THESIS SYNOPSIS

TOPIC 2: SLUM REDEVELOPENT

NAME: KARAN NARENDRAN


CLASS: IVth YEAR B Arch B sec
SRM SCHOOLS OF ARCHITECTURE AND INTERIOR DESIGN
Introduction:
PMAY – Pratan Mantri Awas Yojana aims to provide affordable housing to
urban poor with a target of 20 million houses by 31 March 2022.There are
many challenges in designing low cost housing units.
Attention needs to be provided by the architect in:
- Unit planning - Cluster design - Site Planning - Materials used
- Method of construction

Rationale:
• Affordable housing in urban landscape to include

- Cost consciousness

- Sustainability

Under PMAY, TNSCB acts as a nodal agency to provide housing for the
low income community. It has many on-going projects and projects
under proposal.
On-going projects include:
 NTO Kuppam – 480
 Manali New Town (Phase 1,Phase 2 & Phase 3)

Projects that fall under the immediate urban area have been identified
and visited to understand the site, proposal and execution given by the
TNSCB.

Aim & Objective:


1) Low income housing ≠ Low quality housing

2) Incremental Housing: Stage wise /step by step development


by individual families if and only if financial situations allow
them

3) Smaller spaces with affordability constraints can be made


bigger by creative design

4) Design for sustainability(water,energy,waste management)


with more weightage to optimum use, minimum waste,
maximum recycling, easy & low cost maintenance
Need for the project:
1. 96% housing deficit in EWS.Skyline will dominated by small,
low cost and utilitarian housing typology

2. PMAY aims to reduce affordability gap through interest


subvention, upfront subsidization, easy access to institutional
finance, incentives for private sector

3. Low cost houses – mostly constructed by public sector


agencies have issues: Design
deficiences,workmanship,construction quality, delivery
schedule, maintenance

4. Private sector – quality compromised due to low costs

5. Architects limit involvement. Required to get maximum out of


minimum – creativity in low cost

6. Wrong emphasis of FSI – “Square feet business". Public


housing also has clientele needs that address:

 Living habits
 Social interaction
 Cultural beliefs and aspiration

7. Non- demanding end users

– Seen as subsidy targets and hence poor construction &


maintenance
8. Absence of sustainable considerations

Scope of Study:
The process of achieving low cost housing in an urban landscape
includes:
 Understanding the community who will inhabit the
tenements (By means of Surveys)
 Design of individual housing units ( spaces and area of
spaces derived from study and permitted by government)
 Grouping housing Units (Social interaction and to function as
a community)
 Site Planning
 Expansion of spaces inside without increase in built up
area – mezzanine level, open to sky spaces,
 Provision of space for parking, animals(if part of
livelihood) and other working tools
 Terrace as community space
 Possibility for incremental growth
 Creation of community interaction spaces
 Access for senior citizens, safety of women & children
 Discussion of layouts with the users
 Study of material and method of construction

Limitations of the study:


 Detailed working drawings will not be produced
 No mechanical, electrical and plumbing details will be
produced.
