Northeast Ohio recorded approximately 16.4 million square feet of industrial sales in 2024, comprising both investor and owner/user transactions. Of the total, investor sales accounted for 10.2 million square feet (62%), while owner/user sales represented 6.2 million square feet (38%). The largest transaction was the Shearer's Food Distribution Center at 2255 Phoenix Ave SE in Massillon, which sold for $51.4 million ($73.21 per square foot) across 702,000 square feet. Realty Income Corporation acquired the property from U.S. Realty Advisors LLC. Shearer's Foods, known for producing salty snacks, cookies, and crackers, operates a nearby production facility. A new development is in the works that could change Louisville’s skyline. Plans for a 27-story Downtown tower called One Forty West have appeared on New York City-based commercial real estate development firm Zyyo’s website. The skyscraper would sit on the corner of 2nd Street at 140, 138 and 136 West Market Street. The location is across the street from the future Canopy by Hilton hotel, which is another Zyyo development and is currently under construction. Nick Campisano, founder and CEO of Zyyo, confirmed to Business First that his firm, in partnership with Hawley, Minnesota-based TruVine Companies, are in the early planning stages to build the estimated $175 million tower, featuring a 300-room hotel. These two firms are also co-developing the Canopy by Hilton. A Downtown tower of this magnitude would be the first in Louisville since the 30-story Omni Louisville Hotel opened in 2018. Campisano said the success Zyyo and TruVine have had in constructing the Canopy by Hilton have given them the confidence to move forward with the One Forty West project, which he said has been in the works for two years. He said the two hotels will compliment each other, while capitalizing off of the growth of Bourbonism and the renovation of the Kentucky International Convention Center. While a hotel brand has yet to sign onto the tower, Campisano said he is in discussions with major brands to create a hotel experience not currently available in the Louisville market. Plans on Zyyo's website call for a hotel, with a restaurant on the ground floor and a bar on the rooftop. The third floor would feature a grand ballroom, meeting rooms and administrative space. The first four floors share the same footprint, rising up to a pool deck and bar, according to the plans. A narrow tower encompasses the remaining floors. Math is fun. Especially when it comes to parking. Here's an equation on the conservative side: 374 parking spaces MINUS 295 luxury apartments (assuming fully occupied, but only 1 vehicle/unit) 8 owner-occupied condominiums (again, assuming only 1 vehicle/condo) 15 restaurant 8,500sf (staff with a manager, host, some servers and kitchen) 2 shoe store 3,300sf (staff) 5 med spa 3,300sf (staff) 2 taproom 1,000sf (staff) 47 parking spaces remain for residents that have more than one vehicle, staff for the apartment management and guests of the residents. Oh -and customers. Very conservative math...

At the end of Q3, this is where Grand Rapids office market stands... • Net absorption for the year remains negative with 66,200 s.f. of occupancy loss recorded through the first three quarters. • Average lease sizes continue to impact market fundamentals with leases being on average 1,386 s.f. smaller in 2024 in comparison to deals signed 2023. • Class A assets continue to outperform the broader market with 11.6% vacancy and 31,832 s.f. of positive net absorption seen in 2024.
