Integrated Construction Solutions (Pvt.) Ltd. was incorporated with SEC Pakistan in 2008 with
mission to introduce cutting edge technology and best practices for total project management
solutions in construction industry.

Currently ICS has three wings:

1. Ready Mix Concrete; we are offering Ready Mix Concrete and our brand name is “C-
Mix”. C-Mix has presence in three major business hubs of country i.e. Karachi, Lahore
and Islamabad/Rawalpindi. C-Mix is can be delivered anywhere in Pakistan. Batching
Plant can be installed at the Construction site, if required.

and offers all the auxiliary services in addition to the supply of concrete, equipment rental &

1. INTRODUCTION

ICS was created to fill the much needed gap of providing quality concrete, rental equipment &
construction services to contractors and developers throughout Pakistan.

In a short period of Three years, the company has made its name as a reliable partner in the
construction industry by its professional approach, commercially viable solutions with highest

To serve the clients better, we have expanded throughout Pakistan and now have offices from

2. MANAGEMENT PROFILE

A. Corporate Governance

ICS’s management and Board of Directors have firm belief that corporate good governance and
high ethical standards are the key to the Company's long-term success. Accordingly, the Board
has adopted a number of policies and procedures that are intended to assist it and the
management to carry out their responsibilities effectively.

B. Chief Executive

Mr. Abdul Saboor Sheikh is the brain behind the entire operation of ICS. He has more than 10
years experience in running successful operations and has keen interest in taking current
company portfolio to new dimension. The company is going through a major re engineering
process in implementing ERP. I also appreciate my dedicated team members upon successful
completion of ISO 9001:2008 (QMS), ISO 14001:2004 (EMS) & ISO 18001:2007 (OHSAS).

C. Director Operations

He is a Mechanical Engineer from UET Lahore and holds an MBA degree from Punjab University
Lahore. He has over 25 years of Experience in mechanical and Construction equipment in
different organizations like Descon Engineering, Pakistan Army etc. Presently he is working as
Director Operations in ICS (Pvt.) Ltd.

He has worked on numerous Mega projects like Mirani Dam Project in Turbat Balochistan,
Satpara Dam Skardu, Mangla Dam Raising Project, Taunsa Barrage Rehabilitation Project
Taunsa, Islamabad Peshawar Motorway Peshawar Section and BHP Zamzama Gas Field Dadu.

He was engaged in the Procurement, shipment, transportation, operation & maintenance of

Equipment worth 50 million USD from Overseas in Descon and he was also involved in the
establishment of workshops in Kashmir. His valuable experience of sourcing, commissioning
and maintaining new and used construction machinery.

D. Director Civil projects

Mr. Mohammad Rauf is a civil Engineer from University of Engineering and Technology. He has
more than 25 years of experience of working in the construction industry. He has built many
buildings like HKB DHA Y Block, Extension of HKB Liberty, Century Tower – Kalma Chowk, Kayer
Centre, Valencia Tower, Madina Tower, a number of buildings in LUMS and dozens of other
projects including hospitals, schools and shopping malls.

Most of these buildings are being built with the modern construction techniques and comprise
of 12 + Floors. He has a thorough understanding of the local construction industry. His
extensive experience and contacts in the industry make him indispensable for us especially in
understanding the concerns of the industry and fulfilling their needs.

E. Director Special Projects

Mr. Attiq ur Rehman is a MFA Graphic Designing from University of Punjab. He has more than
28 years of experince of Interior Designing, Concept Construction Designing, Theme
Developemnt, Monument Designing and Creative & Innovative Construction Designing. He has
worked as PM Development at Kakul Academy, Consultant at Garrision 10 Div. & a lot of private
commercial projects etc.

