The multifamily sector continues to show resilience amidst shifting market dynamics. Our latest Q2 2024 report highlights key trends and data that investors and stakeholders need to know: Investment Growth: Sales volume increased quarter-over-quarter, reflecting strong investor confidence. Cap Rates: Rose slightly from 5.50% to 5.87% since 2023, but remain favorable compared to other asset types. Institutional Focus: Multifamily acquisitions doubled between Q1 and Q2 2024, leading other property sectors. Loan Maturities: Over 50% of maturities by 2028 are multifamily loans, with refinancing challenges ahead. Foreclosure Activity: Over 40% of recent foreclosures were multifamily, but lender-initiated sales are slowing this trend. And the outlook is positive: These VCs are sitting atop record amounts of dry powder, with capital on the sidelines waiting to be deployed.
