Ethiopia’s real estate market is undergoing significant transformations due to recent regulatory changes and policy shifts. New Real Estate Law Enacted On December 5, 2024, the Ethiopian Parliament passed the “Real Estate Development and Real Property Marketing and Valuation Proclamation.” This law mandates that developers complete at least 80% of a project before transferring units to buyers, aiming to protect consumers from incomplete handovers. Additionally, all mechanical, electrical, and sanitary infrastructure must be installed prior to ownership transfer. The law also requires that all payments related to real estate transactions be conducted through banks to ensure financial legality and combat money laundering. Opening the Market to Foreign Investors In April 2024, Prime Minister Abiy Ahmed announced that Ethiopia would open its real estate market to foreign investors, ending a longstanding restriction on foreign property ownership. This policy shift is part of broader economic reforms aimed at attracting foreign direct investment, enhancing tax revenues, and invigorating the local property market.

Ethiopian Airlines Group and industrial machinery manufacturer SATAREM America Inc have signed an agreement to develop sustainable aviation fuel (SAF) in Ethiopia. Under the agreement, Satarem shall produce SAF in the country, and the airline has agreed to acquire the SAF produced by the company. “We are excited to partner with Satarem America Inc in our journey towards a greener and more sustainable future. #Ethiopia #Economy Gov't is using its commercial arms (CBE and DBE) to play around the exchange market. What do you call that? Market-based exchange rate? You gotta be kidding me. CBE's exchange rate offerings are most likely dictated by policy prerogatives than market dynamics. A simple and no brainer test - how could an exchange rate offering of a bank with significant FX exposure be the same before and after the Trump come back? [Note: see the global markets to evaluate what it means to be market-driven.] The funny part is that the offerings of private commercial banks is pegged on CBE's offerings. When will our banks graduate to real market entities (ones that can understand and respond to market needs) than be mere extensions of the state structure?
