Is property registrations the same as property sales (housing market)? Recently we saw two conflicting new reports for the housing markets in Mumbai: 👎 Last Week: A report by PropEquity which showed an 18% QoQ decline and 2% YoY decline in housing sales in 9 major cities including Mumbai. According to the report  Mumbai witnessed sales of 13,032 units between April and June (till date) in 2024 as against 17,307 in Q1 2024. (https://lnkd.in/ddEufYbv) 👍 Today: A report by Knight Frank said Real estate registration in Mumbai rose 8% to 14,150 units this month. However this disparity in numbers may be due to several factors, such as the registration of new houses in redevelopment projects, which might not be classified as sales. There would be many factors at play however it is clear that reporting could have been better so as not leave any doubts 🤷‍♂️ in the mind of the readers.

Allow me to explain. The standard property-buying process in Pune begins innocuously enough: you express interest in a property, perhaps visit it, or engage with an agent. However, this is where the simplicity ends and the intrusion begins. Your contact information is circulated among various agents without your consent. These agents, masquerading as representatives from the builder's office, later reveal their true identity as 'channel partners'. This breach of trust is not only unethical but also a violation of privacy. This post is born out of personal experience. A channel partner, after failing to secure a sale, resorted to using derogatory language towards my family. This is not an isolated incident but a reflection of the pressure-cooker environment that these professionals operate in. However, it is no excuse for unprofessional conduct. Look at Kingfisher Airlines or Provogue: they had the capital but couldn’t sustain because they ignored the basics. 2️⃣ Advertising ≠ Profitability. Throwing money at ads can give visibility, but it won’t make customers stick. Brands like AskMeBazaar and Hike Messenger spent heavily on marketing but collapsed because they lacked substance in their product and strategy. 3️⃣ Expansion Without a Strategy Is a Recipe for Failure. Being in multiple cities or having flashy marketing campaigns won’t ensure success.