A. Construction Services

ICS Construction specializes in design/build office buildings, warehouse distribution centers,

speculative warehouse buildings, healthcare & medical development and construction, retail
facilities, cold storage warehouses, commercial housing projects and light industrial projects for
end users, developers, entrepreneurs, and small businesses. Design-Build, is a method of
project delivery in which one entity forges a single contract with the owner to provide for
architectural/engineering design services and construction services. With design-build, the
owner is able to focus on scope, project needs, and timely decision-making, rather than on
coordination between the designer and builder

B. Ready Mix Concrete

ICS also specializes in Ready Mix Concrete and our brand name is C-Mix. Currently we are
offering "C-Mix" on commercial basis, in all the major cities of Pakistan, namely:

Karachi
Islamabad
Lahore
Rawalpindi

Needless to say that Pumping facility is also available through Mobile Concrete Trucks and
Stationary Concrete Pumps. Size of our concrete pumps range from 26 Mtr to 37 Mtr.
Stationary concrete pumps can serve buildings up to 250 Height.
We have supplied concrete to hundreds of projects so far.

C. On Site Batching

However where the customers can’t be served due to distance or where they demand exclusive
supply to their construction site then we can install the batch plant at site, along-with all the
relevant equipment like Wheel Loaders, Concrete Mixer Trucks and concrete pumps.

We run the operations seamlessly with the client. We work in close co-ordination with the
project manager, 24/7, while sharing the same priorities as that of our clients.

We can setup operations within 7 days or more (depending on the nature of job) of signing the
contract as at all times we have surplus equipment and trained staff at our disposal.

We have successfully completed a number of projects by installing batching plants at site. Refer

Pre-Construction
The construction process consists of three distinct phases; Pre-Construction, Construction, and
Post Construction. We offer you a single source of responsibility for the entire project. This
allows you one person to go to for every question or issue associated with the project. The pre-
construction phase is one of the most important parts of the construction process. Without
proper planning preparation, we cannot ensure a successful project.

Construction
Once construction begins, we continue to make it easy for you to keep up with the construction

Post construction

i.) Mirani Dam

Mirani Dam is located near Turbat in Balochistan. This Project was awarded to DESCON
ENGINEERING as an EPC Project. This is basically a water storage Dam with Canals on both left
& right bank. This Project was started in 2002 & finished in 2006.

Mr. Salman Moid was involved right from the start in designing the Equipment requirement, its
Procurement from Abroad & maintenance, material & spare parts requirement and upkeep
besides managing all the required staff. All own equipment including Earth Moving, Concreting,
Lifting, Crushing & Generation Equipment was involved which nearly totaled more than 200
pieces.
Concrete was heavily in structures, culvert, spillway and canals.

ii.) Satpara Dam

SATPARA Dam is located near Skardu city. It is the highest Dam built in the world at a height of more
than 8000 ft. This dam was built on Satpara lake which is fed from waters coming from Deosai plains.
From it the water is also fed to 2x25MW Power stations for Power Production, besides Agriculture use &
drinking water supply to Skardu City. This Project was awarded to DESCON ENGINEERING. This Project
was started in 2002 & finished in 2007.

Was involved right from the start in designing the Equipment requirement, its Procurement from
Abroad, transportation & maintenance, material & spare parts requirement and upkeep besides

8. HEALT & SAFETY POLICY

Safety and accident prevention is everyone’s responsibility. Each employee is expected to

follow all company rules and to perform their work in a safe manner. Each supervisor and
foreman is responsible for safety, implementing the Integrated Construction Solutions safety
program, and training employees in safe work procedures. The Project Manager has overall
responsibility for safety at each location. This company’s policy is to provide a safe and healthy
place of employment for every employee and to abide by regulations set forth by federal, state
and local governments.

Integrated Construction Solutions is sincerely interested in the safety and welfare of our
employees. Accident prevention is essential in maintaining an efficient operation.

It is our policy that our safety rules shall be strictly observed at all times. Although these rules
are to be considered very important, it is impossible to publish a rule that covers every
circumstance. If a rule that might cover a specific hazardous condition has been omitted, that
shall not be an excuse for disregard of common sense in the safe performance of your work.
The possession or consumption of alcohol, drugs or any other controlled substance is against
policy and violators are subject to immediate dismissal each employee is urged to cooperate
fully with this policy. Abuse or disregard of this policy is a violation and will be treated
accordingly. Remember, your help in preventing accidents and injuries benefits you and your
fellow employees----we should all strive for a record of zero accidents

Accident reporting and discussions:

An employee must report any accident or injury, regardless of how minor, to the Project
Manager. All inquiries concerning incident/accident/injury/property damage shall be referred
to the Project Manager. The employee will make no comments, provide no details, or express
any opinion as to the cause of the incident, who was at fault, responsibility for, or any intent of
the company regarding the incident. The Project Manager will investigate any personal injury
accident, property damage claim or vehicle accident associated with the job and will complete
an Accident Investigation Report. The purpose of this investigation is to assist in preventing this
type of mishap in the future. The employee will cooperate fully with the Project Manager in this
investigation.

