the terms of payment defined in this
agreement.
▪ Subsequent Consultancy amounts as mentioned in this contract are requested to be
paid by the Client no later than 3 days of billing.
▪ While Construction is underway, the Consultants shall clarify the design intents
and drawing and endeavour to guard the client of the deficiencies in the work of
the Contractor.
▪ All third parties like structure engineer, soil investigation, contractors, supervisors
etc are responsible for their own work.
