1.0 Introduction

Industrialized Building System is an innovation of development which there are fabricated in


controlled condition, either at off site or site. And afterward just shipped, situated and
amassed into the development works (CIDB 2012). There are five principle IBS system
distinguished in Malaysia, for example, Precast Concrete Framing, Panel and Box System,
Steel Framing System, Formwork System, Block Work System and Prefabricated Timber
Framing System.
The industrialized building system (IBS) can be characterized in which all structures,
for example, wall, slab, beam, column, and staircase are mass-delivered either in a plant or at
site processing plant under severe quality control and insignificant wet site exercises. In
another definition by Esa and Nuruddin (1998) asserted that IBS is a continuum starting from
using a specialist for each part of the development to a framework that utilizes fabricating
generation so as to limit asset wastage and upgrade an incentive for end-clients. (Junid, 1986)
explained that elaboration of IBS whereby the IBS in the development business remembers
the industrialized procedure for which the parts are considered, arranged, created, moved and
raised nearby. The term IBS is utilized in Malaysia, though it is otherwise called Pre-
manufactured/Pre-fab Construction, Modern Method of Construction (MMC) and Offsite
Construction in the remainder of the world.
Innovation can be defined as (of a product, idea etc.) featuring new methods that are
in an advanced and original way in which a person or a group introducing a new idea to a
certain sector. Innovation in IBS is where IBS components that were modified using various
pre-fabricated materials such as wool, polymer, fiberglass, polystyrene, and others. In
innovation building systems, all things were caters in terms of ceiling or wall projects from
residential houses to large scale commercial projects. innovation product system (CIDB,
2003 & 2011) can be classified into two categories, solid drywall system and sandwich panel
system. In this project, solid drywall system was used where the outer layer plastered with
combination of fibers or a combination of materials, plasticizer, foaming agent, and various
additives that can be reduce mildew, flammability, and water absorption.

1.3 Company Background

Inovasi Bina Consultant Engineering Sdn Bhd (IBCE) has been formed since
February 2014 practicing in civil and structural engineering consultancy. Although newly
established, the company are headed by competent and professional engineers having vast
experiences in both design and project management. We perform feasibility studies, project
evaluation, design and design management, value engineering, project planning, scheduling
and control resources planning, contract and financial, project management, construction
management, project audits and operation and maintenance planning and management.
In term of the scope for project management, Inovasi Bina Consultant Engineering
Sdn Bhd is also providing a project management consultancy focusing on building system
(IBS) & innovative systems of IBS. Other than that, the development of effective and clear
project management sub-systems and processes and the implementation of existing project
management tools and techniques to critical infrastructure can enhance project efficiency and
ensure project owners that the project's scheduling, execution and control systems achieve the
expected results. IBCE has established itself as one of the forerunner in various forms of
structural systems; load bearing structural shear walls to hybrid systems using proprietary
formworks.
IBCE is located at the heart of Johor that is Johor Bharu. Geographically, our projects
are located in Malaysia, including Sabah and Sarawak and overseas in countries like India,
Pakistan, Laos, Sri Lanka, etc. Our team therefore, has experience both in varying design
codes and country conditions.

2.0 Project Background

There has description of this project: -

Project name : 50 units of single-storey low-cost bungalow houses


Description of project : Living room, 2 bedrooms, 1 bathroom, 1 toilet and kitchen
Location : Benut, Pontian, Johor Darul Takzim.
Cost : RM 3,000000
Project areas : Total land size is approximately 3 acres which consist of 50 units of
low-cost house. (15000 mm x 15720) mm per house

The proposed construction involves 50 units of single storey low cost bungalow
houses at Kampung Parit Jambi, 82200, Benut, Johor. The increasing number of populations
over time shows Benut has great potential in future development. Benut also has a complete
infrastructure material and meets all the needs of the population, including settlements,
education and employment opportunities.
The proposed 50 units single storey bungalow with each unit consisted of areas listed
below in Table 2.1: -

2.1 Proposed Design

The design of the house must follow the clients specifications. Furthermore, the design must
have the Modular Coordination (MC) dimensions to ease the constructions. The design is
shown below:

2.2.2 The Connection and Joint

2.2.2.1 Beam to column column connections

The beam to column connection were using the bolt and nut connection. As shown in figure
2.11 below.

The stiffener plates are used to ‘shore up’ the column flanges against the forces transmitted
by the beam flanges. The stiffeners may be full length or may extend only part of the column
web depth.

2.2.2.2 Roof Connections

Referring to the figure 2.12 below, the structure of prefabricated steel roof truss are shown.
The connection used for roof to column connection is rivet. In addition, between the apex and
eaves angle in roof trusses also used the rivet connection.

2.2.2.3 Sandwich panels to steel frames connection

Referring to the figure 2.15 below, the structure of Sandwich panels and prefabricated steel
frames are shown. The connection used for sandwich panela to steel framing connection is
rivet.

2.2 Justification of Construction Method

The use of prefabricated steel framing system such as stick-built design is typically
appropriate for small-scale construction projects such as building new homes under the
Perumahan Bantuan Rakyat (PBR) and MESRA RAKYAT scheme, which applies to the
house built on the applicant's own property. Light steel housing offers many advantages over
other structures, including higher quality of factory production and a simpler, more reliable,
much more consolidated and quicker connection system.
Lightweight house allowed a high degree of prefabrication, which was produced in the
manufacturing company under supervision of the development environment. Furthermore,
pace construction work and specific steel content have resulted in higher economic
performance. In fact, the device can be implemented without the use of heavy lift cranes for
small and large housing projects. It also fulfills the green building requirement that is less
debris and pollution from building operations.