Personal protective equipment:

 Hard Hats
All employees are required to wear a hard hat on every job site at all times.

 Eye Protection
All employees are required to wear safety glasses (with side-shields) on the job

Site at all times.

 Fall Protection
All employees exposed to falls over 6ft are required to be trained on and use proper fall
protection. On scaffolds, the trigger height is 10ft. For steel erection activities, the
trigger height is 15 feet.

 Hand Protection
All employees involved in operations exposing hands to cuts, chemicals, burns, etc. are
required to wear gloves.

 Rubber Boots
Employees involved in operations exposing the feet/legs to such hazards as Concrete
burns during placing uncured concrete are required to wear rubber boots in good
condition.

 Other
Specific jobs may cause the need for other personal protective equipment. When this
occurs, the employee is expected to utilize this equipment. It is the Project Manager
responsibility to see that equipment in use is appropriate and in good condition.

9. QUALITY CONTROL - CONCRETE

At ICS we understand that “QUALITY” is one of the most important considerations for the client.
We take extensive measures to assure that the quality of concrete meets or exceed the client’s
requirements every time.

We have achieved that by developing rigorous testing procedures for each stage of the
production process.

Customer Requirement Definition:

It is important that the requirements of the customers must be defined very clearly before we
can undertake the task of meeting customer requirements.

In the absence of designated applicable general specifications the purchaser is normally

requested to specify the following:

Designated size, or sizes, of coarse aggregate.

Slump, or slumps, desired at the point of delivery

Requirements for compressive strength as determined on samples taken from the

transportation unit at the point of discharge. The purchaser shall specify the
requirements in terms of the compressive strength of standard specimens cured under
standard laboratory conditions for moist curing. (Unless otherwise specified the age at
test shall be 28 days.)

Cement content in bags or Kilogram per cubic meter

Maximum allowable water content in gallons per

Water in litres per cubic metre of concrete, including surface moisture on the
aggregates, but excluding water of absorption.

If admixtures are required, the type, name, and dosage to be used

When the purchaser requires the manufacturer to assume responsibility for the selection of the
proportions for the concrete mixture with then the purchaser shall also specify the following:

Required compressive strength as determined on samples taken from the

transportation unit at the point of discharge.

The purchaser shall specify the requirements for strength in terms of tests of standard
specimens cured under standard laboratory conditions for moist curing (see Section 17).
Unless otherwise specified the age at test shall be 28 days.

At the request of the purchaser we furnish the Design Mix statement (if required by the
customer) to the purchaser, giving the dry masses of cement and saturated surface-dry masses
of fine and coarse aggregate and quantities, type, and name of admixture (if any) and of water
per cubic yard or cubic metre of concrete that will be used in the manufacture of each class of
concrete ordered by the purchaser.

For the purposes of future reference all such design mixes are assigned codes and numbers.
This helps in identification of concrete at the time of delivery.

Equipment:

Batching Plants

While selecting the equipment we ensure that the equipment is compliant with International
standards and is of good make and origin. Some of the considerations are as follows:

Bins with adequate separate compartments shall be provided in the batching plant for
fine and for each required size of coarse aggregate. Each bin compartment shall be
designed and operated so as to discharge efficiently and freely, with minimum
segregation, into the weighing hopper. Means of control shall be provided so that, as
the quantity desired in the weighing hopper is approached, the material shall be shut off
with precision. Weighing hoppers shall be constructed so as to eliminate accumulations
of tare materials and to discharge fully.

Indicating devices shall be in full view and near enough to be read accurately by the
operator while charging the hopper. The operator shall have convenient access to all
controls. Scales shall be considered accurate when at least one static load test within

each quarter of the scale capacity can be shown to be within 60.2 % of the total capacity
of the scale.

