Old state-- throw a buyer in your car and show them a house. Overall Trends: • Cap Rate (average capitalization rate for properties): • The cap rate has fluctuated slightly, starting at 6.14% in Q4 2020, decreasing to 5.62% in Q4 2022, and then slightly increasing to 6.28% by Q3 2024. • Cap Rate Transactions (number of transactions): • The number of cap rate transactions peaked at 237 in Q4 2021, dropped to 212 in Q4 2022, and further decreased to 153 by Q3 2024. • Market Cap Rate (general market cap rate): • The market cap rate has gradually declined from 6.62% in Q4 2020 to 6.48% by Q4 2023. A slight increase to 6.64% is expected by Q4 2024. • Median Cap Rate: • The median cap rate started at 5.99% in Q4 2020, decreased to 5.49% by Q4 2022, and then rebounded to 5.9% by Q4 2023.

The Chapter 11 bankruptcy of Conn’s Inc. could pack a stronger punch for commercial real estate than what initially meets the eye, leaving millions of square feet empty across Texas.The furniture, electronics and appliances retailer headquartered in The Woodlands plans to close all 174 Conn’s HomePlus Stores, as well as about 380 Badcock Home Furniture stores, after filing for bankruptcy in July. The brand also occupies close to 4M SF of industrial space.Including its office, industrial and retail stores, Conn’s has 83 locations in Texas.Conn’s business model relied heavily on people financing merchandise, meaning it suffered more from high interest rates than typical retail stores.Conn’s vacating these spaces won't necessarily lead to “doom and gloom. Texas has enjoyed stronger industrial demand than the rest of the country for several years. The state’s absorption as a percent of inventory through 2022 was 3.5%, compared to 0.1% nationally. This means Conn’s closure could give retail landlords the opportunity to lease to new tenants and raise rents, like Houston landlords saw in the wake of the 99 Cents Only Stores bankruptcy. But Conn’s has a bigger floor plate than most retail users are looking for. It may seem a bit concerning seeing so many of these announcements across the country.
