PROJECT TITLE: ROOM REMODELING AND REDECORATIOM PROJECT

PURPOSE: To remodel and redecorate my room by changing its structure, increasing


functionality & comfort and having an updated look & design in the room.

DESCRIPTION: Goals are to stay within the budget; complete the project not later than 2
months; and use durable and energy-efficient equipment, appliances, and
materials. . This room renovation will begin with a planning and design
phase that will ensure all requirements for demolition and construction
are met. There are 4 Major Tasks to follow in remodelling my room. Major
tasks: (a) Demolition, (b) Framing, (c) Construction such as mechanical,
electrical, plumbing such as installation of new wiring, plumbing, lights, (d)
The big finish – redecorating stage: such as painting, installation of
wallpapers, installation of appliances such as mini-refrigerator and TV and
other fixture. This step also involves room and furniture rearrangement.
After all the finishing touches are complete, clean-up and turnover phase
must be completed. The very first step of this project is planning and
designing the layout of the room. But the first step of the actual remodel
is demolition. Furniture, old wallpaper and other furniture are being
replaced. For complete overhauls, the room is typically "stripped down to
the studs," which means everything in the room, the old wiring, plumbing,
also the wall covering, is torn out. Next step is framing. Framing follows
the demolition stage. The framing stage includes constructing new walls,
framing openings for new windows or doors, and reinforcing floor joists.
The mechanical stage includes the installation of new wiring, plumbing and
ductwork. The time to do this is after the framing is complete. It’s time to
add the finish elements that will bring the whole project together. The big
finish also known as the redecorating stage is the time of painting,
installing wallpapers, setting up appliances, cabinets, furniture, and
arranging them accordingly.. The general contractor chosen as the project
manager will choose the most cost-efficient quotes and attempt to meet
all of the customer’s wishes. All material used for installation of
mechanical, electrical, plumbing, paint, cabinetry, floor, or appliances will
meet safety and efficiency standards.
OBJECTIVE: Undertake remodelling and redecorating my room following the Four (4)
Major Tasks enumerated above by the end of two months with a budget
not exceeding P200,000.
SUCCESS CRITERIA OR EXPECTED BENEFITS: (a) Build Energy Efficiency. Energy prices tend to
cover almost 50-60% of expenditures in a month. Simple improvements
like double pane windows, and automatic bathroom faucets would reduce
annual energy costs by as much as 30-40%. (b) Sale of reusable furniture.
After remodelling my room, there will be about 60% of materials and
fixtures reusable and can be held for resale.
FUNDING: This project is authorized for a P200,000 budget with P8,000 released for
Framing phase. Funding for subsequent steps such as installation of wiring,
painting and so forth will be based on satisfactory progress and results of
prior steps.
MAJOR DELIVERABLES: (a) Final list of approved contractor and skilled manpower;
(b) Room remodel project plan and design layout;
(c) Schedule of execution of work as per stage wise planning;
(d) Weekly status reports;
(e) List of equipment resources
ACCEPTANCE CRITERIA: (a) 1 project manager, 1 budget planning director, 1 design
consultant and 1 assistant, construction team: 10 members,
technical team: 4 members
(b) 4 copies of room remodel project plan and design layout
(c) Work execution: 8 hours/day for 6 days a week (Mon – Sat)
(d) 4 copies of weekly status reports
(e) Equipment resources estimated cost:
 Construction materials: P 50,000
 New furniture and supplies: P100,000

MILESTONE SCHEDULE: WEEK 1: Planning, design & layout, schedule, budget, list of hired
labours are complete and approved
WEEK 2: Demolition and Framing is complete
WEEK 3: Construction: (MEP) mechanical, electrical, plumbing,
flooring is complete
WEEK 4: Painting and wallpaper installation complete
WEEK 5: Supplies, furniture and equipment customized and bought
already set up and arranged
WEEK 6: All excess material and mess is cleaned up and all
equipment is tested to ensure proper function and safety
WEEK 7: Finishing touches
WEEK 8: Room renovation and redecoration project completion
KEY ASSUMPTIONS: It is assumed that the customer will have adequate amount of
funds available for the entire project and that the room does not
need structural or further remodel requirements other than
aesthetic changes.
CONSTRAINTS: The project will not exceed the budget of P200,000, and it cannot
exceed more than 2 months from the start of the planning and
design phase to the turnover of the completed project.
MAJOR RISKS: There may be and occurrence of budget risk by incurring additional
costs for redesigning or last minute change of layout of the project.
APPROVAL REQUIREMENTS: This project will be approved by the general contractor and the
customers receiving the renovation after a thorough review of the
produced plans and samples of materials. All adjustments will be
tracked by the general contractor and will only be completed once
officially signed off on by the customers.
PROJECT MANAGER: Mirabella Pajaron is the assigned project manager of the room
renovation and redecoration project. She is responsible in
managing the whole project team. She is the point of contract with
the contractor and will oversee the performance of the contractor.
REPORTING REQUIREMENTS:
The project manager must prepare copies of weekly status reports
for documentation purposes; must ensure quality management
plan is developed at project inception, implemented and updated,
as necessary, throughout the life of the project; must ensure
verification, validation, monitoring and test activities are planned,
performed, and documented, as appropriate; and must ensure that
project quality records are maintained and readily retrievable.
