We have initially evaluated your property located at M.H Del Pilar, Panghulo, Malabon
based on the limited data that was supplied to us. Based on this, management has authorized a
non-binding offer of:

LOT AREA Approx. One Thousand Forty-One Square Meters (1,041 sqm.)
FRONTAGE 25.1 meters (M.H Del Pilar)
LEASE PERIOD Fifteen (15) Years
LEASE RATE Php120,000.00 monthly rental (VAT Exclusive less withholding tax)
ESCALATION 5% starting on the 2nd year to 15th year
SECURITY DEPOSIT 4 Months
ADVANCE RENTAL 2 Months
RENT FREE-GRACE PERIOD 3 Months upon notarized of contract of lease
Upon expiration of the Grace Period or actual operation of the Jade Blue
EFFECTIVITY OF LEASE
Gas Station, whichever comes first
- Taxes on improvements and equipment shall be for the account of the
LESSEE while taxes on the land shall be for the account of the LESSOR.
- Lot owner to assist in securing Barangay permit allowing a service
station facility on the site.
OTHERS
- Lot owner to demolish existing structures and obstruction located
inside and along the frontage of the property.
- Tax declaration classification must be converted to COMMERCIAL and
for the account of the LESSOR

For your lot which we will lease and is subject to conclusion of a full due diligence process. The
offer takes into consideration our internal CAPEX hurdle rate and payback period. Furthermore,
this valuation is also based on the assumption that we are only going to lease the property.

Please consider giving us exclusivity to tender for your property for a maximum period of fifteen
(15) days, during which we will conduct and complete the due diligence exercise.
