Conditional Deed of Sale
This conditional deed of sale entered into this ___ day of ____ 2019, in the
Municipality of Isulan, Sultan Kudarat, by and between:
NORHAN A. MOPAC, married, of legal age, Filipino, and resident of Barangay Bual,
Isulan, Sultan Kudarat, hereinafter referred to as the VENDOR.

LILIA D. PIMENTEL, married, of legal age, Filipino, and resident of Sampao, Isulan,
Sultan Kudarat, hereinafter referred to as the VENDEE.
WITNESSETH:
The VENDOR is the owner of a lot and parcel of land and its improvements
containing an area of TEN THOUSAND (10,000) SQUARE METERS, a portion of a
parcel of land known as Lot No. 32, Pls-298-D-14 containing an area of FORTY
SEVEN THOUSAND THREE HUNDRED AND SIXTY (47,360) SQUARE METERS
situated at Dansuli, Isulan, Sultan Kudarat covered by Transfer Certificate Title No.
16611. Hereto attached is an Extrajudicial Settlement of the Estate of the Deceased
Pedro V. Pimentel and Carmelita H. Diez with Waiver of Rights in favor of the
VENDOR marked as Annex “A”;
WHEREAS, the VENDOR hereby sells to the VENDEE who agreed to buy the
above-described land under the following terms and conditions to wit:
1. That the total consideration of the sale is TWO MILLION PESOS (Php
2,000,000.00).
2. Upon signing of this contract the VENDEE shall pay the VENDOR a
downpayment of SIX HUNDRED THOUSAND PESOS (P600,000); that
the remaining balance shall be paid in full ON or BEFORE DECEMBER
2019;
3. The VENDOR may have the absolute and complete control and
possession of the subject property thereon until the full payment of the
aforementioned land;
4. The VENDOR reserves his right of ownership over the subject land until
full payment of the consideration;

amount of the purchase price paid, cost of improvements as well as
beneficial interests and other damages that the VENDEE may suffer;
6. The VENDOR will shoulder all the payments for Capital Gain Tax,
Documentary Stamp Tax, Transfer Tax, Title Processing and other
related documents pertaining to Transfer of Ownership.
