👀 Passive Income For Overtaxed Business Owners: California Municipal Bonds 🏖 How about a 6.40% yield* for a AA-rated local school district? Is that something you may be interested in? How many can I put you down for?? 📝 There is a CA municipal bond new issue in the market today for Fresno Unified School District with a 2049 maturity that has a 4.16% yield to maturity, which is a 6.40% taxable equivalent yield*. (*Assumes a 35% tax rate) *Taxable Equivalent Yield=what you would have to earn on a corporate bond or other taxable fixed income product in order to match the tax-free yield on a municipal bond, at a certain tax rate (we assume 35% tax rate for simplicity). Looking for more diversification within CA munis? iShares California Muni Bond ETF (ticker CMF) could be your ticket. 🎟 Some advantages of CMF include: 1) 3.17% yield, 4.88% taxable equivalent yield (assuming 35% tax rate) 2) 3.32% annualized return since 2007 3) 0.08% expense ratio (very low) 4) High quality with 94% AA or AAA rated. 5) 0.25 correlation to the S&P 500 (IE, a great diversifier to your equity holdings) 6) Low default rate: From 1970 to 2021, investment-grade munis had a 0.09% cumulative default rate within 10 years of issuance, while investment-grade corporate bonds had a 2.17% default rate. New California regulation that's headed to the governor's desk in California is going to have big impacts on rent reporting starting in 2025. There are also some serious misconceptions of what it entails, and some second-order implications. If you go back a few years to 2021, California passed SB-1157, a bill that required all landlords >15 units to offer rent reporting IF (and it's a big if) they receive housing subsidies (local, federal). The credit bureaus, excitedly, braced for the deluge of rental data. It never came. In our experience at Boom, we heard of many operators just checking the box with a flier posted in the community office or other very minimal approaches. Moreover, many affordable housing operators in CA are for seniors who don't see much impact. They don't care. Uptake was low. Now, enter AB-2747. This bill has passed both legislatures and is headed to the governor. This new bill has two important things to know that build upon SB-1157: (1) Instead of just affordable housing landlords, ALL landlords with >15 units would be required to offer rent reporting (2) Landlords would not have to offer paper enrollment (which was a crazy requirement of SB-1157 that was easily circumvented - for example, offering a surcharge for paper/check processing that made it null anyway) If this bill is signed...and it looks likely...it would go into effect January 1, 2025. In another post, I'll talk about some of the misconceptions of the bill and the second-order implications that people probably aren't thinking about. Such a privilege to sit, learn, and share about place-based philanthropy with my long-time mentor, Garland Yates, and my co-conspirators, Fred Blackwell and Tony Iton. Thank you, Oakland Thrives for a dynamic conversation! Here are my top three points: 1) Be Relentless for Results Focus on the vision that the community deeply desires, by setting co-created goals and benchmarks, which are monitored and tracked by the collective. Community accountability is more than enough and recognize that philanthropy is just one actor. Remember that data and metrics inform you, they don't define you. And they definitely shouldn't stigmatize you. Use it to help you pivot and learn, which you have a responsibility to communicate loudly and regularly. Use it to help you reach community goals, because they deserve it. 2) Don't Wait on the Moment, Make the Moment Of course, you need to build capacity, seek the right conditions, peek around corners, account and raise resources, and line up partners, but don't get those things confused with the intent of the work. The work is to the fruit of these efforts, so you are capable to leap strategically and opportunistically. There is never a time or moment when you will be completely ready to be bold and courageous, you just have to be willing to be bold and courageous when the time arises. Make the moment. 3) Do It with Love Love and respect the people you work with and serve, in that you honor every contribution they make, including showing up and contributing despite the issues going on in their lives. Honor them by privileging their voices at the table. Show them esteem by ensuring they have a seat at the table, and it isn't a folding chair. Give them the regard that when in conflict, you will combat about ideas and behaviors. That you will fight fair like you want to stay in relationship and not divorce from it. Love them like our success depends on it. Love them radically by going after the toughest challenges before us with the biggest gains.

Good News on Property Taxes for Washington Seniors!! 🏠 🏡 The Seattle Times is reporting recent changes to Washington State law. Seniors and disabled homeowners with higher incomes are now eligible for relief in their property taxes. In King County the income limit was increased by 44% to $84k/year. In Snohomish County the new limit is $75k. Pierce County is $65k The article says that when someone makes application it freezes their taxes assessed home value. It also exempts them from certain levies. If a homeowner makes application, they should plan on a long wait.
