While at first glance, Dennis Schaal's Skift article paints a really exciting chart for Short Term Rentals (#STR). But I think the data would tell an even more impressive story when cut by professional managers. While there is still discussion on what "professional" means, even a short list filter will present a telling story. Currently this graph compares Professional Hotels with Professional/Amateur/Opportunists/Fakelistings STRs. From what I have seen review data paint a very telling difference based on professional vs homeowner and portfolio size. Always exciting to see STRs compared more to hotels, and maybe that is bait for more hotel companies to enter the space. 🌟 AI, Innovation, and Vertical SaaS 🌟 I've been closely following the AI product announcements at Amazon Web Services (AWS) re:Invent this week, and one release stood out: Automated Reasoning checks in Amazon Bedrock Guardrails. This new feature uses formal logic and mathematical verification to prevent factual errors in large language model (LLM) outputs. It ensures AI-generated responses align with established policies and known facts—crucial for policy-driven conversational AI. At Deal Meridian, we've surveyed a variety of evaluation tools and agentic frameworks to improve the way we build conversational AI for #multifamily #leasing.  We think that there are a lot of risks to being an early-mover in developing AI functionality for vertical SaaS.  The strong incentives of tech giants to reduce the complexity and cost of building enterprise AI applications means that resource-constrained startups are better positioned to solve business problems at the experience layer. Today’s announcement is a reminder that an expensive feature to build today can and likely will become tomorrow’s metered managed service offering. GTM in Multifamily is hard. Really hard. Risk tolerance is low Stakes are high Fixed expenses have soared Budgets are tight Innovation is accelerating There is very little room for a bad purchasing decision. BUT - there is still so much that we can improve in Multifamily. Resident experience, back office, role specialization. So how do innovators break through? How do they instill trust? IMO - the best investment that PropTech vendors can make right now is content. Not AI created generic content. Deep, thought provoking, insightful, thought leadership content, video content, key employee led content. Put your flag in the ground on exactly what problem you solve for - and own your category. Be there when your buyer searches with super strong buyer enablement. 76% of software purchases in Multifamily are made outside of the IT department. Buyers are craving information - they are craving transparency. Bold - but in Multifamily over the next few years I think that GTM will be the deciding factor on whether the start up survives or thrives. . . Doesn’t matter how good the product is.

Here's a free multifamily GTM framework. GTM = go-to-market ... a phrase often not used in multifamily. The fact is, no developer wants to see their lease-up dragging, but too often, that’s exactly what happens. Why? It’s not just a matter of timing—it's a lack of strategy. Let me paint the picture: - Construction’s moving along. - You finally see the building take shape. - Excitement builds... for obvious reasons! - And yet, renters don’t even know you exist. Here’s what happens: The team starts marketing a few months before CO, thinking they’re on top of it, but the results fall flat. This isn’t just a one-off thing—it’s happening in markets everywhere. Rents are tightening. Competition is heating up. And to rise above it, you need more than a few flyers and a website. You need a legitimate go-to-market strategy. A solid GTM strategy looks like this in multifamily: 1. Know your renters. What do they want, and why would they choose your property over the building down the street? 2. Differentiate your project. What makes you stand out? What’s your unique selling point that renters can’t find anywhere else? 3. Craft your message. How is your brand speaking to these renters? Here’s where it falls apart for a lot of developers: marketing and leasing teams operating in silos. If your teams aren’t working together, you’re wasting leads and losing momentum. They need to share processes, feedback, and adapt quickly to what’s working. This isn’t just theory—each of these steps makes a real difference! Too many "innovations" aren't really innovations. I've seen plenty of amazing transformative technologies this week at DRIFTx 2024. But there's also a flip side: an autonomous mini-bus circulator that makes 7 jerky stops in a clear parking lot at only 10 mph is a wasted effort. It's already behind what Waymo and others are doing in San Francisco and other places, and is not going to improve anything. Focus on what's going to make a real difference. #transportation #urbanmobility

In a wild wild year of proptech, the topic that dwarfed them all was the commission lawsuits and the NAR settlement. To miss it would be akin to tossing a horseshoe in a wide corral; unless you fling it straight into the sky, you’re guaranteed to hit something. No sense in beating this to death, as I’m certain all of us are sick of hearing and talking about the $418 million judgement day.