Adequate standard test weights shall be available for checking accuracy. All exposed
fulcrums, clevises, and similar working parts of scales shall be kept clean. Beam scales
shall be equipped with a balance indicator sensitive enough to show movement when a
weight equal to 0.1 % of the nominal capacity of the scale is placed in the batch hopper.
Pointer travel shall be a minimum of 5 % of the net-rated capacity of the largest weigh
beam for underweight and 4 % for overweight.

The device for the measurement of the added water shall be capable of delivering to the
batch the quantity required within the accuracy required. The device shall be so
arranged that the measurements will not be affected by variable pressures in the water
supply line. Measuring tanks shall be equipped with outside taps and valves to provide
for checking their calibration unless other means are provided for readily and accurately
determining the amount of water in the tank.

Concrete Trucks

Mixers and agitators are examined or their mass determined as frequently as necessary
to detect changes in condition due to accumulations of hardened concrete or mortar
and examined to detect wear of blades.

Equipment Calibration & Testing:

Periodic equipment testing and calibration ensure that the Design Mix is being complied
with strictly and without exception.

We not only have our own mechanism of testing and calibrating the quality control
equipment on regular basis but a third party calibration is also conducted periodically
for full confidence of client.

Material Selection

We undertake the testing procedure a fresh whenever we start production at a different

location even when there is no change in the source (i.e. quarry or supplier). We understand
that the quality of raw-material is instrumental in the determination of the final quality of
concrete. We take measures to ensure that:

OPC & SRC complies with Pakistan Standards (PSS 232-1983 & PSS 612-1989). Cement
shall conform to Specification C 150, Specification C 595, or Specification C 1157 (see
Note

Aggregates—Normal weight aggregates shall conform to Specification C 33. Lightweight

aggregates shall conform to Specification C 330 and heavyweight aggregates shall
conform to Specification C 637.

Water—Water shall conform to Specification C 1602.

Mineral Admixtures—Coal fly ash and raw or calcined natural pozzolan shall conform to
Specification C 618 as applicable.

Ground Granulated Blast-Furnace Slag—Ground granulated blast- furnace slag shall

conform to Specification C 989.

Chemical Admixtures—Chemical admixtures shall conform to either Specification C

494/C 494M or C 1017

Procurement:

We maintain rigorous quality controls at the time of procurement of raw materials to ensure
that they are in consistency with the approved samples. Periodic testing continues throughout
the lifecycle of the project.

Material storage:

We take extensive steps to ensure that material is stored in the right conditions so that the
material quality is the same as at the time of purchase.

Temperature Controls:

At ICS, our professionals fully understand the implications of temperature changes on concrete
quality. Standards as per ASTM and BS like sprinkling of aggregates, reducing water
temperature, incorporation of measured ice in concrete are adopted to control temperature.

Production & Delivery.

Approved design mixes (as per customer requirements) are used for Production.

Temperature, slump and water cement ratio etc. are monitored before the trucks are loaded.

It is ensure that the controlled amount of water or ad-mixture (in extreme conditions) is added
once the concrete has been poured in the Concrete Truck.

Delivery time of concrete is controlled as per identified limits.

from the truck.

Delivery Slip

Delivery slip is issued with each truck at the time of dispatch from Concrete Pump. Delivery slip
further helps to ensure the compliance of customer requirements. It includes fields like:

Batch plant number & Name

Serial number of ticket

Date

Truck number

Name of purchaser

Specific designation of job (name and location)

Specific class or designation of the concrete in

Conformance with that employed in job specifications,

Amount of concrete in cubic yards (or cubic meters),

Time loaded or of first mixing of cement and

Aggregates, and

Time of arrival at site

Time of completion of pour - at site

Testing:

9 set of cylinders are cast at the time of pour.

Cylinder Samples are extracted from the relevant portion of truck only.

Cylinders are properly stored and safely transported.

Cylinders are kept in the prescribed conditions before crushing.

They are crushed on 7 & 28 days.

Mean strength is taken as an indicator of the strength.

Members of our dedicated quality control team are present at each site to ensure that quality
concrete is produced and delivered every time, every day.

Other testing measures like “Smith Hammer” and visual inspection of concrete after the pour
also helps us to monitor quality.
