ABSTRACT

This assignment entails performing demolition


planning and implementation. The project is a BAA
Multipurpose Residential Project. The column pad
footing at Grid B7 is for the support of the Retail
store (Mini mart).

1. Introduction
This demolition management plan entails various methods and procedural follow-ups to be taken
for the demolition of the building as can be seen in the building plan PN8168 and the picture of
the North elevation side of the building.

1.1. Objective

The main objective of this demolition management plan is to create and document the required
procedures and the legal framework for the physical work to be undertaken in the demolition
process and ensure that they meet the legal, safety and health specification in accordance with
Legislation, regulations, standards and codes of practice that govern the demolition of Class 2-9,
type “B” construction buildings of AS 2601-2001.

1.3. Project Description

The building structure for demolition is an existing brick factory which covers an area of 1600
sq. meters. It is comprised ground floor and the first floor only and is contained in a site which
covers an area of dimensions; 55082 mm by 49943 mm. The property is fenced and is neighbors
to storey buildings such as adjacent double Storey Concrete/ Concrete Block Retail Shop

2. Preliminary Demolition Activities
The preliminary activities have been accomplished and the following are the main preliminary
demolition activities;

 The identification of run-off water and stormwater outlets and sealed accordingly to
protect them from sediments and building material sediments that can led to the closure
of the outlets.
 Clear mapping and location of all the operational pathways and available roads for
transportation of the demolished structure.
 Clear mapping and identification of the adjacent and surrounding buildings and structures
such as the shop and the perimeter wall.

2.1. Underground Infrastructure

The following underground essential services infrastructure was identified for disconnection and
protection prior to demolition work commencement;

 An existing sewer system was identified and work was undertaken to barricade and
protect the sewer pit within the boundaries of the site.
 Existing water supply system pipe was identified and work was undertaken to barricade
and protect the sewer pit within the boundaries of the site.
 Existing stormwater conduit pipe was identified and work was undertaken to barricade
and protect the sewer pit within the boundaries of the site to ensure machines can move
on the ground freely.

2.2. Aboveground Infrastructure

The following aboveground essential services infrastructure was identified for disconnection and
protection prior to demolition work commencement;

 There is overhead electricity power to the northern part of the premises which is within
meters from the building structure. The Electricity grid providers were engaged to
perform Tiger Tail installation work on the site.

2.3. Hazardous Materials

The Hazardous waste management plan has been prepared which ensures proper handling and
disposal of hazardous wastes such as asbestos and industrial chemicals. In addition hazardous
building material survey has been conducted and proper disposal procedures outlined.

4. Identifying what technique would be used for the
demolition and why
The technique that can be used in this case is the use of excavators and wrecking balls.
This techniques are preferred because of the small size and height of the building and the
small space available for loading the debris into the earth movers.

The drop zone is supposed to a third of the working height. The height of the
building is 7620 mm which equates to 7.62 meters. And thus the drop zone radius
is 2.54 meters. In the plan section below the black part the drop zone.

7. Where hoardings, fencing and shoring maybe used
Fencing, hoarding and shoring is erected around construction sites to create a barrier to
confine any risk during demolition, excavation of the site, and when construction’s
underway.
They will installed around the perimeter distance of the whole site.

8. Other safety precautions you may take


The Demolition Plan should include this "Identification and use of legislation,
regulations, standards, and codes of practice that govern the demolition of Class 2-9 type
"B" construction buildings." so that it would be legal to do so such demolitions of
buildings. In addition, it would be better to follow the regulations and codes in doing the
plan and also to have safety precautions and protocols.

Information about protection of an adjoining owner under the


Building Act 1993 in relation to proposed protection work
In accordance with section 92 of the Building Act 1993, at any time after this notice is given to the
adjoining owner, the relevant building surveyor must make available to the adjoining owner, on
request, for inspection, without charge, any plans, drawings and specifications of the proposed
building work in the possession or control of the relevant building surveyor. The relevant building
surveyor's name and contact details are on page 1 of this notice.

If the proposed protection work is agreed to by the adjoining owner or determined as being
appropriate by the relevant building surveyor under section 87(1) of the Building Act 1993 or by the
Building Appeals Board under section 141 of the Building Act 1993 (as the case requires), the owner
must—

a) Before the commencement of any protection work—

i. ensure that a contract of insurance is in force in accordance with section 93 of the Building
Act 1993 against damage by the protection work to the adjoining property and other
liabilities described in that section; and
ii. make a full and adequate survey of the adjoining property in accordance with section 94 of
the

Building Act 1993; and


b) pay to an adjoining owner all costs and expenses necessarily incurred by the adjoining owner in
assessing proposed protection work and in supervising the carrying out of protection work in
relation to an adjoining property in accordance with section 97 of the Building Act 1993; and
c) Compensate an adjoining owner or an adjoining occupier for inconvenience, loss or damage
suffered by the adjoining owner or adjoining occupier in connection with the carrying out of
protection work in accordance with section 98 of the Building Act 1993 or an order of the
Building Appeals Board under section 159 of that Act.
