2. Site Environment and Nature of the Works

2.1 Site Environment

It is noted that the proposed stair is inside a duplex house with other living
accommodation. From layout plan of the house it is observed that the stair is
adjacent to kitchen in one side and on the other side there is a glass partition.
It will originated from dining space and end into the upper floor.

2.2 Nature of the Works

It is proposed that this project should provide a safe internal stair for client at
all convenient time keeping the aesthetic view of the duplex house intact. It is
desirable that the greenery behind the stair should be visible through the
stair. So a unique approach is proposed to accommodate this feature into this
stair.

In short, the project has been sub-divided in 2 phases, due to the complexity of its
works nature
Phase-1: Design & Drawing Preparation
a) Preparation of Architectural Drawings
b) Preparation of Detail Structural Drawings

3. Design & Drawing

3.1 Structural Design


The structural drawing have to be prepared in accordance with architectural
drawing and local building code & practice. To ensure aesthetic view and
client’s requirement a steel stair is very much suitable in this place. Moreover it
is easy to erect and section can be made outside the area and then install at
site which causes less disturbances to other daily activities. There are some
difficulties to design the stair which include minimum number of column to be
used and supporting brick wall (kitchen wall) have to remain intact. But with
proper care and expertise these issues will be addressed.

3.2 Working Drawing


After getting approval from client detail working drawing with respect to local
code and compliance will be prepared. It will guide contractor to prepare
desired section to build up the proposed stair and will serve as a standard
document to ensure construction quality.

3.3 Detail BOQ


A detail BOQ will be prepared with respect to approved structural drawing. It
will be a guideline for project cost control and tendering process. It will include
all required material to execute the whole work and eventually the cost
associated with it.

4. Project Management

4.1 Contractor Selection & Tender

Selection of suitable contractor to perform the whole work is a very important


and critical issue. A tendering process will be arranged to select suitable
contractor for the construction work. After getting consent from the client and
considering vital issues such as the contractor’s required skill and competency
as well as financial capability to perform the job, contractor will be selected to
perform the job.

4.2 Construction & Installation

The overall construction & installation process will be done with strict
compliance of BNBC and other specified code communicated time to time. The
whole work will be supervised closely and its quality and workmanship issues
will be monitored properly.

4.3 Project Handover

After successful completion of the whole work it will be handed over to client
for intended purpose of use.

5. Financial Proposal

5.1 Consultancy Fees

PHASE-1

5.2 Payment Terms

a) Client must release 75% of the total quoted cost of any phase (except Phase-3) before
execution.

b) Client may release BDT. 6,000 / week for the execution of phase 2. Remaining amount
shall be adjusted after completion of the project which should not extend over 5 weeks.
