We held our Zonda Multifamily Executive conference this week in Las Vegas. We had great speakers from UDR, AVB, Airbnb, and more talking about the current state of the rental market. Here are my 5 takeaways: 1. Not all markets are created equal today. Markets in CA, the Northeast, and the Midwest still have rising rents and high occupancy levels. The ‘pipeline’ markets across the Sunbelt see increased supply, negative rent growth (YOY), and lower occupancy levels.   2. Demand for rentals is still high. The slower rental market in some areas is supply-related, not demand. In fact, net absorptions, a stat looking at space vacated versus space leased, is the highest in over 15 years (excluding the 2021 pandemic high). From UDR’s earnings call – “While our Sunbelt markets broadly have more robust job growth than our coastal markets, we remain cautious on the region in the near-term, given the very high absolute levels of new supply coming online.” From EQR’s earnings call – “Our expansion markets of Atlanta, Austin, Dallas-Fort Worth, and Denver…continue to have good demand, but remain under pressure from continuing high levels of supply.” 3. Reshoring is the most important economic trend to watch. Spencer Levy from CBRE did a great job discussing the importance of reshoring. He used New Albany, Ohio, as an example. The Intel chip factory has encouraged other related companies to enter the market, resulting in job growth, more development, and demand for ancillary services. 4. SFR/BTR is at the biggest risk. Experts said government regulations and policies pose a growing threat to this market segment. Favorite markets for multifamily development varied geographically. Kimberly Byrum (formerly Fiala), Zonda’s Managing Principal and multifamily expert, led a great discussion on top markets. Of the big markets, Carl Whitaker at RealPage likes DC, Columbus, and Las Vegas. Joshua Clark with Zillow agreed on Columbus but also pointed to Miami and the Inland Empire in Southern California. Among smaller markets, Fayetteville, Charleston, Gainesville, Tallahassee, and Santa Rosa were all mentioned. Big thanks to Zonda's programming and events team for all the great work! Siobhan O. The biggest housing policy decisions often come down to passionate debates about niche provisions in empty rooms. Last Thursday, BuildCasa co-founder Paul Steidl and Head of Development Donovan Adesoro made the case for why Sacramento should not implement a local ordinance forcing builders using SB684 to build the homes first before they receive final map approval on the subdivision from the city. Requiring this would make it impossible to secure traditional construction financing and essentially be a poison pill for SB684 in the city. Although housing policy issues can be complex, the nuances of how cities choose to implement new state laws like SB684 can be the difference between no houses getting built and delivering thousands of badly needed starter homes for the community. After a great discussion, the Sacramento Planning and Design Commission led by forward thinking leaders like Commissioner Dov Kadin, Commissioner Kendra Macías Reed, and Commissioner Robert Chase voted unanimously to delay implementation of Sacramento's local ordinance pending further discussion. Thanks to the Orange County Register for covering TurboHome's launch last week. Despite a historically slow market, TurboHome has helped 10 buyers land homes in the last month saving ~$200K in the process. We've built AI tools for comps/disclosure analysis and automated the transaction process allowing our agents to deliver a full-service buyer's agent experience for a low flat fee of $5-10K depending on geography/service tier. In scenarios where the seller is still offer 2.5%, we're able to offer a closing cost credit for the difference between our flat fee and full commission. A very positive opinion piece was published today in Bloomberg News regarding San Francisco real estate. Below are some excerpts. "Want Good Value on a Home? Check Out San Francisco   Real estate in the city will never be cheap, but relative to its sky-high past and peeking into the future, now may be the best time to buy." "San Francisco has been the subject of a lot of negative press over the past several years...But at a time when housing is expensive almost everywhere and people are looking for good value, San Francisco presents one of the best buys out there on a relative basis ...and despite the drumbeat of pessimism, there are reasons to be optimistic about the city’s future... By now, the pandemic exodus and negative impact of work-from-home are in the rearview mirror. Maybe the people who left for cities such as Austin won’t come back, but there will always be a new crop of young people looking to chase their fortunes in tech...And the burst of activity around artificial intelligence should keep the region at the center of what could be a new wave of innovation and entrepreneurship... Spending over 12+ years in corporate, I've personally walked in the shoes of many women and non-binary professionals who feel unseen and undervalued in their workplaces. Since launching Her Workplace last October, the growing demand for resources has become increasingly evident, especially among women in male-dominated industries like finance, tech, and professional services. The tech industry, in particular, stands out among our members due to its persistent gender disparities. According to Skillsoft's most recent Women in Tech report, women comprise only about 25% of the tech workforce. This disparity is even more pronounced in leadership positions, where women hold only 11% of executive roles. As the former CEO of YouTube Susan Wojcicki once said, “I’ve had my abilities and commitment to my job questioned. I’ve been left out of key industry events and social gatherings. I’ve had meetings with external leaders where they primarily addressed the more junior male colleagues. I’ve had my comments frequently interrupted and my ideas ignored until they were rephrased by men. No matter how often this all happened, it still hurt.” The need for a supportive women's community became even more apparent when we hosted an event in San Francisco this past May. As a major tech hub, SF is home to countless women in the industry who face unique challenges due to the city's fast-paced, male-dominated environment. The demand for a community that uplifts and supports these women is critical, making it the ideal location for our next expansion. Here’s a quick snapshot: In September 2024, the San Mateo real estate market saw 41 homes sold, marking an 11% decrease from the previous month but a 5% increase year-over-year. There were 61 listings available, which is a 39% rise from August but a 38% drop compared to last year. The median listing price rose to $2,099,000 (up 7% from last month, down 3% year-over-year), while the median sale price reached $2,360,000, a 12% increase from August and 15% higher than last year.
