DESIGN: -In the initial stage there are some points first the Concept and
feasibility studies … it is used to determine the viability of an idea, whatever the
idea we have taken we just see that is viable or not, such as ensuring the project
is legal and feasible (legally, techinically economically)
This is the starting point where the stakeholders for a project will conceive the idea
for a construction project, research locations for the build, establish the first set of
standards for completion, and establish when the project must be completed.
There are three key aspects of the design that must be covered by the stakeholders,
CPM, and engineers or architects:

1. Feasibility
2. Design schematics
3. Contract documents

Once these plans are finalized, the stakeholders will begin putting the word out for
a contract to be filled if the business model is of the “design, bid, build” variant.

Once contractors begin submitting their bids, the stakeholders will evaluate these
submissions and choose the one that best suits their needs and costs.

Design: This is the starting point where the project stakeholders can
develop the concept for a construction project, study sites for the
construction, set the first set of completion requirements, and decide when
the project needs to be completed.
There are three main aspects of the design that the stakeholders, CPM,
and engineers or architects must cover:
1. Feasibility
2. Design schematics
3. Contract documents
After these plans are finalized, if the business model is of the "design, bid,
build" variant, the stakeholders can begin putting the word out for a contract
to be filled.
Once contractors begin submitting their bids, these submissions will be
reviewed by the stakeholders and the one that best fits their needs and
costs will be selected. PRE-
PRE-CONSTRUCTION: Now that the stakeholders have set out the project
plans and chosen a contractor to conduct the work, it is time for the CPM to
start planning for the implementation process.
These preparations include site examinations, soil testing, creating a
project schedule, checking for any unexpected issues at the site,
assembling the necessary materials, selecting a construction project
management software, as well as putting together your project team and
worker base.

Some of the standard construction team roles include:

 Job supervisor: Intermediary that works between the field


construction workers and the CPM in order to ensure
supervision of work and ensure all project plans are
communicated.
 Construction expeditor: This person is in charge of managing
materials that flow from the supplier to the project. They are in
charge of determining needed materials, ordering those
materials, and ensuring quality control of the materials.
 Safety manager: This individual ensures that all personnel at the
site are abiding by set safety standards and reporting any
mishaps that may occur on the job.
 Construction foreman: The foreman is in charge of workers at the
construction site. They oversee the project, track the
completion of tasks, deal with payroll, and manage the time
spent by each individual worker on the site.
 Electrician: As the name suggests, the electrician deals with
setting up electrical connections within a construction project.
 Construction workers: These are the busy bees that hammer the
nails, pour the concrete, and operate the large machinery that
brings the project to life.

2. Schematic design - we do series of rough sketches, drawings that illustrates the


basic concept of the design. Also initial research of local compliance and
regulations are completed at this time. And we move to the next phase which is
the owner’s approval

3. Design development-collects the results from the schematic design phase and
take them one step further, this phase involves finalizing the design and
specifying items such as materials, window and door locations and general
structural details. And now we have given shape to projects vision through
drawings and written specifications

Structural grid dimensions
Interior wall dimensions
Exterior wall dimensions with proposed basis of design openings and
finishes
Additional building sections
Wall sections at all typical conditions

4.Construction drawings - We have final design and will begin preparing
construction drawings, blueprints, notes and technical specifications necessary for
bidding construction and permit application. Construction contractors will use
these detailed drawings and specifications to prepare for the construction
Floor plans fully annotated

Room, wall door, and window identification
Section and detail indicators
General notes and detailed notes
Exterior elevations fully annotated
All buildings Sections required for Costruction
Construction - We will build as per the design intent also if there are changes we
will discuss changes in options with the owner and ensure that alterations are
compatible with owner vision for the project and at the end of this phase
Close out and warranty documents are handed over to the owner and
project is ready for the use occupancy
