It was a special honor to stand behind Gov. Jared Polis for the signing of two important housing bills in Denver yesterday. They allow ADUs by-right and require local governments to plan and zone for transit-oriented multi-family housing development. These bills--along with others that eliminate parking minimums for multi-family projects, allow unrelated people to live together, invalidate local growth control caps, and allow inclusionary zoning subject to some conditions--make Colorado a national leader in responding to the housing crisis. Legislative victories like these are the product of hard work. Four years ago, amid the COVID-19 pandemic and episodes of police brutality that highlighted the lack of good housing and access to opportunity in Black neighborhoods, a diverse group of smart, hard-working volunteers came together to form the Colorado Housing Affordability Project (https://lnkd.in/eBJH8fgq). Together, we compiled research, worked to educate anyone who would listen, developed an advocacy platform, and pushed for the passage of common-sense zoning reforms to enable the construction of more affordable forms of housing. Several land-use and housing bills passed by the Colorado legislature bear a striking resemblance to our policy platform. How do we tackle the growing affordable housing crisis in our communities? Broward County is taking an important step forward by creating a public “scorecard” to track local efforts in addressing affordable housing demands. As property prices surge, it's essential for cities to actively participate in finding solutions for those who need it most. Key industries, including hospitality and tourism, rely heavily on lower-income service workers who are increasingly priced out of the housing market. The county’s comprehensive 10-year plan highlights actionable steps for municipalities, encouraging collaboration and accountability in developing affordable units. Creating Affordable Housing Trust Funds, revising zoning laws, and hiring ombudspersons are all proactive strategies that can make a real difference. However, it’s crucial for all 31 municipalities to engage in these initiatives. Every housing development is an opportunity for affordability, which must be prioritized in our planning discussions. Together, we can ensure that our communities are inclusive and resilient. Florida is experiencing a severe rent crisis, with rates skyrocketing across the state, especially in urban hubs like Orlando, Miami, and Tampa. The surge is driven by a combination of high demand, an influx of new residents, limited housing supply, and inflationary pressures. Many families are struggling to keep up with escalating costs, forcing some to downsize, move further from city centers, or seek alternative living arrangements. Affordable housing initiatives and rent control discussions have gained momentum, but tangible solutions remain limited as the crisis continues to impact countless Floridians.

Bellingham faces a housing crisis, partly due to past decisions to reduce population projections, hindering affordable housing development. In 2002, Whatcom County projected a 2022 population of 231,928, with Bellingham at 113,055. Yet, Bellingham's projection was reduced in 2009, leading to insufficient infrastructure investment. Despite Whatcom County meeting its 2022 projection, Bellingham fell short by 9,039, indicating that the reduction in projections didn't curb growth but instead pushed people to move to nearby cities and unincorporated parts of Whatcom County, resulting in sprawl. This underscores the need for realistic population projections and infrastructure planning to support sustainable growth over the next 20 years.
