The primary causes include soil expansion and contraction due to moisture changes, poor drainage, and improper soil preparation before construction. For homeowners, it is crucial to monitor for signs of foundation problems such as cracks in walls, sticking doors and windows, and uneven floors. Preventative measures like maintaining consistent soil moisture around the foundation and ensuring proper drainage can help mitigate these issues. Fonn Villas Subdivision - Memorial Area, Houston, TX 77024 Historical Real Estate Data As discussed in my last post, showing the map of the area, Fonn Villas is ideally located, very close to City Center, Memorial City, Memorial Hermann Medical Complex, and near to major highway arteries of I-10 and the Beltway 8. That being said, it is tucked away in a forest like setting, thus making it such a desirable neighborhood. We can see this in the chart below, with the price per square foot increasing from a low of $278 per square foot in 2019 (pre-pandemic) and rising to an average of $403 so far from sales this year. As with all of these older neighborhoods, there is a "split" between older "legacy" construction (which are still great homes), and homes built in the 2000's, which are typically much larger, and have the modern amenities (high ceilings, larger rooms and closets, updated materials, trims, etc). Older homes typically sell in the mid $350's per square foot, while homes built in the last five years can fetch over $450 per square foot. One bit of this data that sticks out to me is that from the previous peak (which is roughly 2014/2015 and coincides with the last energy (oil/gas) energy peak), it took 7 years to reach those prices again. From the peak in 2015 to the trough in 2019, on a price per square foot basis, prices did actually fall around 15 percent. CONCLUSIONS - Fonn Villas is a great neighborhood in a great location. For buyers, there is a range of homes, with older "fixer uppers" still sometimes available, thus allowing a buyer with a limited budget to get into the neighborhood. And on the other side, new construction homes are being built in the area with prices over $2,000,000 for a recent constructed home with over 5,000 square ft and 5 or more bedrooms. For sellers in the neighborhood who have raised their children and are ready to downsize, there has never been a better time to sell. Average prices are up around 45 percent since pre-pandemic and inventory in the area has remained tight. So, there should be buyers for your home in Fonn Villas!
