#Australia's Purpose-Built Student Accommodation (#PBSA) sector is experiencing significant growth, driven by the return of international students post-pandemic and a shortage of suitable housing. The sector's expansion is underpinned by Australia's strong position in the global education market, consistently high university rankings, and its reputation as a prime destination for higher #education according to Ruban Kaneshamoorthy, head of real Estate investing Australia at Brookfield Asset Management. Opportunities: • Strong demand from international students, particularly from #China and #India • Favourable tax conditions compared to build-to-rent projects • Potential to alleviate broader housing shortages Challenges: • Supply-side constraints due to construction costs and economic factors • Securing prime locations near universities • Balancing growth with potential short-term stabilisation of international student numbers Despite these challenges, the sector's outlook remains positive, with room rents projected to grow by over 20% from 2024 through 2028, according to Oxford Economics. Additional insights from Sameer Chopra, head of research, Pacific at CBRE; and research from JLL. #investment #alternatives #APAC #livingsector https://lnkd.in/gk4i8xbE

🚨 What Does Australia's Student Cap Mean for Property Investors? The Australian government's proposed cap on international students has raised concerns in the property market. However, Adrian Yeoh, Executive Director at Knight Frank Property Hub, believes the impact will be manageable. Here’s what you need to know: 🔑 Short-Term Effects: Adrian points out that cities like Sydney, Melbourne, and Brisbane might experience a temporary slowdown in demand for new student accommodation developments. This could help stabilize rental prices as supply catches up with demand. Existing student accommodations may benefit from increased occupancy rates as fewer new developments come online. 📉 Rental Growth Outlook: Although rental growth may moderate compared to previous years, Adrian suggests the long-term focus could shift. Investors might explore other residential property types or regions outside of traditional student hubs as the market evolves. The bottom line? While the landscape is shifting, Australia still offers attractive property investment opportunities—just with a different approach. 📊 PropertyEU: European PBSA market sees rental and occupancy growth The latest BONARD Investment Intelligence Report highlights a significant surge in rental growth and occupancy within the European student housing sector. 📊 Rents in the European student housing sector have continued to rise at a faster pace than pre-pandemic levels, increasing by 6.5% in 2023 and a further 5.4% in 2024. In three of the surveyed countries (France, Spain, and the UK), rental growth is still accelerating. 📈 Despite the rising rents, demand for student housing remains strong, with PBSA operators reporting a 98% average occupancy rate in 2024. Julia Oravec, Rented Residential director at BONARD, explained: "As European study destinations remain undersupplied, it is reasonable to expect that rents will keep growing steadily for the next 3-5 years. Occupancy rates are also projected to rise even further." 📰 Read the full article: https://hubs.li/Q02PXVV70 ⬇️ Request the full report here: https://hubs.li/Q02PXXhV0