2.3 Justification for Building Components

2.3.1 Lightweight Sandwich Panel from Cellulose Fibre

Thanks to its recycled content, low embodied carbon, low-tech manufacturing and excellent
energy conservation efficiency, cellulose insulation was the choice of the green building
movement.
The process of fibre panel is the newspaper is chopped into pieces from one to several
inches in diameter. Once the newspaper has been adequately shredded, chemicals are added
to provide fire-retarding and mold-inhibiting properties to the insulation. The most common
chemicals used today are boric acid, sodium borate (borax), and ammonium sulfate. Boric
acid and sodium borate have the advantage of not only providing fire retardancy, but also
adding mold, insect, and rodent resistance to the insulation.
The production process gives the insulation material a consistency somewhat similar
to that of wool. Cellulose insulation is used as a filler material to fill various cavities and
spaces, but cellulose insulation boards and mats are also produced. Typical thermal
conductivity values for cellulose insulation are between 40 and 50 mW/(mK). The thermal
conductivity of cellulose insulation varies with temperature, moisture content, and mass
density.

The installation of the cellulose fibre onto wall can be done by wet-spray cellulose, as
the name implies, has water added during installation to make it stick when blown into wall
cavities whereas binders are sometimes used as well. The wall will be sandwiched with
gypsum board as internal wall and Calcium Silicate Board. The advantages of this application
is described as below:-

2.3.2 Prefabricated Steel Roof System

A roof truss is basically a triangular network of straight linked structural elements of


significant potential for load-bearing. In many projects such as standard roofs for homes,
condos, multi-dwelling housing facilities and commercial buildings, prefabricated steel roof
truss is used. Connection used in this method is by bolt and nut connection or rivet. Also,
prefabricated steel can higher durability than timber material.

Advantages Reasons
Cost Effectiveness Trusses will reach 10-15 meters or more easily without the
requirement for internal support.
Easy installation Installation times are reduced by trusses being delivered to
site ready to install. An accomplished contractor can install
these quickly. If the roof is stripped off and a storm is on the
way, shortening the process by a day or two may offer a
critical advantage. Obviously, there is also considerable
labor savings if it can ease and shorten the duration of roof
installation.
Fire Resistance Because metal roof materials are noncombustible, they
typically have a Class A fire rating (the most fire-resistant
rating). Just be aware that part of a roof’s overall
classification depends on materials beneath the surface that
could ignite in intense heat, too
Flexibility in Design In most cases the design and layout of trusses can easily
accommodate air conditioning units, hot water systems,
skylights and other roof features. Trusses can accommodate a
variety of architectural specifications.

2.4 Construction Process

2.4.1 Prefabrication Component

Prefabrication is the manufacture of components or sections of a building under


factory conditions to be readily transported and assembled on construction sites with
minimal in situ works. With modular construction, the manufacturing of these
components is volumetric in that modular unit or modules consisting of complete
component are produced off-site as stand-alone under factory conditions, transported
and then assembled on site to form a larger structure. With prefabrication and
industrialized building system, components can be mass-produced and assembled at
the factory, under controlled conditions, or prior to construction on site. This allow for
much faster overall construction period and earlier building occupancy, thus reducing
labour and financial costs.

2.4.2 Delivery to Site

The component should be delivered to the site where it can be directly erected after
reaching the site. The schedule and sequences of the parts should be decided to
minimize confusion and delay. The route of the delivery should be examined before
delivering as sometimes the size of the component can be very big and the size of the
road and traffic on the can affects the delivery. During transportation the parts should
be secured so that it does not fall of the truck or get damaged.

2.4.3 Installation and Assembly

During installation process and assembly on site, the amount of work required on site
would depend on the level of off-site manufacturing, in that a modular system would
require less assembly on site. There is also the need to consider the mechanization or
equipment required on site for installation purposes, for example, cranes for lifting the
components in place. Another point to note is the capacity and capability relating to
the skills of the installers, in that they should be properly trained to address not only
the key aspects of the work performed but also issues of quality and safety.

2.4.4 Form a Final Unit

After assembly and installation of components, building units was formed according
to the specifications required.

4.0 Discussion

Since this is a low-cost housing by government, thus most of the components of this housing
project was using IBS. The overall method and components of the house will follow the
dimension of preferred size as stated in MS1064. However, in term of innovation, only wall
panel was applied to this method. The elements of building that uses IBS are listed as below:
-
1. Wall was using an innovative method of sandwich wall panel by gypsum board and
calcium silica board and cellulose fiber as insulator
2. The construction method was using steel framing system
3. Roof trusses was using steel framing roof system.

Table 3.1 shown the design of each elements by following MS1064. This is to create a
modular coordination and ease the designer to fabricate the IBS system.

The usage of innovative system of the wall panel will not only help achieved the IBS
target in term of cost effectiveness, and applications but it will also benefit the residents to
live comfortably due to its fire retardant and pesticides resistance.

5.0 Conclusion

For this 50-unit Rumah Mesra Rakyat 1-Malaysia is design and proposed by using IBS
system
such as metal framing with permanent formwork, prefabricated metal truss, gypsum board,
calcium silicate board and also cellulose fibre. The connection used in this project is bolt
connection. This IBS system give many advantage and benefit in construction itself such as
time saving which the component already manufacture at factory, so at the site they only need
assemble the component. Moreover, IBS system reduced the total cost of construction and
make the construction faster to be completed. From the IBS score that have been calculated
for this whole project is 77.85%. For government sector, the IBS score requirement to get
levy exemption is 70% and above. Therefore, this project achieved IBS score more than 70%
so this project can get levy exemption from CIDB. Lastly, the use of IBS in the construction
project should be implement for all construction project because have many advantages
especially in term of quality, cost and time saving.
