DEED OF GIFT

This irrevocable inter vivos DEED OF GIFT is made at __________ on this _________ day of
___________ ________ by and between:

adult, bearing CNIC No. _______________________, resident of
________________________________, (hereinafter referred to as the Donor, which expression
shall mean and include his/her legal heirs, legal representatives, executors, administrators and
assigns) of the First Part;

AND

Mr/Mrs/Miss _______________________ son/wife/daughter of _____________________,


adult, bearing CNIC No. _______________________ resident of
________________________________, (hereinafter referred to as the Donee, which expression
shall mean and include his/her legal heirs, legal representatives, executors, administrators and
assigns) of the Second Part.

RECITALS

WHEREAS the Donor is an exclusive lawful owner in possession of the Shop measuring
____________________ situated at _______________________________ (the Property) and
is entitled to hold, deal with, transfer, alienate, encumber, gift, pledge, sell or dispose of the
same, as the exclusive owner thereof;

AND WHEREAS the Donor desires to gift the Property without consideration, and out of her
love and parental affection for her son, the Donee. The Donee accepts the Property as a gift.

NOW, THIS DEED OF GIFT WITNESSETH AS FOLLOWS:

1. The Donor upon execution of this Deed of Gift revokes all prior dispositions of every kind
respecting the Property;

2. The Donor is the sole lawful owner in possession of the Property and is competent in law to
hold, deal with, transfer, alienate, encumber, gift, pledge, sell or dispose of the same;

3. The Donor is of sound mind and is not under any intoxication, undue influence, under duress,
or coercion while executing this Deed of Gift;

4. The Property is free from all claims, liens, pledges, charges, prior gifts, bequests, inheritance
claims, disputes, adverse titles or encumbrances of whatsoever nature;

5. The Donor gratuitously grants the Property by executing this Deed of Gift, with all the
liberties, privileges, casements, estate, rights, title, interests, benefits, claims and demand of
whatsoever nature, to the Donee without consideration, out of her love and natural affection
for the Donee, and out of her free will and any force or compulsion;

6. The Donee accepts the Property, whose market value is Rs. __________ (Rupees
______________ only), as a gift with all the liberties, privileges, casements, estate, rights,
title, interests, benefits, claims and demand of whatsoever nature, and takes the physical
possession of the Property;

7. The Donee upon execution of this Deed of Gift becomes the absolute owner of the Property.
The display, use, maintenance, and disposition of the Property are at the Donee's sole
discretion;

8. The Donor upon execution of this Deed of Gift shall deliver all documents necessary for the
transfer of the ownership to the Donee and fulfil all requirements of concerned authorities.
The Donor shall also bear applicable stamp duty, transfer fee or registration charges if any;

9. The Donee shall be liable to pay all the future taxes incurred in respect of the Property;

IN WITNESS WHEREOF the Donor and the Donee join their respective hands on the date
mentioned hereinabove.
