Real estate owners have duped the public… In every other business… customer success is the goal of business. In real estate…“resident success” (i.e. the customer) isn’t a concept. In every business… HR and benefits are a necessity to keep people around. In real estate… Human Resources only exist to the extent it enables owners to be “passive” investors I’m not saying traditional real estate investors are bad people or are doing something wrong today. Rather, I think it’s massively underutilized for the good of society today. Instead of treating real estate as a passive asset, it should be run like the active business it truly is. Moreso, as “lords of the land," we should seek the greater prosperity of those who dwell within it. What I propose: Housing for Good (and also profit) Housing focused on: 1)       Human Resources… that lead to… 2)       Resident (and broader community) Success // IN-HOUSE DAYCARE for newborns so both (or single) parents can keep working and build up a nest egg instead of debt. Admittance priority is based on residency tenure and community involvement. // IN-HOUSE DINING and meal plans to spend more time communing with family and friends and less time on chores. Open to the public but discounted for residents. // QUALITY HEALTH INSURANCE available to residents. 200-1k residents is a larger population and thus can get better rates than local small businesses. Take the economic pressure off small businesses and healthcare shackles off employees. // TRAINING programs around financial literacy, other skills, and plain old adulting. Benefit priority and credits awarded for participation and increased for goal attainment. // NON-PROFIT PARTNERSHIP with local organizations. Tax-exempt real estate income and activity space take pressure off the non-profit, and residents are exposed and encouraged to volunteer, and in return are elevated in status for additional human resource benefits and priority. // DEDICATED COMMUNITY MANAGEMENT that’s focused on building neighbor relationships between residents, with partnered non-profit organizations, and as an intermediary advocate between residents and property management. And the kicker… this can also make more money in more ways than one. If we can do better, we should.
